Welcome to Spring! - 03/21/10 10:30 AM

Here in Greensboro, NC, it’s been a long, cold winter. 10th coldest winter on record, in fact. We’re so happy happy to be throwing open our windows and getting back outside. Daffodils are everywhere.
Yesterday, the first day of Spring, our temperature got up to 77*! Spring made her glorious entrance and I, happily, spent the day outside wandering garden shops and putzing around in the yard.
Are you ready for Spring? Do you have your list prepared for home “spring cleaning”?
Now’s the time to get ready for yardsales – to get rid of things, not to buy more! … (2 comments)

Mortgage Resets, Here Comes the Next Wave!

I posted this on my real estate blog, Karen's Perspective, back in February, but I thought my ActiveRain community should see this graph as well.
I know everyone really wants to believe the housing market is going to get better in 2010. I know we’ve all had enough of the gloom and doom, but it appears we have to brace ourselves for more of the same, at best.
We’re so used to turning the channel when we get bored with what’s on. We expect to drive up to the window and … (0 comments)

Hanging Advertising on Mailboxes - 03/13/10 07:48 AM

Hanging Advertising on Mailboxes
Many people use the flag of the mailbox to hang advertising.
Haven't you gotten restaurant flyers, especially pizza flyers, hanging on the flag of your mailbox? Did you know that's illegal?
If you plan to advertise this way, beware!
According to the USPS, "No part of a mail receptacle may be used to deliver any matter not bearing postage, including items or matter placed upon, supported by, attached to, hung from, or inserted into a mail receptacle."
The article goes on to say that, "anyone knowingly and willfully depositing any mailable matter (in this way) is … (9 comments)

Realtors vs. Real Estate Investors - How can we speak the same language? - 03/11/10 07:15 AM
OK, so here's the thing..
I'm an investor.  I am not a Realtor.  Everything I buy and sell is my own.  I have purchased about 120 properties in the past 4 years.  Rarely is a Realtor involved.
However, anytime a Realtor is involved, I gladly pay the commission.  I always have my for sale properties listed on the MLS, mostly so buyers can find them on Listing Book.  Years ago, it was rare for a Realtor to show one of my listings.  Rumor had it that Realtors didn't like working with investors or "for-sale-by-owners" as we're often known.  Today, I get … (51 comments)

Unique Ways to Sell a Home - 03/07/10 08:51 AM
In case you haven’t noticed, there are a lot of homes for sale right now. How are you going to get yours noticed? How are you going to get yours sold?
In today’s market, it will take more than painting and trimming the bushes to get noticed, to stand out, to make your home memorable. Dropping the price is something everyone's doing. What can you do that other sellers aren’t? What can you add that’s different?
Here are some ideas I’ve tried:
1. Get lighted signage that’s illuminated even after dark.
2. Serve light snacks at open house and hand out … (12 comments)
