Slidell, La For Sale By Owner Tips - Important Forms Needed to Sell Your Home

You're dreaming of your next move and are ready to put your sign in the ground.  But before your studs hit the mud, be sure you are prepared for what's to come. 

Let's talk paperwork; if you are not a natural born 'organized' individual, now is the time for a crash course.  A fellow agent once said to me as she was preparing for her client's closing, "There is so much paperwork to account for in a real estate transaction sometimes you forget there is a house involved,"  Funny statement, but oh so true. 

Take my advice, go out and get yourself a legal folder with prongs and a two-hole paper puncher right away.  You will want to keep all of the original documents once signed by yourself and your buyer handy for closing.  Documents?  "What documents," you ask.  Allow me to share with you a well written list of documents you'll want to become acquainted with before you list your house for sale by owner courtesy of REALTOR® Magazine: 

Forms You'll Need to Sell Your Home

1. Property disclosure form. This form requires you to reveal all known defects to your property. Check with your state government to see if there is a special form required in your state.

2. Purchasers access to premises agreement. This agreement sets conditions for permitting the buyer to enter your home for activities such as measuring for draperies before you move.

3. Sales contract. The agreement between you and the seller on terms and conditions of sale. Again, check with your state real estate department to see if there is a required form.

4. Sales contract contingency clauses. In addition to the contract, you may need to add one or more attachments to the contract to address special contingencies - such as the buyer's need to sell a home before purchasing yours.

5. Pre- and post-occupancy agreements. Unless you're planning on moving out and the buyer moving in on the day of closing, you'll need an agreement on the terms and costs of occupancy once the sale closes.

6. Lead-based paint disclosure pamphlet. If your home was built before 1978, you must provide the pamphlet to all sellers. You must also have buyers sign a statement indicating they received the pamphlet.

Balloons are floating above your mailbox and the day has arrived!  Strangers, yes strangers will soon arrive to view your home that is now 'open to the public.'  Have you considered your safety?  Here are some excellent safety tips for your big day courtesy of REALTOR® Magazine:

Open House Safety Tips

An open house can be a great sales tool, but it also exposes you to numerous unfamiliar people for the first time. Stay safe by practicing these guidelines.

  • Call the local police department and ask them to have a squad care drive by during your open-house hours.
  • Check your cell phone's strength and signal prior to the open house. Have emergency numbers programmed on speed dial. Carry an extra, fully charged cell phone battery.
  • Determine several "escape" routes that you can use in case of an emergency. Make sure all deadbolt locks are unlocked to facilitate a faster escape.
  • Turn on the lights and open the curtains. These are not only sound safety procedures, but also great marketing tactics.
  • Make sure that if you were to escape by the back door, you could escape from the backyard. Frequently, high fences surround yards that contain swimming pools or hot tubs.
  • When prospective buyers begin to arrive, jot down their car descriptions, license numbers and physical descriptions.
  • When showing the house, always walk behind the prospect. Direct them; don't lead them. Say, for example, "The kitchen is on your left," and gesture for them to go ahead of you.
  • Notify a friend or a relative that you will be calling in every hour on the hour. And if you don't call, they are to notify the police immediately.
  • Inform a neighbor that you will be showing the house and ask if he or she would keep an eye and ear open for anything out of the ordinary.

You've decided to go it alone, after all, with a little hard work, a willingness to be on call to your potential buyers and a lot of real estate knowledge you are capable of selling your own home and saving the extra cash, right?

It's time to do some research - let's talk pricing!  Pricing your home correctly is one of the most important aspects to selling your property for the most money, with the least hassles, and in the shortest amount of time.  I'm going to share with you some tips on pricing your home courtesy of REALTOR® Magazine to provide you with very valuable info to aid in your success:

Tips for Pricing Your Home

  • Consider comparables. What have other homes in your neighborhood sold for recently? How do they compare to yours in terms of size, upkeep, and amenities?
  • Consider competition. How many other houses are for sale in your area? Are you competing against new homes?
  • Consider your contingencies. Do you have special concerns that would affect the price you'll receive? For example, do you want to be able to move in four months?
  • Get an appraisal. For a few hundred dollars, a qualified appraiser can give you an estimate of your home's value. Be sure to ask for a market-value appraisal. To locate appraisers in your area, contact The Appraisal Instituteor ask your REALTOR® for some recommendations.
  • Ask a lender. Since most buyers will need a mortgage, it's important that a home's sale price be in line with a lender's estimate of its value.
  • Be accurate. Studies show that homes priced more than 3 percent over the correct price take longer to sell.
  • Know what you'll take. It's critical to know what price you'll accept before beginning a negotiation with a buyer.

Slidell For Sale By Owner - Is Your Buyer Qualified?

The decision has been made, the sign is prominently displayed in your front yard, you've posted advertising to all the top search engines including dozens of photos displaying your beautiful home from the most perfect angle and you wait.........

But, when that offer comes in there's work to be done,  you must dot your 'i's' and cross your 't's' it's game time!!

Allow me to share with you these following tips regarding Buyer Qualifications courtesy of REALTOR® Magazine:

Is Your Buyer Qualified?

Unless the buyer who makes an offer on your home has the resources to qualify for a mortgage, you may not really have a sale. If possible, try to determine a buyer's financial status before signing the contract. Ask the following:

1.Has the buyer been prequalified or preapproved (even better) for a mortgage? Such buyers will be in a much better position to obtain a mortgage promptly.

2.Does the buyer have enough money to make a downpayment and cover closing costs? Ideally, a buyer should have 20 percent of the home's price as a downpayment and between 2 and 7 percent of the price to cover closing costs.

3. Is the buyer's income sufficient to afford your home? Ideally, buyers should spend no more than 28 percent of total income to cover PITI (principal, interest, taxes, and insurance).

4. Does your buyer have good credit? Ask if he or she has reviewed and corrected a credit report.

5. Does the buyer have too much debt? If a buyer owes a great deal on car payments, credit cards, etc., he or she may not qualify for a mortgage.

Please don't get yourself caught up in a contract with an unqualified buyer, be sure to ask the important questions and recieve pre-approval in writing from the buyer's lender.  

The last thing you want to do is remove your home from the market for 30+ days to find out the buyer wasn't qualified and you've missed out on potential qualified buyers shopping in your subdivision!!

Glass half-empty regarding our current housing market?  Here's a huge dose of optimism to help you see it as half-full!  This Crete, IL REALTOR has written an excellent post sharing her optimistic views of the future of our market with our next population BOOM just around the corner!

Before anyone is allowed to print anything regarding the condition of the housing market, they should be required to read Harvard University's Joint Center for Housing Studies report published in July. Kind of like continuing education.

The housing market is driven by supply and demand. The people provide the demand and the level of demand is consistent with the number of people who need the product.

We had a boom, a bust and another boom. No, not housing booms - birth booms. There was a baby boom. They created demand for housing at a rate consistent with the number of them who reached the average age of household formation. When the Boomers were buying their first homes, the average age of first-time buyers was 25. They marched into the housing market, gobbling up starter homes, reselling to their younger counterparts and driving the new construction industry through the roof.

Then there was a bust - a significant drop in births in the 1970's. Thirty something years later and the market is experiencing a drop in demand as a direct result of a lack of thirty-something consumers reaching the average age of household formation. Remember in 2006 the average age of first-time buyers (NAR statistics) was 33. Births dropped in 1973. Do the math. The experts should not have missed the crash of 2006, it's inexcusable and was easily projected.

Missing from the news is the projection of the next boom. It's right around the corner and brings legitimate reason for optimism. The average age of first-time buyers is now 30. The generation under 30 is enormous - as large as the Baby Boom. This generation is on the threshold of entering their household formation years and they will do so in numbers which rival the Baby Boom.

However, they won't come in on a 1:1 ratio, meaning the demand will be consistent with their numbers. Every one of them (and there are more of them than Boomers) will generate three or four sales for the Baby Boom sellers. They'll buy a small house, so someone can trade up and someone else can build. The next boom has the potential to make the last one look like a joke.

If there is a single silver lining in this mess it's the clearing out of the sub-prime mortgage products which did, indeed, mislead many unsuspecting people to believe they could afford a home beyond their means. Those products are gone and it's a blessing for the next wave. However, bad products didn't cause this mess. The drop in demand caused this mess. Previously, with sufficient demand, even those who found themselves in financial distress could achieve a sale and get themslves out of whatever they found themselves in. With no one coming in at the bottom to create absorption, those in financial distress could not outlast the time frame allotted by the lenders and foreclosures were bound to rise.

It's important for the sake of confidence that people are given all the factors which played a role in this. The next wave of demand is right around the corner, and these young buyers stand to reap the benefits of a solid financial future by purchasing a small home now at the bottom of the market and watching as their counterparts march into the market and drive their equity up, just like the Boomers did. Yes, it's really okay to give your adult child your encouragement to buy a starter house in these conditions. They'll do just fine.

Excellent Decluttering tips from this Sydney, Australia Home Stager!

If you find yourself with a home that's currently on the market, or you're just about to take the plunge and face the property market head on, then it's quite possible that you've at least considered have a good clean out and cutting down on some of your ‘stuff'.

Oh, you won't hear any argument from me; tips on decluttering your home are a dime a dozen. Usually the information is fairly standard. Cleaning, deciding where to start, what to keep, what to throw out, give away, what to put it in and then where to put. You get the picture - don't you? If not here's an article on that side of things you might like.

That's ok. Stick with them; I dare say you'll need them sooner or later. I'm hoping to get you to think about this process from a different angle than you're perhaps used to. We aren't going to be talking about the nuts and bolts (trust me, you'll need a container for those), so much here, but the in's and out's. We'll be talking quite a bit about the relationship you have with your clutter.  

I won't promise you that it's going to be pretty; I will promise you that it's going to be completely necessary. Ready?

First things first.

1. Define your clutter (aka clutter physiology)box of clutter

Clutter means different things to different people. To a real estate buyer, the term generally refers to the years of accumulated ‘odds and ends' that home owners tend to have around them. You can bet that these things are of little use to anyone but the owners themselves. For example; clothing that doesn't fit, collectables of any kind (yes, of any kind), books, magazines, toys, videos, DVD's, craft ‘bits', old birthday cards, presents you have no use for, 100's of photos, old baby clothes, old shoes, tools and so the list goes on and on. Yet, far too many sellers insist on hanging on to this stuff at sale time. The end result is house hunters feel claustrophobic and stressed.

2. What's with the clutter? (aka clutter psychology #1)

Ever wondered why you're hanging on to the things you hang on to? For most people there's some kind of emotional connection. Guilt, perhaps some whimsy. The very thought of throwing something away causes you anxiety as you imagine part of yourself being lost with that 'special' piece. For those things that are very special to you, consider starting up a scrapbook, journal or keepsake box. For things like cards an letters you can paste those straignt into your scrapbook and make a few notes about that time. For things like a favourite sweater, or baby outfit, grab your camera and take a photo, then add your photo to your scrapbook. Again, write a few lines to help you and others to remember that time. For those things you've collected because you think you'll have a use for down the track, ask yourself how long you've had it. If it's more than 2 -3 months it's time to get rid of it.

3. When to Declutter? (aka clutter psychology #2)

We're talking about the ‘P' word - procrastination. Putting off today what should be done tomorrow. Only tomorrow never comes. It's all because you feel overwhelmed. This is where planning comes into it. Break it down into smaller chunks (see our next tip), and then get some help from family or a friend.

pantry4. What will be yours and your buyer's needs?

Think about the rooms you have and your immediate needs while your house is on the market, and what buyers want to see'. Let's take the kitchen as an example. You'll of course need food on hand, and some food preparation and cooking equipment, along with some serving ware. Buyers of an occupied home expect to see these things in a kitchen, and they like to know how they fit into the space.  This leaves things like out of date food, 15 different pots and serving dishes, 4 dinner sets, umpteen drinking glasses, personal papers and anything else rarely uses to be packed away until you move, thrown away or donated. Take this similar ‘what are my immediate needs & what do buyers want to see' approach to the other rooms in your house.

5. The time factor - tear through like a hurricane or flow like a gentle breeze?

If you intend to sell, then you may have to prepare yourself for the most frenzied de-cluttering weekend you've ever had. It can feel a bit like a hurricane in that sense; really intense, but thankfully short.  Just remember your plan and get all the help you can possibly muster. If you're the procrastinating type, then the ‘gentle breeze' approach may be the best and least painful way to go. Go room by room or even drawer by drawer if it helps. Take your camera with you as you go and try to make the most of it. And put a time limit on the process. Reward yourself at the end, with some scrapbook time.
