Hi everyone, I am currently in seek of additional websites to market my Saskatoon real estate listings that I am currently carrying. The Saskatoon real estate market is one of the hottest markets in Canada and North America. As a result we have seen a large number of investors approach us from all of Canada and the world. I want to find some additional sites to start marketing some of the properties I am working with to gain maximum exposure. My current Saskatoon real estate website has listing information I would like for these sites to link back for more in depth information. Need: REFERRAL network for Canadians buying in the US/overseas

Hi All! I had attempted to set up a good referral network of agents in all the states and foreign countries where Canadians are buying quite some time ago, but due to my own extremely busy schedule with our Saskatoon Real Estate market I was unable to respond to many of you. I apologize for that! Now that we are leading into summer it is less insane and so it is time to get going on this as I know your american market is starting to get busier again.

I have now hired on an assistant to help get our investment business up and going, so I would love to get your contact info again and info on any projects you are aware of, how Canadians are investing in your area or what incentives there may be,

Mexico Luxury Real Estate Investment Seminar In Saskatoon postponed

I am very happy to announce that on May 15, 2008 we will be holding a seminar for anyone interested in investing in international real estate. How Fast Can Your Website Drop In Rankings?

The Saskatoon real estate market has been extremely so far in 2008 and unfortunately it has left me with little time to continue to blog and put effort into my website. Today I checked my google rankings and was sad to see that my ranking had dropped about 6 spots. Is this common for people to drop this much? The last time I checked was about 3 weeks ago. Unfortunately during that time I haven't had free time to spend updating my website which I know that I must do moving forward. I am finding the time I spent early on in my website is paying off very well as I have earned a lot of business from the exposure my website has gained although it's a double edge knife. The more business I get, the less time I have to put towards my website to make sure it holds its ranking. Any information or experience people may have for balancing the updating of your website and the busy schedule of a real estate agent would be greatly appreciated. Also any information on how much your website should fluctuate in google rankings would be great!

Wesley Snipes Jailed For Not Paying Taxes?!?!

Please give me your thoughts on this, but when I hear this I think it is absurd. Murderers and rapists have been known to spend less time in jail and he is being sentenced for THREE YEARS for not paying his taxes. I know that some people call this stealing and I don't disagree, but at the same time the government always knows how to get their money and can keep track of how much he owes, it isn't like he ran off with it, so I don't agree with the sentence handed out to him. I think the jails need to be reserved for the real criminals out there, or at least the ones that endanger the rest of us. Give him a fine, make him pay double to set a precedent. I think that would serve him and the public much better than by using the taxes he failed to pay to feed and put a roof over his head! I am interested to hear anyone else's thoughts on that as maybe it is my Canadian ignorance, but I just don't see the point when there are far worse criminals out there who are running free.

Presentation Of Offers

The Saskatoon real estate market has started off on record pace yet again for 2008. Last year our real estate market grew at an incredible rate and already this year we are starting to see higher growth compared to the same time last year. The Saskatoon Realty market is definitely a sellers market right now. There is a huge shortage of housing and as a result homes are being purchased sight unseen in some cases. Another popular trend that has caught on is "Presentation of Offers". I am curious if other real estate agents have experience this? We started seeing presentation of offers in about May of last year although they disappeared within 4 to 5 months. Since January we have seen this happening again in our market. I am curious for those of you who have dealt with these, what are the most offers you have seen at one time? Recently I saw one home that had over 36 offers that went for over $80,000 over asking price. This isn't the highest one we have had in the Saskatoon real estate market in the past year but it is definitely up there.

Gift Ideas For Real Estate Clients?

This is a topic that I have heard mixed reviews on by Realtors. Some real estate agents feel that they do not need to provide their clients a gift as a thank you as they are just doing their job and some Realtors ensure they do it on every deal no matter how small it is. The Saskatoon real estate market is a smaller market with only about 250,000 people living here so I feel it is important that you do everything you can for your clients even if its providing them a small thank you gift. As a new Saskatoon realtor, word of mouth is extremely important and I feel that when doing some nice for your clients they will be sure to tell their friends. I have always provided my clients a gift as I am thankful for them trusting me in one of the biggest transactions in their lives. I have given gifts ranging from gift certificates to restaurants and home design stores to flowers. I always try to match the gift to my clients personality by like most people I do get stumped once in awhile. I am always looking for new and creative gift ideas so I am interested what you as other Realtors do for your clients?

Are There Benefits To Being Number 1?

I have been on Active Rain now for a few months now and have really enjoyed my time here. I am constantly finding new information on topics I am interested in and have received some excellent feedback from my blog. I can't help but notice the point structure and that the more you blog, comment, etc the more points you recieve. As I recently became the number 1 real estate agent in the Saskatchewan real estate listing I am curious what benefit does that provide besides just bragging rights! :) I enjoy blogging and have done it as a way to promote myself and also learn and develop myself as a real estate agent. I notice some people on here have hundreds of thousands of points which I cannot even fathom! Does anyone know the benefits of being number 1 in your area if any? Thanks!

Looking To Develop A Network Of United States Realtors

We experienced over a 50% growth in our market last year alone and early projections are that our real estate market will grow another 25% this year. Are You An Environmentally Friendly Reatlor?

I have always been someone who is passionate about the environment and try to do what I can to help out. I do however realize that being a real estate agent isn't necessarily the most environmentally friendly job. It takes extra effort and sometimes extra cost to be environmentally friendly. I have put together some simple things that I ensure that I do and recommend others to do that I work with.

Use recycled paper for real estate marketing materials and forms - This is a pretty simple one, you just need to ensure that you buy recycled paper when buying or ordering your paper in. It is available everywhere and often is cheaper than regular paper.
Recycle all old or unused feature sheets or paper based marketing materials - For this one you just need to take a bit of extra time and take all of your marketing materials to recycling bin. Most cities have recycling programs and often supply their citizens recycling bins at their home. If not then keep your paper together in a bin at home and drop it off at a local recycling depot when your bin is full.
Ensure all lights are turned off after showing a home - This is one of the easiest ones to do and also one of the ones that most people don't do. I can't count the amount of times I have walked into a home with all of the lights on in the middle of the day. It's understandable to have a few lights on to showcase the home but in the middle of the day the lights do not have to be on. Also if they lights were off when you got to the property ensure you turn them off on your way out.
Drive An Environmentally Vehicle - I recently posted a blog about "Does It Matter What You Drive" and the majority of people that responded said yes. I definitely agree with this but at the same time you can choose a nice respectable vehicle that is also good on gas or uses an alternative fuel method. For myself I drive a Honda Accord and specifically chose the V4 model over the V6 for the better fuel economy.
Receive your newspaper online - Most major newspapers now offer this service. What is easier than being able to read and receive your newspaper anywhere in the world? The best part is that there is nothing to recycle after.
Use e-mail to distribute information to clients - I find this is the most effective way for clients to receive information these days. I often send out newsletters and market updates over e-mail opposed to the mail. It saves time, money on postage and and is much easier.
Turn off computers and office equipment when not in use - This is one of the ones that my boyfriend gives me a hard time about. It is easy just to walk away from your computer and leave it on. If you are not someone that can take the extra time to power off your computer and or other devices then at least set them to go into standby mode after a set amount of time of inactivity. This will save power, but if at all possible turn off the equipment.
Use a travel mug when purchasing coffee instead of using a new plastic cup everytime - I am sure that the majority of people reading this has an entire cupboard of travel mugs. It seems we get them at every event we go to and there are no shortage of them. If you are ever in Saskatoon I can be sure to lend you one! To date I haven't been in a coffee place that won't fill up your travel mug opposed to using one of their cups. Travel mugs are generally a lot sturdier and keep your coffee warmer longer!
Use energy efficient light bulbs in your home and office - I have actually noticed a difference on my home power bill since changing all of my lights to energy efficient ones. They are relatively cheap and you should see a difference in your power bills.
Create energy efficient tips to distribute to your clients for saving money on utilities - This is a great one that is a personal favorite. Being environmentally friendly is everyone's responsibility so what better way than spreading the word and at the same time showing your clients how to save a bit of money?

Does It Matter What You Drive?

The other day a few Saskatoon Realtors and I found ourselves in a very interesting discussion. I thought I would ask the ActiveRain community their thoughts on it as I believe this is a topic that all real estate agents can provide some input into. Our topic was "Does It Matter What You Drive?". In the real estate game I am learning perception is everything. As a real estate agent you wouldn't show up to a meeting in jeans and a t-shirt as it would be deemed unprofessional and your credibility would probably be questioned. On the flip side of that you wouldn't show up in a tuxedo or a formal dress but instead you would show up in business professional attire. In a society that often makes judgements on first impressions do you think it is important on the vehicle you drive? I see this discussion having 2 options. I do see validity in a real estate agent showing up in a beat up rusted vehicle. First impressions would probably question this agents success and as a buyer or seller would question my confidence in their ability if they cannot afford a reliable and professional looking vehicle. On the other hand though if someone shows up with a $100,000 Lexus does that give potential buyers and sellers mixed feelings. If I was looking to buy or sell my home for around the $150,000 range would I be intimidated by someone who was driving almost as much as my home? If someone is dealing in high end luxury real estate I can definitely see the demand for the car but how many Realtors only work in that type of real estate? Personally I have been involved in homes over $500,000 but also have worked with homes for $50,000. Some of the Saskatoon real estate agents I was discussing this topic with swears that their BMW's have helped their business. I am curious what other people's thoughts are on this topic?

Software Advice For Creating Marketing Materials?

I have attempted to use some of the professional grade ones but find ones like Quark and Adobe products are cumbersome and are not user friendly to novice to intermediate users. Century 21 January Top Producer Award

As most people I get pretty tied up with my everyday life and wrote this blog awhile ago but just didn't get a chance to post it! If you are familiar with my blog you will know that I am a real estate agent in Saskatoon. Saskatoon is the fastest growing real estate market in Canada currently. I started in real estate in August 2007 and since then have won many weekly Top Producer awards with Century 21 Conexus Realty. I was extremely excited at the beginning of February when I was awarded a Top Producer award for the entire month of January. For me this is a big accomplishment since in my office alone we have a few agents that are ranked some of the top agents in Canada. February has been a busy month so my goal is to keep on winning monthly awards in the Saskatoon real estate market! Wish me luck!

Facebook Worked For Me!

I have seen several posts lately about people asking if social networking sites like Facebook are good to use in helping to find new clients. I must admit that I have been a Facebook addict for sometime. It's one of those sites that I can't help but not go onto daily. It seems that I am constantly getting in touch with people that I haven't spoken with for ages or else use it as a quick way to send a message to a bunch of people. My boyfriend often gives me grief about my little Facebook addiction but I am very happy to say that it has provided me an alternative way to gain additional clients. On my profile I have it listed that I am a Saskatoon Realtor as well list my Saskatoon real estate website. An example of how I have gained clients is recently through Facebook I was reunited with an old friend of mine I haven't spoken with since high school. He saw on my profile that I was a real estate agent in Saskatoon and immediately messaged me telling me he was moving to town and needed to buy a house but didn't know a real estate agent in Saskatoon. Lucky for him I was just the Realtor to help him! The best part is now when I am on Facebook and my boyfriend is giving me grief I can tell him I am working!

Staging Success?

I recently met with a home staging company and found their concept and product unique and potentially very useful. For those of you who are not familiar with the Canadian real estate market, the Saskatoon real estate market was the fastest growing real estate market in 2007. Our real estate market has already taken off again in 2008 and it appears our market is not slowing down anytime soon. In a market that is as busy as ours I am not sure I see the value in working with home stagers. In many cases homes are being sold within hours of being listed so obviously there isn't a need to utilize a home stager. Like all markets, the Saskatoon market will eventually slow down and when that happens I want to be sure that I am ready for that. I am curious what other real estate agents experiences have been with home stagers and if they have seen value in working with them. Any additional informaiton and insight would be great to hear!

How To Keep Motivated In The Winter

For those of us who work in colder climates I ask you... how do you keep motivated in the winter? For those of you who are unfamiliar with the city of Saskatoon or even the weather in Saskatchewan I'll give you a quick overview. We have 4 distinct seasons here with our summers sitting around +30 degrees celsius and our winters going down to -30 degrees celsius. Recently we had an artic cold front come down and had a week worth of -50 degree temperature. Needless to say no one wanted to go outside including me but as a Saskatoon real estate agent our jobs make it mandatory that we go outside. I try to maintain a healthy balance including regular excerise and time spent with friends and family. Many of my friends including my signifcant other struggle with the winter and tend to want to just stay inside and not socialize outside of the house. For myself I have made it a personal mission to at least go out a few nights a week with friends and family outside of the house during the cold winters. As well to ensure I get my physical fitness in I have purchased a treadmill as well as elipitcal trainer. I have to admit that there are somtimes where I just want to stay in and curl up by the fire but I feel as soon as I start making that a habit I won't face the cold anymore. I am curious what everyone else does to beat the cold?

I was curious if anyone out there has had any recent success having their website included in dmoz.org lately? I submitted my Saskatoon Real Estate website in November and still have not seen it added or heard anything back. I know from most posts I have read you will never recieve a notification your website has been added but just will see it appear one day. I also have heard that it can take anywhere from a couple weeks to a few months or for some it has been over a year. I took the proactive approached and applied to become an editor for the category I submitted but unfortunately have not heard anything back on that yet as well. I would gladly spend a bit of my time weekly or monthly reviewing and approving sites just to have mine added as well. I just wanted to see what other people's experiences have been of late. Thanks!

Tragedy strikes Victoria Realtor®

For those of you haven't heard about the murder of Lindsay Buziak, a real estate agent in Victoria, British Columbia I urge you to read the Times Colonist article online. For those of you have read this article I am sure you feel the same way I do. No one should be scared to do their job, yet this killing has left most of us, especially female agents feeling a bit less secure in our day to day dealings.

We don't want to have to ask every client we deal with to go through a security check before we can go out and look at homes, but we have to do something differently.

Lindsay had a bad feeling about the showing, yet went and did it anyways. She was a young agent, and like most of us newer agents, she probably felt like she HAD to. As a new agent you don't want to miss a possible lead or sale and this is probably why she was called. I feel for her family and her friends in this moment of despair. She was out trying to make a good honest living and she was killed. She called her boyfriend to have him meet her there, but he was too late. There are many things we can do to make our job safer and most people talk about a ‘buddy system' but this isn't always easy when you are all busy agents.

What can we do as real estate agents? I think our associations and governing bodies need to come up with a better way for us to screen potential buyers and enforce all agents to use this method! If you want to look at houses, you have to prove identification. This is not unreasonable, you have to have identification to check out a book at the library and no one seems to get upset at that, so lets figure out a way to make it safe for everyone and to STOP predators!

I look forward to everyone's suggestions on how to make our world a safer one but especially in the field of real estate.

For those of you who keep track of the real estate market across Canada you will know that Saskatoon, Saskatchewan has the fastest growing real estate market in 2007. The average selling price on a home in Saskatoon for 2007 was $232,362. In January, 2007 average price was $190,037 and ended in December, 2007 at $255,271. During this time we saw record growth in our real estate market which can be attributed to the rapid growth in our economy. The Saskatchewan economy is at an all time high with record number of people moving into our province. It is estimated that over 30,000 relocated to Saskatchewan last year alone. Personally I have many friends and family that are in the process of relocating back to Saskatchewan to enjoy and take advantage of the economical boom. It has already been projected that the Saskatoon real estate market will continue to increase up to 25% this year. it should be an exciting 2008 in the real estate market so if you have any clients that are looking to relocate or invest in our market please feel free to contact me!

Saskatoon Vacancy Rate At All Time Low!

For those of you in Canada who haven't had a chance to keep up with the national real estate market, Saskatoon, Saskatchewan has the fastest growing market in the country. As a result the vacancy rate in Saskatoon has fallen to an all time low at 1.2% as of December, 2007.

One of the reasons behind this is the booming housing market in Saskatoon. Saskatchewans economy is at an all time high and as a result we saw over 15,000 people move back to our province last year. The Saskatoon real estate market saw approximately a 50% increase in 2007. Early projections are that this will continue into 2008.
