I had&amp;nbsp;attempted to set up a good referral network of agents in all the states and foreign countries where Canadians are buying quite some time ago, but due to my own extremely busy schedule with our &lt;a href="http://www.karicalder.com" title="Saskatoon real estate" target="_blank"&gt;Saskatoon Real Estate&lt;/a&gt; market I was unable to respond to many of you. I apologize for that! Now that we are leading into summer it is less insane and so it is time to get going on this as I know your american market is starting to get busier again.&lt;/p&gt;
&lt;p&gt;I have now hired on an assistant to help get our &lt;a href="http://www.hotspotinvestments.ca" title="Internation Real Estate Investments" target="_blank"&gt;investment business&lt;/a&gt; up and going, so I would love to get your contact info again and info on any projects you are aware of, how Canadians are investing in your area or what incentives there may be,&lt;/p&gt;

      <title>Wesley Snipes Jailed For Not Paying Taxes?!?!</title>
      <description>&lt;p&gt;Please give me your thoughts on this, but when I hear this I think it is absurd. Murderers and rapists have been known to spend less time in jail and he is being sentenced for THREE YEARS for not paying his taxes. I know that some people call this stealing and I don't disagree, but at the same time the government always knows how to get their money and can keep track of how much he owes, it isn't like he ran off with it, so I don't agree with the sentence handed out to him. I think the jails need to be reserved for the real criminals out there, or at least the ones that endanger the rest of us. Give him a fine, make him pay double to set a precedent. I think that would serve him and the public much better than by using the taxes he failed to pay to feed and put a roof over his head!       <description>&lt;p&gt;The &lt;a href="http://www.saskatoon.ca" title="City of Saskatoon" target="_blank"&gt;Saskatoon&lt;/a&gt; real estate market has started off on record pace yet again for 2008.&amp;nbsp; Last year our real estate market grew at an incredible rate and already this year we are starting to see higher growth compared to the same time last year.&amp;nbsp; The &lt;a href="http://karicalder.com/Saskatoon/currentmarket.html" title="Saskatoon Realty" target="_blank"&gt;Saskatoon Realty&lt;/a&gt; market&amp;nbsp; is definitely a sellers market right now.&amp;nbsp; There is a huge shortage of housing and as a result homes are being purchased sight unseen in some cases.&amp;nbsp; Another popular trend that has caught on is "Presentation of Offers".&amp;nbsp; I am curious if other &lt;a href="http://www.realtors.ca/" title="Realtors" target="_blank"&gt;real estate agents&lt;/a&gt; have experience this?&amp;nbsp; We started seeing presentation of offers in about May of last year although they disappeared within 4 to 5 months.&amp;nbsp; Since January we have seen this happening again in our market.&amp;nbsp; I am curious for those of you who have dealt with these, what are the most offers you have seen at one time?&amp;nbsp; Recently I saw one home that had over 36 offers that went for over $80,000 over asking price.&amp;nbsp; This isn't the highest one we have had in the &lt;a href="http://www.karicalder.com" title="Saskatoon Real Estate" target="_blank"&gt;Saskatoon real estate&lt;/a&gt; market in the past year but it is definitely up there.&lt;/p&gt;&lt;p&gt;Kari Calder&lt;br&gt;Saskatoon Real Estate Agent&lt;br&gt;Century 21 Conexus Realty Ltd.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Are You An Environmentally Friendly Reatlor?</title>
      <description>&lt;p&gt;I have always been&amp;nbsp;someone who is passionate about the environment and try to do what I can to help out.&amp;nbsp; I do however realize that being a &lt;a href="http://www.karicalder.com/AboutMe/bio.html" title="Saskatoon Real Estate Agent - Kari Calder" target="_blank"&gt;real estate agent&lt;/a&gt; isn't necessarily the most environmentally friendly job.&amp;nbsp; It takes extra effort and sometimes extra cost to be environmentally friendly.&amp;nbsp; I have put together some simple things that I ensure that I do and recommend others to do that I work with.&amp;nbsp; &lt;/p&gt;&lt;ol&gt;
&lt;li&gt;&lt;div&gt;Use &lt;a href="http://en.wikipedia.org/wiki/Paper_recycling" title="Recycled Paper" target="_blank"&gt;recycled paper&lt;/a&gt; for real estate marketing materials and forms - This is a pretty simple one, you just need to ensure that you buy recycled paper when buying or ordering your paper in.&amp;nbsp; It is available everywhere and often is cheaper than regular paper.&lt;/div&gt;&lt;/li&gt;
&lt;li&gt;&lt;div&gt;Recycle all old or unused feature sheets or paper based marketing materials -&amp;nbsp;For this one you just need to take a bit of extra time and take all of your marketing materials to&amp;nbsp;recycling bin.&amp;nbsp; Most cities have recycling programs and often supply their citizens&amp;nbsp;recycling bins at their home.&amp;nbsp; If not then keep your paper together in a bin at home and drop it off at a local recycling depot&amp;nbsp;when your bin is full.&amp;nbsp;&lt;/div&gt;&lt;/li&gt;
&lt;li&gt;Ensure all lights are turned off after showing a home - This is one of the easiest ones to do and also one of the ones that most people don't do.&amp;nbsp; I can't count the amount of times I have walked into a home with all of the lights on in the middle of the day.&amp;nbsp; It's understandable to have a few lights on to showcase the home but in the middle of the day the lights do not have to be on.&amp;nbsp; Also if they lights were off when you got to the property ensure you turn them off on your way out.&lt;/li&gt;
&lt;li&gt;Drive An Environmentally Vehicle - I recently posted a blog about "&lt;a href="http://activerain.com/blogsview/403530/Does-It-Matter-What" title="Does It Matter What You Drive?" target="_blank"&gt;Does It Matter What You Drive&lt;/a&gt;" and the majority of people that responded said yes.&amp;nbsp; I definitely agree with this but at the same time you can choose a nice respectable vehicle that is also good on gas or uses an alternative fuel method.&amp;nbsp; For myself I drive a &lt;a href="http://www.honda.ca" title="Fuel Efficent Cars" target="_blank"&gt;Honda Accord&lt;/a&gt; and specifically chose the V4 model over the V6 for the better fuel economy.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Receive your newspaper online - Most major newspapers now offer this service.&amp;nbsp; What is easier than being able to read and receive your newspaper anywhere in the world?&amp;nbsp; The best part is that there is nothing to &lt;a href="http://www.recycle.nrcan.gc.ca/default_e.htm" title="Canadian Recycling Web Site" target="_blank"&gt;recycle&lt;/a&gt; after.&lt;/li&gt;
&lt;li&gt;Use e-mail to distribute information to clients - I find this is the most effective way for clients to receive information these days.&amp;nbsp; I often send out newsletters and market updates over e-mail opposed to the mail.&amp;nbsp; It saves time, money on postage and and is much easier.&lt;/li&gt;
&lt;li&gt;Turn off computers and office equipment when not in use - This is one of the ones that my boyfriend gives me a hard time about.&amp;nbsp; It is easy just to walk away from your computer and leave it on.&amp;nbsp; If you are not someone that can take the extra time to power off your computer and or other devices then at least set them to go into standby mode after a set amount of time of inactivity.&amp;nbsp; This will save power, but if at all possible turn off the equipment.&lt;/li&gt;
&lt;li&gt;Use a travel mug when purchasing coffee instead of using a new plastic cup everytime - I am sure that the majority of people reading this has an entire cupboard of travel mugs.&amp;nbsp; It seems we get them at every event we go to and there are no shortage of them.&amp;nbsp; If you are ever in Saskatoon I can be sure to lend you one!&amp;nbsp; To date I haven't been in a coffee place that won't fill up your travel mug opposed to using one of their cups.&amp;nbsp; Travel mugs are generally a lot sturdier and keep your coffee warmer longer!&lt;/li&gt;
&lt;li&gt;Use energy efficient light bulbs in your home and office - I have actually noticed a difference on my home power bill since changing all of my lights to energy efficient ones.&amp;nbsp; They are relatively cheap and you should see a difference in your power bills.&lt;/li&gt;
&lt;li&gt;&lt;div&gt;Create energy efficient tips to distribute to your clients for saving money on &lt;a href="http://www.karicalder.com/Saskatoon/utilityproviders.html" title="Saskatoon Utilities" target="_blank"&gt;utilities&lt;/a&gt; - This is a great one that is a personal favorite.&amp;nbsp; Being environmentally friendly is everyone's responsibility so what better way than spreading the word and at the same time showing your clients how to save a bit of money?&lt;/div&gt;&lt;/li&gt;

      <title>Does It Matter What You Drive?</title>
      <description>&lt;p&gt;The other day a few &lt;a href="http://www.karicalder.com/Buyers/whyhirekaribuyer.html" title="Saskatoon Realtor" target="_blank"&gt;Saskatoon Realtors&lt;/a&gt;&amp;nbsp;and I found ourselves in a very interesting discussion.&amp;nbsp; I thought I would ask the &lt;a href="http://www.activerain.com" title="ActiveRain" target="_blank"&gt;ActiveRain&lt;/a&gt; community their thoughts on it as I believe this is a topic that all real estate agents can provide some input into.&amp;nbsp; Our topic was "Does It Matter What You Drive?".&amp;nbsp; In the real estate game I am learning perception is everything.&amp;nbsp; As a real estate agent you wouldn't show up to a meeting in jeans and a t-shirt as it would be deemed unprofessional and your credibility would probably be questioned.&amp;nbsp; On the flip side of that you wouldn't show up in a tuxedo or a formal dress but instead you would show up in business professional attire.&amp;nbsp; In a society that often makes judgements on first impressions do you think it is important on the vehicle you drive?&amp;nbsp; I see this discussion having 2 options.&amp;nbsp; I do see validity in a real estate agent showing up in a beat up rusted vehicle.&amp;nbsp; First impressions would probably question this agents success and as a buyer or seller would question my confidence in their ability if they cannot afford a reliable and professional looking vehicle.&amp;nbsp; On the other hand though if someone shows up with a $100,000 &lt;a href="http://www.lexus.com/" title="Lexus" target="_blank"&gt;Lexus&lt;/a&gt; does that give potential buyers and sellers mixed feelings.&amp;nbsp; If I was looking to buy or sell my home for around the $150,000 range would I be intimidated by someone who was driving almost as much as my home?&amp;nbsp; If someone is dealing in high end luxury real estate I can definitely see the demand for the car but how many Realtors only work in that type of real estate?&amp;nbsp; Personally I have been involved in homes over $500,000 but also have worked with homes for $50,000.&amp;nbsp; Some of the Saskatoon real estate agents I was discussing this topic with swears that their &lt;a href="http://www.bmw.com/" title="BMW" target="_blank"&gt;BMW&lt;/a&gt;'s have helped their business.&amp;nbsp; I am curious what other people's thoughts are on this topic?&lt;/p&gt;&lt;p&gt;Kari Calder&lt;br&gt;Saskatoon Real Estate Agent&lt;br&gt;Century 21 Conexus Realty Ltd.&lt;/p&gt;</description>

      <title>How To Keep Motivated In The Winter</title>
      <description>&lt;p&gt;For those of us who work in colder climates I ask you... how do you keep motivated in the winter?&amp;nbsp; For those of you who are unfamiliar with the city of Saskatoon or even the &lt;a href="http://www.weatheroffice.gc.ca/forecast/canada/index_e.html?id=SK" title="Weather in Saskatchewan" target="_blank"&gt;weather in Saskatchewan&lt;/a&gt; I'll give you a quick overview.&amp;nbsp; We have 4 distinct seasons here with our summers sitting around +30 degrees celsius and our winters going down to -30 degrees celsius.&amp;nbsp; Recently we had an artic cold front come down and had a week worth of -50 degree temperature.&amp;nbsp; Needless to say no one wanted to go outside including me but as a &lt;a href="http://www.karicalder.com" title="Saskatoon Real Estate Agent" target="_blank"&gt;Saskatoon real estate agent&lt;/a&gt; our jobs make it mandatory that we go outside.&amp;nbsp; I try to maintain a healthy balance including regular excerise and time spent with friends and family.&amp;nbsp; Many of my friends including my signifcant other struggle with the winter and tend to want to just stay inside and not socialize outside of the house.&amp;nbsp; For myself I have made it a personal mission to at least go out a few nights a week with friends and family outside of the house during the cold winters.&amp;nbsp; As well to ensure I get my physical fitness in I have purchased a treadmill as well as elipitcal trainer.&amp;nbsp; I have to admit that there are somtimes where I just want to stay in and curl up by the fire but I feel as soon as I start making that a habit I won't face the cold anymore.&amp;nbsp; I am curious what everyone else does to beat the cold?&lt;/p&gt;&lt;p&gt;Kari Calder&lt;br&gt;Saskatoon Real Estate Agent&lt;br&gt;Century 21 Conexus Realty Ltd.&lt;br&gt;&lt;/p&gt;</description>

      <title>Tragedy strikes Victoria Realtor&#174;</title>
      <description>&lt;p&gt;For those of you haven't heard about the&amp;nbsp;murder of Lindsay Buziak, a real estate agent in Victoria, British Columbia I urge you to&amp;nbsp;read the &lt;a href="http://www.canada.com/victoriatimescolonist/news/story.html?id=72ccee53-11ff-4b35-aba6-4c9723322a28" title="BC Real Estate Agent Murdered" target="_blank"&gt;Times Colonist&lt;/a&gt; article online. For those of you have read this article I am sure you feel the same way I do. No one should be scared to do their job, yet this killing has left most of us, especially female agents feeling a bit less secure in our day to day dealings. &lt;/p&gt;&lt;p&gt;We don't want to have to ask every client we deal with to go through a security check before we can go out and look at homes, but we have to do something differently. &lt;/p&gt;&lt;p&gt;Lindsay had a bad feeling about the showing, yet went and did it anyways. She was a young agent, and like most of us newer agents, she probably felt like she HAD to. As a new agent you don't want to miss a possible lead or sale and this is probably why she was called. I feel for her family and her friends in this moment of despair. She was out trying to make a good honest living and she was killed. She called her boyfriend to have him meet her there, but he was too late. There are many things we can do to make our job safer and most people talk about a &amp;lsquo;buddy system' but this isn't always easy when you are all busy agents. &lt;/p&gt;&lt;p&gt;What can we do as real estate agents? I think our &lt;a href="http://www.karicalder.com/AboutMe/conexus.html" title="Century 21 Conexus Realty" target="_blank"&gt;associations&lt;/a&gt; and governing bodies need to come up with a better way for us to screen potential buyers and enforce all agents to use this method! If you want to look at houses, you have to prove identification.       <title>2007 Saskatoon Real Estate Market In Review</title>
