Residential Homes Sales, First Quarter market report 2013 for the Town of Apple Valley

2013 is ¼ over. So far 265 houses have sold. (Not mobiles in parks or condos)in Apple Valley.

There are currently 141 houses listed for sale as an active listing.

91 are listed as contingent,

216 are pending, (in escrow or heading there)

In Jan.

113 homes sold at an average selling price of $158,981.

Houses were $76.95 per sq ft and sold at 99.37% of asking.

In Feb.

72 homes sold at an average selling price of $158,761

Houses were $78.91 per square ft and sold at 99.43% of asking.

In March

80 homes sold at an average selling price of $161,141

Houses were $81.61 per square ft and sold at 99.63% of asking.

2012 Year in Review Apple Valley

Last year there were 1288 Apple Valley Single Family Home Sales reported to the Victor Valley Association of Realtors.

228 were short sales
406 bank owned
36 huds

58 were under $50k
379 were between $50-100k
406 were between $100-150k
237 were between $150-200k
113 were between $200-250k
61 were between $250-300k
30 were between $300-400k
7 were between $400-500k
5 were over $500k

The lowest price house sold for $16k. It did have a roof, stove and working bathroom. It also had an out house, just in case. It was out of the way.
The highest price house in Apple Valley sold for $735k and it came with it’s own lake/pond. This was in town and close to conveniences.
Both had very nice views.

July 2012 Market Report Apple Valley, CA

107 homes exchanged hands in July in the fair Town of Apple Valley,CA

2 were HUD homes
One sold at $55K, 100% of asking price at $43.87 a sq ft.
The other sold at $133,100 which was 106% of asking price at $71.83 a sq ft.

32 REOs AKA bank owned homes sold
The average home was 1829 sq ft. on the market for 38 days, sold for $57.86 a sq ft.
Its original price was $109,748, it went into escrow with an asking price of $105,297 and it sold for $107,472 at 102% of asking.

18 homes sold as short sales
The average home was 1771 sq ft. in the market for 135 days, at an original price of $115,344 at $61.25 a sq ft. It went into escrow for $109,789 and sold for $109.317 at 100.29% of asking.

Now the news for standard sales............DRUM ROLL PLEASE...........
55 sales.
The average home was 1994 sq ft, on the market for 48 days.
It sold for 97% of asking price at $153,271.
at an average of $76.04 a sq ft.

Looks like good news for standard sellers. Selling prices are on the rise!

Desert Knolls is in Apple Valley, freeway convenient, close to Victor Valley Jr College, it has shopping,movie theatres,golf course, medical offices and a hospital. The Desert Knolls area of the Town of Apple Valley is a great place to live. There is some horse property, some wonderful view lots, some gated areas. The average lot is at least ¾ arce giving you a spread out feeling with the convenience of the city. All in all the area has a lot to offer. It’s also convenient to get out of town, mountain areas less than an hour, Victoria Gardens 45 minutes, Las Vegas 3 hours, depending on your driving habits.

Houses are selling in Apple Valley! It’s a great time to sell your house . If you have been waiting for a good time to sell. Now maybe it. From a buyers’ point of view we lack inventory that will make appraisal in the current market. We are seeing multiple offers on well priced homes.

Here are the current market conditions.

There are 139 active listings
Of those 8 are bank owned.
11 are listed as short sales.

The average bank owned listing is listed for $70.65 a sq.ft., is 2961 sq ft. and is listed for $200,850.
The average short sale listing is listed for $82.97 a sq. ft., is 3067 sq ft. and is listed for $261,755.
The average standard sale is is listed for $101.53 a sq ft., is 3023 sq ft. and is listed for $315,809.

The average of the 41 homes that are listed as contingent is 2500 sq ft.. They are $70.35 a sq ft and listed for $180,449. Contingent means that something is keeping it from going into escrow. Typically in this market, it is a short sale that is waiting the selling price to be approved by the investor.

There are currently 88 homes pending. The average home is 2411 sq ft and is listed for $77.57 a sq ft. and is $192,420. They have been on the market for an average of 68 days.
Pending means in escrow or under contract.

Since 5/1/2012 50 homes have sold. The average home is 2211 sq ft and sold for $70.13 a sq ft in 53 days. The average home sold for $155,773 and sold at 97.74% of asking price.

The stats change several times a day as houses come on the market , pend and sell. So please understand that this information and the numbers of homes listed change throughout the day slightly. I need a little prayer.......or I guess the other people need prayer. I know I have a heavenly Father that loves me and looks over me.

I got a call last night close to 8PM, from someone that didn't leave a name and told me that writing a contract for .................. was illegal because he never has bought a rental before. I recognized her voice from her yelling in the back ground while I was on the phone with my soon to be former client. Anyways she went on and on. It was a call I view as threatening.

My next step is to prepare a withdraw of offer to sever ties officially.

I truly believe in my heart that we are moving people from one house to another so that they will have a new mission field and that we are moving pre-believers to a place where they can meet someone that will introduce them to Christ.

Please pray for protection for me from this wacky person and for her that she would have peace.

96 homes are currently on the market the Desert Knolls area of the Town of Apple Valley, CA.

The average home for sale is 2762 sq ft, the average home is listed for $264,934, the lowest price home is $75,000, the highest price house is asking $675,000.
The average home has been on the market 87 days and is $89.01 a sq ft.

There were 79 sales recorded on the Victor Valley Association of Realtors site. www.VVAR.com

12 short sales, that averaged 2264 sq ft. sold for an average of $69.51 a sq ft. the sold at 100.71% of asking price.

There were 31 REO or bank owned homes sold. The average home was 2361 sq ft and is
$63.49 a sq ft. for 97.90% of asking price.

Finally there were 36 standard sales. The average standard sale was 2404 sq ft. and sold for $76.11 a sq ft in 51 days at 96.90% of asking price.

SOME ADVICE FOR NEW AGENTS - GIVE THE BUYERS OR SELLERS SOMETHING TO "CHEW ON".

Hey new agents, read this blog, it's great advice. It's what I would tell you if you would call me and say, Hey Karen! I'm new, HELP me. My other bit of advice would be, join active rain and BLOG!!!!!!!!!

THIS ADVICE FOR NEW AGENTS ONLY! Most productive and experienced agents have developed a style of communication with buyers and sellers that works for them.

When I say "give the buyers or sellers "something to chew on", I mean PRESENT THE CONTRACT OFFER OR COUNTER OFFER in person, in writing and always, always first prepare a NET SHEET for that buyer or seller.

FACT: A buyer or seller doesn't know what they don't know.

FACT: A buyer or seller will always focus on the price included in an offer to buy or sell.

FACT: The most important piece of information about a transaction MAY NOT BE INCLUDED IN A TELEPHONE DESCRIPTION OF AN OFFER OR COUNTER OFFER.

FACT: The Terms and Conditions are often more important than the price.

FACT: Few buyers or sellers can focus on a complete transaction, offer or counter, by hearing a few details presented to them by their agent by telephone.

FACT: The practice of personal presentation is also a matter of RISK MANAGEMENT. Fewer misunderstandings will occur when agents present in person. Reducing the risk of misunderstanding contracts by buyers or sellers will reduce the risk of future problems.

This post was inspired by an article published this morning by Richard Weisser about a client who states that he'll not pay any closing costs.

WE LEARN FROM EXPERIENCE. I'll never forget an experience some years ago. I listed a home for sale for a military veteran owner/seller. When I presented to him an "Estimated Seller Net" example, he sale clearly, "No one paid any closing for me 30 years ago and I'm not paying any either."

DON'T FORGET THE "TACTILE" SENSE. Folks feel empowered by documents they can hold and read, even when the agents is explaining the document.

DON'T FORGET LICENSE LAW. License law usually requires that a buyer or seller receive a copy of any offer/counter-offer or contract agreement concurrently with their signing.

WHEN TO KEEP YOUR MOUTH SHUT. Two weeks later, I presented a written offer for full price with ALL CLOSING PAID by seller for a Veteran buyer with VA financing. The seller accepted without a single change or counter. DONE!! Now, if Lenn knows one thing, it's when to keep your mouth shut.

THE DEVIL IS OFTEN IN THE DETAILS. I learned long ago that a lot of transactions are lost when agents practice real estate sales by phone. Generally, a telephone conversation can only cover snippets of an offer or counter offer. A contract must be considered in full context. Otherwise, buyers and sellers can have second thoughts when signatures are required and they have an opportunity to review the entire document.

BUYERS AND SELLERS CAN "LOOK YOU IN THE EYE" OVER THE TELEPHONE. Present the written offer/counter in front of your buyer or seller and let them have a few minutes to read and to think. They may have important questions. ALWAYS, ALWAYS present an offer/counter with a NET SHEET. It's the BOTTOM LINE THAT HAS MEANING.

Agents would be surprised how effective the person to person real estate practice can be.

The Town of Apple Valley Market Report first half of March Home Sales 2012

53 homes sold in Apple Valley according to VVAR.com from March 1-16.

The highest price house was $275,000 the lowest was $40,000.
The average size home was 1913sq ft.. It sold at $61.51 a sq.ft. It was on the market for 47 days. and sold for 97.92 % of asking price. 8 houses sold over asking price.

There are currently 248 houses for sale actively.
37 are listed as REOs or bank owned.
59 are short sales
3 are HUDs.
Some homes I may consider bank owned are listed as corporate owned and therefore do not show up as a REO.

There are 116 houses that are listed as contingent, meaning you maybe able to make a backup offer on the house but it has some sort of contract on it, but it has to have something happen to make it pending or for it to go into escrow.

218 houses are pending or in escrow.
