I try to diversify my real estate.  I do everything from foreclosures to high end real estate.  A year ago I learned that Foreclosures can be an excellent source of listings and fantastic for investors and with the increasing rate of them - you can find just about anything you need in any price range.

I also advertise all of my properties with the same requirements regardless of price.  I also believe that if you want people to know you are out there (in any business) you need to put yourself out to be seen.  I advertise in several high traffic areas and have gone out of my way to make my advertising fun!
