Great news and big news for the residents of Washington State regarding home ownership, buying and selling. The Senate Ways and Means Committee last night unanimously approved a measure designed to help first-time homebuyers come up with a down-payment. The committee adopted the measure as an amendment to the proposed Senate biennial operating budget. The proposal would make the $8000 federal tax credit for first-time home buyers available at the closing of a home sale instead of when a buyer files a tax return. Homebuyers would repay the $8000 after filing for and receiving a tax refund. The amendment creates a

The Snohomish County Camano Association of Realtors is planning a county-wide open house this weekend, April 18 and 19. This worked so well last year, we had over 400 houses open and an increase in pending sales in August over the year before, they decided to do it again after surveying their members. There will be special advertising in the Everett Herald, for all REALTOR® listings. It is the modern adaptation of acient shelter used by the Nomads. The circular structure of a yurt has a wood frame, rafters, a framed door and an insulated long-lasting fabric cover. Most of the Yurts have bunks and futons, a deck and furniture. You know, my idea of camping was always the Holiday Inn (back in the day). I didn't really like the "tent thing" or sleeping bag idea. The Snohomish County Camano Association of Realtors® held it's Annual Installation and Awards Banquet recently at Floral Hall in Everett, WA. It was time to install new offices and recognize Realtor® members for their contributions to the Realtor Association over their tenure. Beth Cooper was installed as our new President. The Board of Directors was also duly installed. I was humbled to receive the "REALTOR® of the Year 2008" Award from last year's winner, Paul Chrysler. It certainly is an honor to follow in the footsteps of the previous winners.

Great news today. The IRS has revised it's Form 5405 that allows a first time homebuyer to get a tax credit for $8,000. The most important change is they can claim it on their 2008 TAXES! That's correct, if you purchased a home in 2009 you can check a box that states you are collecting the $8,000 credit on your 2008 taxes and get the money immediately. If you have already filed your return for 2008, you can use this form to amend your return and re-submit. You will get your tax rebate in a few weeks. The caveat, you must

The Internal Revenue Service announced today that taxpayers who qualify for the first-time homebuyer credit and purchase a home this year before Dec. 1 have a special option available for claiming the tax credit either on their 2008 tax returns due April 15 or on their 2009 tax returns next year. Qualifying taxpayers who buy a home this year before Dec. 1 can get up to $8,000, or $4,000 for married filing separately. Loans above this limit are known as jumbo loans. The national conforming loan limit for mortgages that finance single-family one-unit properties increased from $33,000 in the early 1970s to $417,000 for 2006-2008, with limits 50 percent higher for four statutorily-designated high cost areas: Alaska, Hawaii, Guam, and the U.S. Virgin Islands. Here's some information regarding the current rate market: Although home loan rates are very attractive now, the picture could be quite different as some inflationary factors will likely come to light heading into summer. Oil prices may be on the rise as we approach the summer driving season, some of the economic stimulus might begin to take hold, corporate cost-cutting measures could start to bear fruit, and, perhaps most importantly, the Fed will no longer be a buyer of mortgage bonds.
