      <description>&lt;p&gt;&lt;strong&gt;What makes your boat float?&lt;/strong&gt;&amp;nbsp; For this event, it's cardboard boxes and tape.&amp;nbsp; The City of Round Rock is hosting the 3&lt;sup&gt;rd&lt;/sup&gt; annual cardboard box regatta on May 15&lt;sup&gt;th&lt;/sup&gt; at the lake in Old Settler's Park.&amp;nbsp; Pits open at 9:00am and races begin at 12:00pm.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The cardboard regatta is fun to watch and a blast to take part in&lt;/strong&gt;. &amp;nbsp;If you're up for the challenge to design, build and navigate your homemade boat, it's time to start preparing.&amp;nbsp; Two free classes are being offered on cardboard boat construction the following dates and locations:&lt;/p&gt;
&lt;p&gt;March 20&lt;sup&gt;th&lt;/sup&gt; - 9:30am at Clay Madson Recreation Center, 1600 Gattis School Rd.&lt;/p&gt;
&lt;p&gt;April 17 - 10:30am at REI in Round Rock, 201 University Oaks Blvd.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There will be two age group events&lt;/strong&gt;, 8 to 14 years old and 15 years old and up, and three classifications, Class l - 1 to 3 on team, human powered.&amp;nbsp; Class ll -&amp;nbsp; 4 to 7 on team, human powered.&amp;nbsp; Class lll - powered by other means - paddlewheel or propeller.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I have this thing about stars.&lt;/strong&gt; You know, the 5 pointed kind. I'm not sure how long ago it all started, but I remember when I was in 6&lt;sup&gt;th&lt;/sup&gt; grade, I purposely took on the nickname of Star and my friends called me that by name for awhile. I don't go by the name Star these days but I do like stars.&lt;/p&gt;
&lt;p&gt;
&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I have lots of star decorations around my home and in my yard.&lt;/strong&gt; I have a favorite sterling silver star necklace and star bracelet I wear more than any other piece of jewelry I own. I even have a little blue star tattoo on my ankle. I buy the silliest things just because they have stars on them like the star spoon holder on my cook top and our dinnerware set embedded with stars. I buy purses and shirts with stars on them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I think it's fun to have a collection fetish.&lt;/strong&gt; I have a friend who loves to collect rabbit figurines and another who collects old hats. My niece collects front page newspapers of special events and my son has a collection of baseball cards.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When I show homes, I see lots of things people collect&lt;/strong&gt; - mounted fish, wine corks, shot glasses and matchbooks. The strangest one I remember seeing was a pottery jar for collectable items that said 'belly button fuzz'&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is there anyone out there that collects stars? I'm curious to know what other people collect.&lt;/strong&gt;&lt;/p&gt;

      <title>Texas Longhorn Make Home in Round Rock</title>
      <description>&lt;p&gt;Driving through Round Rock today, I pulled off the IH35 frontage road and took this photo. This beautiful Texas Longhorn trophy steer is one of a few who live on the front lawn of the Westinghouse Electric Corporation Plant. The plant is located on the IH35 southbound frontage road between Westinghouse Rd and University Blvd.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Curious what played the part in the Longhorns living here, I did a little research and learned that when Westinghouse moved to the location, they thought about building a dancing water fountain with lights on the lawn to draw attention to the plant. Instead, they decided to do something &amp;lsquo;Texas style' for the community and put live Texas Longhorn in the pasture. Today, the Westinghouse plant couldn't be happier with that decision. The Longhorn are a popular attraction as people drive by or pull over to get a better glimpse of our pride of Texas, the Longhorn.&lt;/p&gt;

      <title>Here's My Testimony On The Value of Designations</title>

&lt;p&gt;Recently I read a blog post from one of our fellow active rain members who was asking for views on value - or lack of value - of designations.&amp;nbsp; He went on to ask if anyone has actually gained a client because of a designation. Today I have a testimpny I'd like to share. I do have the CRS,GRI,ABR designations I've earned over the years. I'm not bragging. For me, it was simply a personal and professional decision to enhance my knowledge as a real estate professional and add value for my clients.&lt;/p&gt;
&lt;p&gt;On with my testimony...&lt;/p&gt;
&lt;p&gt;This past Monday I received an email requesting a comparative market analysis for a home located in Pflugerville - my hometown city. The request was sent via my website button link "Your Home's Value" . Clicking on that link takes one to a form page that asks for general information on the subject property. The person requesting the home value provided a phone number so, of course, I made immediate contact. Come to find out the couple are relocating, already working out of town and ready to sell now.&lt;/p&gt;
&lt;p&gt;As conversation went on, and I scheduled my home preview appointment, I asked the Mrs. who I could thank for referring me. Her response to me went like this... "My aunt is a Realtor and has GRI, CRS designations, so I got on the internet and googled &lt;em&gt;Pflugerville Realtor&lt;/em&gt; and included the &lt;em&gt;three letter designations.&lt;/em&gt; Your website came up on the search. I went to it and was impressed enough with what I read so contacted you."&amp;nbsp;&amp;nbsp;&amp;nbsp;Talk about the power of SEO!&lt;/p&gt;
&lt;p&gt;Over the years, I've had the privilege of working with many buyers and sellers who connected with me in in many ways - referrals, my website, marketing, networking, and yes - Localism and blogging on activerain. I don't know how many of those clients may have connected with me because of the designations that follow my name, but I do know that more than ever before, buyers and sellers are making informed decisions on selecting their Realtor.&lt;/p&gt;
&lt;p&gt;I am pleased to say that today I put my sign in the yard, lockbox on the door and listed the home in MLS with the sellers who found me by my CRS,GRI,ABR.&lt;/p&gt;

&lt;p&gt;&lt;big&gt;&lt;strong&gt;The City of Pflugerville is hosting a family fun&lt;/strong&gt; &lt;strong&gt;event to celebrate the completion of Pflugerville Lake &lt;/strong&gt;&lt;strong&gt;Park on March 6th, starting at 3:00pm.&lt;/strong&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;Afternoon recreational activities will include kayaking, fishing and washers, a visit from Ms. Poppy the Clown, a rock climbing wall and a G-rated family movie at dark, "Cloudy with a Chance of Meatballs" sponsored by the Boy Scouts of America. The grand opening park dedication takes place at 4:00pm and family kite flying contest is at 5:00pm.&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;While the lake has been open since 2006, an adjacent 14 acre park on the north shore was more recently completed with a boat ramp, pavilion, beach area, barbeque facilities and picnic areas. Future improvements call for sand volleyball, canoe rentals and age appropriate playground area.&lt;/p&gt;
&lt;p&gt;Lake Pflugerville was developed as a 180 acre reservoir to provide residents with water and, with its master-planned improvements, has quickly become a popular recreational playground for Pflugerville and surrounding area residents. Visitors enjoy swimming, sun bathing, picnic tables, 7 fishing piers and a 3.1 mile crushed granite jogging/walking around the lake. Its also a popular spot for canoe, kayak and windsurfing enthusiasts. Motor boats are not permitted.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Throughout the year, the park also plays host to several annual events. The Pflugerville triathlon occurs in June and the Pfirecracker Pfestival celebration takes place on the Fourth of July.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;In other parts of the country, April showers bring May flowers.&lt;/strong&gt;&amp;nbsp; But only in central Texas do early showers bring April bluebonnets - and boy, we've had plenty of early showers that should&amp;nbsp;reward us a brilliant display of Texas bluebonnets.&amp;nbsp; Perhaps the best we've had in years according to &lt;em&gt;Friends of Fredericksburg Nature Center&lt;/em&gt;.&amp;nbsp; In fact, just today I spotted bluebonnets patches popping up in my garden -&amp;nbsp;a sure sign of spring and celebration onset of our beloved state flower.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you haven't seen our bluebonnet &lt;/strong&gt;show in full bloom, you haven't lived.&amp;nbsp; Beginning late March into the first few weeks April, pastures and roadsides&amp;nbsp;blanket a brilliant bluebonnet display and what has become one of central Texas major tourist events.&amp;nbsp; On just about&amp;nbsp;every road of every highway you drive, a spender of bluebonnets can be seen.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The central Texas Lakes and Hills &lt;/strong&gt;region is where you find some of the most concentrated abundance of bluebonnets intermixed with Texas paintbrush, sunflower and other native wildflowers.&amp;nbsp; Here too is home of the &lt;strong&gt;Texas Hill Country Wildflower Trail&lt;/strong&gt;, a self guided tour that welcomes you though several scenic hill country communities.&amp;nbsp;&lt;/p&gt;

      <title>Renters Insurance -  What It Is And Why Renters Need It</title>
      <description>&lt;p&gt;&lt;img title="renters insurance " src="http://activerain.com/image_store/uploads/6/5/2/1/6/ar12672353061256.jpg" height="300" alt="renters insurance austin" width="297" style="float: right;"&gt;&lt;strong&gt;Today I received a phone call from one of my past clients with disturbing news&lt;/strong&gt;.&amp;nbsp; The manufactured home that sits on 10 acres of land they own as investment property burned to the ground yesterday.&amp;nbsp; Fortunately, the family who rent the home did get out safe but they lost all their household possessions in the fire - furniture, clothes, tools, toys, every stitch of everything they owned. As if loosing their home and all their belongings isn't catastrophic enough, the tenants do not have renters insurance so starting over is sure to have a huge financial and emotional impact. &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I am deeply saddened for this family&lt;/strong&gt; &lt;strong&gt;and personally&lt;/strong&gt; &lt;strong&gt;understand&lt;/strong&gt;&amp;nbsp;the devastating affects from&amp;nbsp;such a loss.&amp;nbsp; Our own family home caught fire when I was&amp;nbsp;13&amp;nbsp;and I remember the heartache and disorder it created in our life. &amp;nbsp;Thank goodness we did have insurance to remodel and replace what was replaceable. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The fact is, &lt;strong&gt;if this family had renters insurance,&lt;/strong&gt; they most likely would have been covered for the loss of their belongings and temporary housing&amp;nbsp;expenses paid. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Renters insurance, or sometimes called tenant insurance, is available to tenants&lt;/strong&gt; who rent a home, duplex, condo, manufactured home&amp;nbsp;or apartment. &amp;nbsp;Surprisingly, many renters do not invest in renters insurance because they feel they don't need it.&amp;nbsp;&amp;nbsp; A common misconception among renters is that they are covered by their landlord's insurance on the property.&amp;nbsp; The &lt;strong&gt;homeowner's insurance&lt;/strong&gt; covers the building structure and improvements.&amp;nbsp; It &lt;strong&gt;does not cover a renter's personal belongings.&lt;/strong&gt;&amp;nbsp; Insurance companies do not allow for tenant coverage under the owners policy. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Renters insurance is much cheaper than homeowners insurance.&lt;/strong&gt;&amp;nbsp; The cost for basic coverage is around $200 per year in most areas.&amp;nbsp; Renters who have tens of thousands of dollars of personal possessions will pay more to cover more.&amp;nbsp; Insurance companies here in Texas sell several types of policies, each with a different level of coverage from basic to premium coverage. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Renters insurance&amp;nbsp;policies&amp;nbsp;are not all created equal and &lt;strong&gt;anyone selecting renters insurance should choose the policy that's right for them.&amp;nbsp;&lt;/strong&gt; First, there are deductibles to consider.&amp;nbsp; Higher deductibles will lower the premium but this does result in paying more upfront&amp;nbsp;in the event of a loss.&amp;nbsp; Second, basic renters insurance policies&amp;nbsp;might have coverage exclusions. &amp;nbsp;Examples of exclusions could be natural disasters such as flood or hurricane, theft of personal property on or off the premises and liability&amp;nbsp;protection in the event someone is&amp;nbsp;injured in your home.&amp;nbsp;&amp;nbsp;Again, when selecting a policy, renters should consider what level of coverage is best for them.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are a current renter and don't have renters insurance look around your home,&lt;/strong&gt; duplex&amp;nbsp;or apartment and&amp;nbsp;do a quick calculation of&amp;nbsp;what it would cost you to replace all that you own - stereo, TV's, computer, clothes, furniture, jewelry, appliances.&amp;nbsp;The dollars out of pocket add up quick. Renters insurance reduces that risk. &amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Purchasing renters insurance is easy.&lt;/strong&gt;&amp;nbsp; Most insurance companies that sell homeowners and vehicle coverage offer renters insurance.&amp;nbsp; It can pay to shop around and compare rates, deductibles and policy coverage exclusions.&amp;nbsp; The Texas Department of insurance is great online resource for information on renters insurance and policy types. &lt;a href="http://www.tdi.state.tx.us/pubs/consumer/cb043.html" target="_blank"&gt;http://www.tdi.state.tx.us/pubs/consumer/cb043.html&lt;/a&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;It's a rare day in central Texas to see snow&lt;/strong&gt; falling from the sky but today it did snow.&amp;nbsp; We had about 2 inches at least.&amp;nbsp; Here in Austin we call this a 'winter weather advisory.' School kids were sent home early and city trucks are on stand-by ready to sand down the highway overpasses.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;To me this seems a little dramatic, but then I was born and raised in Erie, PA. where even&amp;nbsp;2 feet of snow was just another day.&amp;nbsp; But hey, I'm not complaning. I'm happy with our 2" of snow and made of the best of it today.&lt;/p&gt;

      <title>How to File for a  Homestead Exemption in Texas</title>
      <description>&lt;p&gt;I received an email today from a past client who purchased her home last year. Her question to me concerned filing her homestead exemption. As a convenience courtesy, I recently sent her a homestead form to fill out and send in at no cost BUT, she also received a mail solicitation that looked rather official asking my client to pay a fee to file the homestead exemption on her behalf. My advise to her -- toss the mail solicitation in the garbage.&lt;/p&gt;
&lt;p&gt;There is no reason you should have to pay to file for homestead exemption in the state of Texas. It's FREE.&lt;/p&gt;
&lt;p&gt;Two additional exemptions available to homeowners that meet certain criteria are the Disability Exemption and age 65 and over Exemption For more information about exemptions go to &lt;a href="http://www.window.state.tx.us/taxinfo/proptax/exmptns.html"&gt;&lt;span style="text-decoration: underline;"&gt;http://www.window.state.tx.us/taxinfo/proptax/exmptns.html&lt;/span&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Exemption forms can be downloaded from the appropriate appraisal district serving your county. Be sure to file your exemption before March 31&lt;sup&gt;st&lt;/sup&gt; in order to remove part of your homes value from taxation - meaning lower your taxes.       <title>Senate OKs Extension of Tax Credit!</title>
      <description>&lt;p&gt;&lt;strong&gt;Positive headway is being made to extend the first time home buyers tax credit.&lt;/strong&gt;&amp;nbsp; Today, the Senate tentatively agreed&amp;nbsp;to extend the&amp;nbsp;credit. &amp;nbsp;This is great news for those buyers who could not close on a home by the original deadline date of November 30th - just a month away.&amp;nbsp; Under the agreement to extend the credit, home buyers must be under contract by April 30, 2010 with a close date deadline on or before June 30th, 2010. This proposal still faces votes in the full Senate and House, and House leaders have already said they support the extension.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Washington Lawmakers also added a $6,500 tax credit for&amp;nbsp;existing homeowners&amp;nbsp;&lt;/strong&gt;who&amp;nbsp;have lived in their current residence for a consecutive five-year period in the past eight years.&amp;nbsp;&amp;nbsp;Plus, raise the qualifying income limits to $125,000 for single taxpayers and $225,000 for joint taxpayers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This year's first-time home buyers credit has accomplished&lt;/strong&gt; its intended purpose. Approximately 1.4 million first-time home buyers have qualified for the credit through August. The National Association of Realtors estimates that 350,000 of them would not have purchased their homes without the credit. The $8000 tax credit extension is a critical part of continued economic recovery as we begin to see a positive movement in the housing market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are a looking to make a home purchase, this could be your best ever opportunity&lt;/strong&gt;. The tax credit, low interest rates and prices of new and resale homes won't always be to your advantage.&lt;/p&gt;

So how did the kitchen table set get there? My clients were moving it from one vehicle to another and we spontaneously decided it was as good a place as any to sign the contract.&lt;/p&gt;

We collected over one ton of food goods after delivering over 2500 food collection bags&amp;nbsp;in several area neighborhoods a few days prior.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;All food donations benefited The Storehouse Food Panty,&lt;/strong&gt; an local community outreach center.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Today I met with my buyer&lt;/strong&gt; so he could do a final walk-through on the home he is purchasing. The homeowner's are moved out and the closing is scheduled for tomorrow.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Everything seemed in order until&lt;/strong&gt; we got the master bathroom and discovered four large brown stains that mirror the outline of whatever was placed on the white vinyl tile. I've seen this type of vinyl floor discoloration in the past and knew the stains were the result of a chemical reaction from rubber backed floor mats. The discoloration is permanent and no amount of scrubbing will remove them. Moving on to the hall bath, we discovered the same type of floor discoloration.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You'd think the owner occupant&lt;/strong&gt; would be aware of these stains yet it was not disclosed in the sellers disclosure. When my buyer and I viewed the home originally and when his inspection was done, there were floor mats in place but who would have thought to look under them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Needless to say, this unexpected find&lt;/strong&gt; presented an issue for my buyer and in the last hours before closing I'm on the phone with the seller's agent negotiating a floor replacement allowance. Her first comment was, "this is not something that has to be disclosed."&amp;nbsp;&amp;nbsp;Hmmmm....And it's okay to hide the stains from buyer&amp;nbsp;view too? &amp;nbsp;In the end an allowance was agreed to and my buyer will be replacing the floors after purchase.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The are two important points here.&lt;/strong&gt; Always, always do a final walk-through on the home you will purchase to insure there are no damages or defects not previously disclosed or items removed that are to convey with the home. I once had a situation where a seller replaced an expensive light fixture for a cheaper one and again, this was discovered during a final walk-through with my buyer. It amazes me that there agents who don't impress the importance of a final walk-through to their buyers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The second point is to &amp;lsquo;DISCLOSE.&lt;/strong&gt;' Here in Texas, seller's have a legal responsibility to disclose defects and damages on the 'Seller's Disclosure Forms' along with other pertinent information about the property. Failure to disclose could potentially cause the seller to be held liable.&lt;/p&gt;

      <title>The Realty Round Up In Austin - A &#8216;Super Hero&#8217; Event</title>
      <description>&lt;p&gt;&lt;strong&gt;Today I was missing in action&lt;/strong&gt; from my normal real estate activities, but it was still a day all about real estate. I attended Austin Board of Realtor's 'Realty Round-Up,' the largest real estate related trade show in Central Texas. This day-long event is a once a year opportunity to browse the latest industry products and services, attend a variety of well-informed seminars, and network all under one roof.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I had a great time. &lt;/strong&gt;It was an active scene throughout the day with over 2,000 attendees toting bags full of industry related goodies collected from booth to booth and dropping business cards in plastic pumpkins for a chance to win lunches, gifts cards and more.&amp;nbsp; Honestly, I think we looked much like a bunch of kids trick-or-treating on Halloween.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This years event featured a &amp;lsquo;Super Hero' &lt;/strong&gt;theme and the ABOR affiliate members, sponsors and exhibitors didn't hold back embracing the concept. Superman to Catwoman&amp;nbsp;and colorful decorations were plentiful throughout the exhibit hall.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The after event celebration&lt;/strong&gt; in the grand ballroom was fun way to top off the day, sip on&amp;nbsp;a favorite drink, enjoy the band and visit with colleagues.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I've attended the Realty Round-up for 17 years&lt;/strong&gt; and looking forward to being there again next year. But until then -- back to my normal real estate business activities.&lt;/p&gt;

      <title>Austin to Leander Commuter Rail - On Track to Open March 30, 2009</title>
      <description>&lt;p&gt;&lt;strong&gt;Excitement is growing as we count down to March 30, 2009&lt;/strong&gt;, the scheduled date for The Capital MetroRail service to begin transporting commuters in comfort and style along the Red Line. This long awaited project, approved by voters in 2004, is a 32-mile passenger rail system built on pre-existing freight rail lines that will run between Downtown Austin and the city of Leander.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Red Line will serve nine stations&lt;/strong&gt; &lt;strong&gt;providing convenient service &lt;/strong&gt;every 30 minutes during morning and afternoon rush hours. The 9 stop station locations are Leander, Lakeline, Highland, Plaza Saltillo, Howard, Burnet/Kramer, Crestview, MLK Jr., and Downtown/Convention Center Station. The two main termini are Leander Station and Park &amp;amp; Ride (north) and Downtown Station (south)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stations in more suburban settings will feature special shuttle buses&lt;/strong&gt; to whisk you to your final destination; more urban locations will be accessible by foot, bike and bus. Each station will feature an accessible platform with varying canopy designs, ticket vending machines, bike racks, and informational displays.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Priority seating areas&lt;/strong&gt; are available for wheelchairs. A "VIP section" with room for laptop use with WiFi access is also included. Bike racks, luggage racks, high back racks, and low floor entry for easy access.&amp;nbsp;&lt;img title="metrorail map" src="http://activerain.com/image_store/uploads/6/1/4/4/5/ar122453802754416.jpg" height="625" alt="metrorail map" width="366" style="float: right;"&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The MetroRail project costs&lt;/strong&gt; stands at approximately $105 million. Included in the price is $32.3 million for six self-propelled diesel-electric rail cars. The entire project is funded from an existing one cent sales tax that Capital Metro reaps from the region it serves, government grants and rider fares.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The MetroRail Trains are Built &lt;/strong&gt;by Stadler in Germany with design and engineering provided by Interfleet Technology, the GTW--2 is loosely based upon NJ Transit's RiverLINE Stadler/Bombardier GTW--but&amp;nbsp;our trains&amp;nbsp;are a&amp;nbsp;lot bigger and features a totally new carbody.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Owner/Operator is The Capital Metropolitan Transportation Authority&lt;/li&gt;
&lt;li&gt;Each train runs on two 400HP diesel electric engines.&lt;/li&gt;
&lt;li&gt;Overall length 134 feet, 1.8 inches&lt;/li&gt;
&lt;li&gt;Overall width 9 feet, 8 inches&lt;/li&gt;
&lt;li&gt;Projected operating speed: 60 - 75 miles per hour&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;With the growth in Austin &lt;/strong&gt;and surrounding cities, it's clear future rail expansion will be necessary. Two potential future lines have been identified as being good fits for MetroRails: The Mocan Corridor could extend from Austin out to Round Rock. The Austin-Manor Station could extend from Austin as far as Elgin and Manor.&lt;/p&gt;

      <title>Pflugerville's Pfestival and Expo - A Great Turn Out Today</title>
      <description>&lt;p&gt;&lt;strong&gt;Today was the Pflugerville Pfamily Pfestival &amp;amp; Expo&lt;/strong&gt; and it could not have been a more perfect fall weather day for the event. The turn out was great and people really enjoyed all the happenings.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There was something for everyone&lt;/strong&gt; including over 100 business and community organization exhibits and demonstrations featuring Classic car show, Travis County Star Flight and Texas National Guard helicopter displays, public safety displays, performances by local school, youth and church groups plus a lot more.&amp;nbsp; Oh, and plenty of food from some of Pflugerville's&amp;nbsp;fine restaurants.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Greater Pflugerville Chamber of Commerce hosts the Expo&lt;/strong&gt; each year to showcase local businesses and community organization exhibits.&amp;nbsp; This year marked the 10 year event celebration. The theme for this years festival was &amp;lsquo;Celebrating Our Community Cultures' and celebrate we did.&lt;/p&gt;
&lt;p&gt;I enjoyed visiting all the venue booths, making new friends and seeing so many familiar faces. &lt;strong&gt;Thanks for all who stopped by our Gaston &amp;amp; Sheehan Realty booth. &lt;/strong&gt;&lt;/p&gt;
