So, how does Fort Lauderdale rank according to Trulia?  Fort Lauderdale , Florida is on of the most wanted area for International buyers.  Why, because of the beaches, the close location to Miami and Palm Beach.
Fort Lauderdale has a lot to offer.  The Swimming Hall of Fame, Butterfly world, lots of wonderful restaurants, Las Olas (restaurants, boat rides, boutique shops and more).  The location is 3 hours to Disney World in Orlando and 4.5 hours to Key West.

Geeze people, all I am reading here is doom and gloom. If you feel you have to write about this, then you are not going to do well. 
A POSITIVE ATTITUDE EXUDES....when you project that to your customers!  If you are down about the market and you express that to your customers...you lose!
The agents who are still selling in this market are the ones who have a positive attitude.  Have solutions to what you want as a buyer.

Earnest money deposits...they aren't required to facilitate a deal in Florida!
Earnest money deposits are not required, in other words, there is no law in Florida that requires earnest money deposits to make an offer on a property here in Florida.
A promise to buy and a promise to sell are enough consideration to create a valid contract to purchase real property here in Florida.

Here is a composite of the available inventory in south east Florida, specifically Broward County as of today, 7/14/2009:
Available HOMES:                     9667
Homes in Short Sale status:      3261
REO's (bank owned properties)   544
Available CONDOS:                 15678
Condos in Short Sale status:     5037
REO's                                      707
Total available inventory:         25345
This is fantastic news as last year in the spring there were 25 months of inventory or around 36,000 properties for sale.

Where's all the excess inventory?  Here are the stats for Broward County, Florida as of today.
Amazing, we went from around 36,000 homes/condos for sale last year about this time to 25,593 as of today.
Yes, we still have 13.5 months of inventory, however it's better now than it was a year ago at about 26 months.
Here is the breakdown:
In Broward County, Florida:
Homes for sale:  9,791 are for sale and 536 are REO's (bank owned properties)
Condos for sale: 15,802 are for sale and 675 are REO's
There are 7,920 rentals according to the MLS this evening.

OK, I have heard all the excuses in the world why not to get this brokerage agreement NOT SIGNED....
SO, now you tell me:
1. If you chose not to ask your buyers not to sign the brokerage agreement, why?
2. Don't tell me it made them nervous...then they are not loyal.
3. You have not done the job of gaining their confidence...why?
4. If they are prequalified in this market, and they are a good qualified buyer, why wouldn't you convince them that you are the BEST agent to help them find a home? (After … (6 comments)

Please tell me...why NOT BUY NOW?  You can offer atleast 20% below the offering price and you can negotiate a great deal right now. Seller's are very negotiable.
Think about this...interest rates are rising...home sales are low, and the seller's are willing to negotiate really good deal's right now.
Home sales, fabulous home sales are out there..BUY NOW...GET a GREAT INTEREST RATE...

How strange is this?  I brought a buyer to the table (the deal closed).  The seller's actually referred their friends to me and not their agent.
While I appreciate what they did, I felt bad for the listing agent.
The listing agent was a nice person, perhaps not as aggressive as I can be at times. But, I feel bad.
Do you feel bad if this happen's...maybe not.
A customer is a customer, a deal is a deal!

Are you a gambler?
Gambling, n. the practice of wagering or playing for stakes.
What does that really mean? Does it always mean you are betting in the hopes that you will win more than your wager? Does it mean you may lose money? Does it relate to Real Estate?
I write this as my family sit's in front of the TV watching the Kentucky Derby. I on the other hand am reading and writing on AR.

The tortoise could be:
1. the banks
2. the buyers
3. the sellers
4. the lenders
5. the market
The hare could be:
1. Investors
2. People who are relocated due to jobs
3. People who have to downsize
4. Agents who have to sell properties from the 2005 frenzie
5. Estate sales...
Who is your tortoise and who is our hare...how do you perceive the current market...It's 2008.
Those of you who have any opinion at all, please tell me your view of the market as we start a new year in 2008.

Get a grip. Realize what is going on, Adapt to this situation...
I wouldn't want some of you as my seller's or buyer's agent...I would want someone who is in control of their life, their lifestyle, their passion. Not like some of the post's I've just read...what are you people thinking...then posting them everywhere???
