In Haralson county, and Carroll county, the real estate markets that I work in, many foreclosure homes are listed at below market prices.  They come on the market on Monday and are under contract by Friday.  Most times these homes will have multiple offers, and above list price offers.
I wrote a full price offer on a Carrollton, GA foreclosure on Monday.  On Tuesday, I received the multiple offer notice.  My buyer liked the home, but did not feel that it was worth more than asking price.  Needless to say, someone … (16 comments)

A few years ago, HUD homes were not very common in Tallapoosa, GA, or even in Bremen, GA.  I never even saw one in Buchanan or Waco.  Now however, HUD homes are everywhere.
HUD has a lot of homes to sell, and they want agents to sell them.  In fact, they offer a bonus in our area to any agent who can close a HUD home.
No one tells you that HUD homes are easy to get under contract, but hard to close.

What's ahead for real estate in 2012?
No one has a crystal ball to see clearly what's in store for the real estate markets in 2012, ,but many things are going on that will have a definite effect.
As agreements are reached between loan servicers and each States Attorney General offices, we can expect more REO properties to reach the market place.  In my area, it seems that REO's are becoming scarce. Will they be allowed to flood the market?  Who knows?
Short sales are becoming more common.  Banks are allowing more underwater sellers to attempt short sales, so it appears … (2 comments)
