plano: Plano Home Staging Follow Up - Richardson, TX home on market 5 months, no offers prior to staging, under contract 21 days after staging at 98% of original list price - 03/15/10 07:36 PM
This is a follow up to a blog I posted last month on a home in Richardson,TX that had been on the market for 5 months with no offers.
Home Star Staging was contracted to stage the vacant property as well as recommend minor updating. All work was complete on February 15th, 2010.
I am happy to report that the home was re listed February 19th, 2010 and went under contract March 12, 2010 (21 days) for just shy of 99% of original full list price. According to the seller's representative, the home has had multiple showings, great feed back and … (19 comments)

Yesterday I met with a new client I'll be staging a home for in Richardson, TX.
It is a vacant property that has been on the market for 5 months and they need to sell! The owner is out of the country and has court appointed a family member to take care of the details and sale of the home and at this point they are willing to do whatever it takes to get this listing sold.
They have currently taken the home off market as an "inactive listing" to re list later this month.

I survived middle school - AGAIN!
I also believe I did not totally embarrass my 8th grader when I showed up on November 13th, 2008 for Career Day at Carpenter Middle School in Plano,TX.

This past January I provided a home staging consultation for a Plano, TX couple who knew they were going to be listing their home sometime this year.
Being very proactive sellers with a very savvy Realtor, they contacted Home Star Staging, to provide them with a home staging consultation to assist them in their preparations. I say they were "pro active sellers" because they knew it would take time to do what they needed in order to prepare their home for sale as well as find a home to purchase.

This is something I've known for a long time and if you think that as a professional home stager that you are only in the "home staging business" then you are not in the business of real estate.
A good analogy for this is to think back when trains were the main form of transportation (before my day folks but I remember history lessons).

Although the Summer Olympics 2008 are over I wanted to share some photos I took outside of WOGA, World Olympic Gymnastics Academy, in Plano, TX, where Gold Medalist, Nastia Liuken trains.
Her fellow gymnasts wrote hand written signs and posted them on the door after her win.The facility is only a couple of miles away from my home and each time I drive by I have to smile and think about how much talent is in that building.
WOGA is home to two Olympic Champions in the past 8 years Carly Patterson and Nastia Liuken. That's incredible!

A unique home staging opportunity presented itself in the last month and if I tried to chronicle it here in detail it would be too long for you to care to read.
Essentially one house, that Home Star Staging staged, sold and closed very quickly. The client asked if there were options for the remainder of the lease agreement. Although they realized they were still obligated to the 3 month terms of the contracts, could there be a solution to try and off set some of the cost?

I did not realize that there were other cities of "Plano" around the country, nor had I ever thought to look.
Here's how I found out.... at the top right hand corner of the Localism page is an "explore" button. I was exploring Plano,TX and then this little box popped up with options for not only Plano, TX, my home town, but;
Plano, IL Plano, ID Plano, IA Plano, SD And of all the cities listed named Plano (besides the bustling Plano, TX), only Plano, IL has an active Active Rain Member.

Forgive me as I want to wax on about my favorite faux fruit of late... The pear.
The quality of faux fruit these days is really quite good and I've been fortunate to find some great quality product at decent prices at Tuesday Morning, Ross and Marshall's.
I'm enamored with pears these days. Pears translate well for fall, winter and spring, try them in place of pumpkins and see what I mean. (and they'll be just as useful around Christmas time too)
The variety of color and sizes make them interesting as well.
