vacant: Lacking furniture for a key selling space? Reuse & repurpose what you may already own - 02/23/09 08:14 PM
As a Professional Home Stager, I always recommend when selling that it's important to have furniture in every key room. Key rooms include all main living areas, kitchen and master bedrooms. Vacant rooms are very difficult for buyers to visualize and often leave them sorely lacking in terms of connecting to the home. In some cases understandably sellers have not gotten around to furnishing key spaces for lack of time, funds or desire to choose something - it happens! However when selling it will pose a problem should a key space remain empty. Some key problems with vacant spaces are: No identifiable purpose for

vacant: Smooth move - How I staged 2 houses in less than 1 month using the same inventory - 09/20/08 08:56 AM
A unique home staging opportunity presented itself in the last month and if I tried to chronicle it here in detail it would be too long for you to care to read. Essentially one house, that Home Star Staging staged, sold and closed very quickly. The client asked if there were options for the remainder of the lease agreement. Although they realized they were still obligated to the 3 month terms of the contracts, could there be a solution to try and off set some of the cost? I made a phone call to the furniture rental company and asked some questions

vacant: Hey Mikey, they liked it! - 09/19/08 02:51 PM
This is an update to the blog I wrote "What if I don't like it?" regarding a property in Plano,TX Home Star Staging staged last month. Not only did the home seller 'like it', so did several others. The first offer came just days after staging and subsequently fell through (that's why it's so important to keep a property staged until as close to closing as possible!)and the next offer came shortly after that and closed this week, 2 days shy of one month after staging. Initially, the property was listed in June, vacant with no offers even after a price reduction was taken it

vacant: Learning by example - A student, a teacher and a lesson learned - 08/29/08 12:23 PM
What a timely blog written by Connie Tebyani called "Got....Interns?" I just finished teaching my 3rd Home Staging class at Collin College in Plano, TX this week and it was the smallest class yet. It was actually really nice and intimate and I have been very busy these last two weeks with work and school starting for my kids, so the class size was a welcome respite from the hectic nature of this past month. The last day of the class I talk about vacant properties and how important it is to stage them. I've written on this topic several times

vacant: "What if I don't like it?" - 08/17/08 04:30 PM
Hum. That question, referring to the furniture and decor proposed for use in a vacant property, was posed to me this week by a client who has never worked with a home stager before. Although I've never been asked this question directly before, I could relate. I'm sure others have thought to ask me the very same thing just maybe didn't feel comfortable enough to ask out loud. There are many sellers in this same predicament and some are nervous. Home staging is an investment and it's not a small one when we're talking vacant property staging. How many home sellers

vacant: Redemption for the soul less. Staging SAVES the vacant house - 10/25/07 08:01 PM
Brothers and sisters this is a sermon; a sermon on the mountain of vacant properties that are a growing, guilty reality for many in the world of residential real estate. No bones about it vacant houses are soul less properties. There is no life to or in them. An absolute fact because no one lives there! A common expression, "home is where the heart is" is one we can all relate to. How then can a house be called a home when there is nothing "homey" there to show for it? It is a vacant, empty vessel. Once filled with life

vacant: Just stopping by to say thanks Val! - 07/13/07 07:06 PM
Val - thank you for taking the time and initiative to get this group up and running. I've posted two blogs I had written a while ago about vacants here, since this is the "vacant" home group to go to. It is a much needed forum and a great place to get ideas for those who do vacants and those who may be considering adding them to their staging services. Vacants truly are a market that needs staging desperately! Looking forward to the road ahead here! Just adding something to make it official!
