real estate: Extended Tax Credit Available for 2009 First Time Home Buyers - 02/26/09 04:20 PM
The Internal Revenue Service announced today that taxpayers who qualify for the first-time homebuyer credit and purchase a home this year before Dec. 1 have a special option available for claiming the tax credit either on their 2008 tax returns due April 15 or on their 2009 tax returns next year.
Qualifying taxpayers who buy a home this year before Dec. 1 can get up to $8,000, or $4,000 for married filing separately.

Fannie Mae and Freddie Mac are restricted by law to purchasing single-family mortgages with origination balances below a specific amount, known as the "conforming loan limit." Loans above this limit are known as jumbo loans.
The national conforming loan limit for mortgages that finance single-family one-unit properties increased from $33,000 in the early 1970s to $417,000 for 2006-2008, with limits 50 percent higher for four statutorily-designated high cost areas: Alaska, Hawaii, Guam, and the U.S. Virgin Islands. Too many consumers still don't get it when it comes to credit scores. And what you don't know about credit scores can hurt you when it's time to buy a home -- especially in a tight credit market. Only 28% of consumers are aware they need at least a 700 credit score to qualify for a low-rate mortgage. Three of every four consumers incorrectly believe that credit scores are influenced by income. And even more, 79% erroneously believe that credit scores can be obtained for free once a year. The Snohomish County Camano Association of Realtors did the unthinkable and with zest. We held a "County-Wide" open house this weekend. The major television stations gave us coverage, the local paper advertised with a "full page spread" mentioning all the companies that were partaking. Individual agents were able to advertise their own listing at a discounted price.
We gave away free Realtor pins, Realtor balloons, brochures educating the buyers on first time home buying, our "Get The Facts" campaign brochure as to why real estate is local, financing brochures regarding FHA loans and information regarding our local real estate market.

JP Morgan Chase is expanding it's home lending business in Washington State and will more than quadruple it's market share by the end of the year. Chase has seven branches and plans to open up four more offices this year.
As reported in the Puget Sound Business Journal "The financial's giant's plans are reflective of the state's rosy reputation among mortgage bankers, and also could indicate a resurgence of the mortgage industry as stable lenders step in to fill the gaps left by those that have gone out of business."

With all of the attention on the failing national housing market, many people have lost sight of the fact that Washington State is a unique market place. We have not seen the crash that most other states have. The median priced single family home in Snohomish County has dropped only .92% since last year. Here is why:

It is an intense 9 day session broken into three two and half day sessions over six months. The goal is to identify future leaders of the Washington Realtors Association.
