      <title>Assessed Values and You; What you Need to Know before Seeing Your Assessor</title>
      <description>&lt;p&gt;New property assessment valuations are due to be out to homeowners in February of every year.&amp;nbsp; Often when I'm working with sellers and inquire about their assessed values, few understand the meaning of this document and it's relevance to a potential sale of their property.&lt;/p&gt;&lt;p&gt;Even more important is understanding the relationship between your Assessed Value and your Taxable Value.&amp;nbsp; Homeowners are quick to argue their assessed values with their local assessor to "lower their taxes"&amp;nbsp;not understanding how their taxes are calculated.&amp;nbsp; This short overview should bring quick understanding to the process.&amp;nbsp; Before I explain further, let's look into a couple of definitions:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;True Cash Value&lt;/em&gt;&lt;/strong&gt; - is a property's common selling price for that home, generally in keeping with the market value expected if sold.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Assessed Value&lt;/em&gt;&lt;/strong&gt; - (A/V) generally considered 50% of True Cash Value.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;State Equalized Value&lt;/em&gt;&lt;/strong&gt; - (SEV) the value resulting after county and state equalization processes&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Capped Value&lt;/em&gt;&lt;/strong&gt; - is the parcels prior year taxable value times the Consumer price index or 5% whichever is of lesser value.&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;Taxable Value&lt;/strong&gt;&lt;/em&gt; - (T/V) the lesser of assessed value or capped value, unless there's been a transfer of ownership during the year&lt;/p&gt;&lt;p&gt;OK, Karla, so what does all that mean to me??&amp;nbsp; Well to begin with in March 1994, Proposal A was approved by Michigan voters&amp;nbsp;that made huge changes in the way Michigan properties would be taxed.&amp;nbsp; No longer would a property be taxed on the &lt;strong&gt;Assessed Valuation&lt;/strong&gt;&amp;nbsp;as in previous years, but a new &lt;strong&gt;Taxable Value&lt;/strong&gt; came into effect.&amp;nbsp; The Taxable Value is what our&amp;nbsp;property taxes are&amp;nbsp;calculated upon.&amp;nbsp; (&lt;em&gt;Taxable value x Millage Rate = Property Taxes&lt;/em&gt;)&amp;nbsp;&lt;/p&gt;&lt;p&gt;Taxable Value is increased by Capped Value per year, using the Consumer price index or 5% whichever is of lesser value.&amp;nbsp;&amp;nbsp; If a property has been sold that previous year, a readjustment is often made to the sale price if within overall market values.&amp;nbsp; A home sold for $1 will not be adjusted to .50 cents, it is unrealistic.&amp;nbsp; It will be adjusted to 50% of&amp;nbsp;general market value.&lt;/p&gt;&lt;p&gt;Interestingly, most homeowners view their Assessed Valuation as something to be disputed with their Assessor in hopes of lowering their Property Taxes.&amp;nbsp; When in reality, it is their Taxable Value they should be concerned about.&amp;nbsp; &lt;/p&gt;&lt;p&gt;More than ever, buyers and their realtors are very astute to assessed values and their relationship to what they should consider paying for that particular home.&amp;nbsp; If that homeowner has spent years in dispute with the assessor and has successfully had his/her Assessed Value reduced, it will not serve them well when trying to sell their home as their A/V will convey a message of lesser value in relationship to desired market price.&lt;/p&gt;&lt;p&gt;Buyers I work with are&amp;nbsp;reviewing all aspects of information on a home of potential purchase, and a study of it's&amp;nbsp;A/V quickly tells them if the property they are considering lines up with other properties of likeness.&amp;nbsp; Therefore, it is important for a homeowner to consider his/her decision in pursuing a lower A/V as opposed to lowering the T/V.&amp;nbsp; You may win the battle for taxes, but&amp;nbsp;could lose&amp;nbsp;the war when it comes to resale.&lt;/p&gt;&lt;p&gt;Lastly, if you feel your&amp;nbsp;A/V and&amp;nbsp;T/V are too high, it is a good idea to compile recent sales in your neighborhood of likeness to bring with you to discuss with your local assessor.&amp;nbsp; The assessors are usually reasonable, care about what they do professionally&amp;nbsp;and are willing to discuss changes to values, especially in this&amp;nbsp;unique housing&amp;nbsp;market we are in.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;strong&gt;Foreclosure sales&lt;/strong&gt; in January 2008 rose to an astounding 52% of all total homes sold.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Total sales&lt;/strong&gt; for January&amp;nbsp;faired&amp;nbsp;better than the last 4 months, (since 8/07), and are up 18% from one year ago.&amp;nbsp; Out of the&amp;nbsp;983 total sales for January 2008, 513 were homes sold with a short sale or foreclosure status.&amp;nbsp; This is an increase of 37% of foreclosure homes sold from one year ago.&amp;nbsp; The tide is turning, homes are selling and&amp;nbsp;if you are looking for an amazing deal on a home investment....then&amp;nbsp;jump onboard the fast track train to instant financial equity!&lt;/p&gt;&lt;p&gt;Coupon clipping, bargain shopping, garage sales, estate sales are all ways we look to find a great deal!!&amp;nbsp; In the arena of existing homes, it couldn't be easier to find a great bargain!&amp;nbsp; It couldn't possibly be a better time to buy.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Recently an agent from our office sold&amp;nbsp;his buyer client&amp;nbsp;a foreclosure home in Holland.&amp;nbsp; It was in a neighborhood where the home&amp;nbsp;values ranged from $130,000 - $150,000.&amp;nbsp; His buyer paid $81,000 for this home built in 1999.&amp;nbsp; There was some work to be done in the lower level, but it was an outstanding bargain, and no coupons were needed!&lt;/p&gt;&lt;p&gt;It is exceedingly important you work with an agent who knows the foreclosure business if you are looking for these extreme bargains.&amp;nbsp; They are out there, but you have to know the junk from the good stuff.&amp;nbsp; It takes an expert to do that for you.&amp;nbsp; Just like a good&amp;nbsp;estate sale, the antiques of great value can be viewed by the experienced dealer,&amp;nbsp;and very rarely by the&amp;nbsp;casual shopper.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;strong&gt;I am often asked two questions:&amp;nbsp; "Do you think the Grand Rapids economy will rebound?&amp;nbsp; Is Grand Rapids going to make it??"&amp;nbsp;&lt;/strong&gt; It is with shock that I look at them and wonder if they've been living here at all.&lt;/p&gt;&lt;p&gt;"&lt;strong&gt;Look up, for your redemption draweth nigh&lt;/strong&gt;!"&amp;nbsp;&amp;nbsp; I've been pondering these words lately, and&amp;nbsp;I find them to be very applicable&amp;nbsp;to the Grand Rapids explosion now taking place.&amp;nbsp; All one has to do is take a leisurely stroll downtown and &lt;strong&gt;&lt;em&gt;look up&lt;/em&gt;&lt;/strong&gt;.....try to locate a building within the $1.1 Billion (that's with a B) of new construction taking place that's not at least&amp;nbsp;5 stories tall and more.&lt;/p&gt;&lt;p&gt;It is with great joy that I write to all who are willing to listen......&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;LIKE THE CATERPILLER IN THE CACOON WAITING FOR IT'S NEW BIRTH, GRAND RAPIDS IS IN THE MIDST OF GREAT&amp;nbsp;CHANGE.&amp;nbsp; LITTLE BY LITTLE METAMORPHASIS IS TAKING PLACE.....KEEP WATCHING.&amp;nbsp; &amp;nbsp;THAT GORGEOUS COLORFUL BUTTERFLY IS&amp;nbsp;COMING&amp;nbsp;AND AT THE RIGHT TIME, NEW HEIGHTS WILL BE SOARED.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;How do I know?&amp;nbsp;&amp;nbsp;Recently, having taken the tour of the new exclusive JW Marriott, confirmed my knowledge of this great city.&amp;nbsp;&amp;nbsp; You see, we have too many amazing men and women who care deeply for Grand Rapids, and&amp;nbsp;who have poured millions into this local economy; not only in the past, but are doing so in the present, which will impact our future.&amp;nbsp;&amp;nbsp; These folks are true visionaries and have&amp;nbsp;the personal willingness to extend themselves for the good of this city.&amp;nbsp; How many other cities can boast that?&lt;/p&gt;&lt;p&gt;Interestingly, the new JW Marriott is already constantly buzzing well above predictions and expectations&amp;nbsp;with reservations from throughout the global world.&amp;nbsp; Doctors and researchers from as far as Japan&amp;nbsp;are flying in to Grand Rapids!&amp;nbsp;&amp;nbsp; This is honestly big stuff, and something we cannot see on a daily basis in our real estate climate,&amp;nbsp;but all of this is going to impact our Grand Rapids economy for generations to come.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The metamorphasis is taking place.&amp;nbsp; We're being recreated, and will become world reknown.&amp;nbsp; Just watch.&lt;/p&gt;&lt;p&gt;I repeat........"&lt;strong&gt;LOOK UP, FOR YOUR REDEMPTION DRAWETH NIGH!"&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>JW Marriott, Grand Rapids, Michigan - What a Place to Stay!</title>
      <description>&lt;p&gt;Last Saturday night during my&amp;nbsp;bi-annual ladies night out with my gal pal, we decided to venture downtown having not a clue where we'd entertain ourselves for dinner.&amp;nbsp; Without much thought, staring at the blue lit building, we decided to venture into the newly opened exclusive &lt;a href="http://www.marriott.com/hotels/travel/grrjw-jw-marriott-hotel-grand-rapids/" target="_blank"&gt;JW Marriott&lt;/a&gt; for a peek.&amp;nbsp; What we discovered was much more than entertainment, as we stood in awe of one incredible magnificient masterpiece of design, cool elegance, and international delight.&amp;nbsp; Let me explain......&lt;/p&gt;&lt;p&gt;It really wasn't but a couple of steps into the main foyer when I realized this was not my grandma's hotel, for immediately&amp;nbsp;my eyes fell upon colors of every liking specifically intended for world travelers.&amp;nbsp; Without hesitation and with the encouragement of the restaurant hostesses, we asked the concierge for a hotel tour.&amp;nbsp; Here's what I learned:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;VISION &lt;/strong&gt;-&amp;nbsp; Alticor having continued futuristic vision, knew that Grand Rapids is and will be a revolutionary city in the State of Michigan.&amp;nbsp; Just take one look around, and you will see the beginning rumblings of a new West Michigan.&amp;nbsp; The late Mr Jay VanAndel and the Alticor CEO's approached Mr Bill Marriott about having his premier hotel in Grand Rapids.&amp;nbsp; Bear in mind, only 37 JW Marriott hotels&amp;nbsp;exist in the world, only 16 are in the US.&amp;nbsp; It is a great honor to have this hotel here.&amp;nbsp; This was one of the last projects overseen by the late Mr Jay VanAndel, and a Steelcase chair in his honor has been placed in every single room with distinction.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;ARCHITECTURAL&lt;/strong&gt; - I cannot even begin to describe the intricasies of all the architecture and design, from the flooring, to the walls, the furniture (all locally purchased and designed through Steelcase, Inc.), the wallpaper, the hardware etc., that complimented each other in every detail.&amp;nbsp; It was truly astonishing to observe the intense thought process and planning that went into this project.&amp;nbsp;&amp;nbsp;I had to chuckle to myself, as even in the ladies room, the hardware used there mirrored the tiny design of the wallpaper.&amp;nbsp; It was truly amazing.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;INTERNATIONAL&amp;nbsp;DIVERSITY&lt;/strong&gt; -&amp;nbsp; Grand Rapids Sister Cities International.&amp;nbsp; Unbeknownst to me, Grand Rapids has sister cities across the globe.&amp;nbsp; One floor is dedicated to each of these cities, and they are:&amp;nbsp; Zapopan, Mexico, Perugia, Italy; Omihachiman, Japan; Bielsko-Biala, Poland; Ga District, Ghana.&amp;nbsp; It was an amazing task undertaken by hired photographers who spent from one week up to one month in each of these cities, and brought back amazing photo shots displayed throughout each of these floors and the entire hotel.&amp;nbsp; It is said, one could spend one full day viewing and appreciating all the artwork brought into this hotel.&amp;nbsp; In addition, a Japanese and Spanish interpreter are on staff to assist world travelers from around the globe.&amp;nbsp; Grand Rapids is changing faces and putting on new colors.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;ACCOMMODATIONS &lt;/strong&gt;-&amp;nbsp;&amp;nbsp; Don't think for one moment that extensive thought was not put into each room and hotel suite.&amp;nbsp; This particular evening we toured one of the Japan Suites, which was completely amazing in that each room hosted a 37" flat screen television, plus an entire technology access and docking station including a separate keyboard and mouse, and another huge flat screen monitor for your use.&amp;nbsp; The bed linens were of the finest, which you would expect from such a luxurious place.&amp;nbsp; Individual bedside attached lights were convenient for each guest, and the room telephone allowed you to freely roam the entire hotel while never missing a phone call.&amp;nbsp; Marble and textured flooring all added to the unique ambiance.&amp;nbsp; The views were absolutely spectacular.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;DINING&lt;/strong&gt; -&amp;nbsp;&amp;nbsp; Our experience couldn't be complete without dining in the restaurant called &lt;a href="http://www.opentable.com/rest_profile.aspx?rid=16141" target="_blank"&gt;SIX.ONE.SIX&lt;/a&gt; (our area code, of course!).&amp;nbsp; Not letting my senses quiet down for one minute, the restaurant was a delight.&amp;nbsp;&amp;nbsp; My unique selection for the evening was a Pumpkin Pasta dish that had me "at hello".&amp;nbsp; Again, the environment was full of spectacular color, texture splashes, and streamline contemporary place presentations.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;THE EXTRAS -&lt;/strong&gt;&amp;nbsp; Again, the planners didn't miss a beat.&amp;nbsp; From the indoor heated pool, to the spa, steam rooms and whirlpool tub, everything fit into the complete landscape of its cool environment.&amp;nbsp; Particularly sweet was their distinctive executive boardrooms that couched the softest leather seats I'd ever felt.&amp;nbsp; I knew where my next board meeting needed to be!&amp;nbsp;&amp;nbsp; Conveniently included is&amp;nbsp;the much needed Starbucks for that morning cup a jo'.&lt;/p&gt;&lt;p&gt;As you can tell, our evening of "what do we do tonight" turned into an evening of delight and wonder.&amp;nbsp; What man can plan, build, execute and bring to the masses is truly a gift.&amp;nbsp; I was delighted to unwrap this jewel and consider it a new beginning to our&amp;nbsp;changing Grand Rapids landscape.&amp;nbsp; It is far more reaching than it's four corners, and has already hosted many from around the globe.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;OH DID I MENTION??&amp;nbsp; YEAH, THERE'S A HELICOPTER PAD ON THE TOP OF THE HOTEL IN CASE YOU NEED A QUICKER LANDING.&amp;nbsp;&amp;nbsp;THAT'S MY NEXT ADVENTURE.......&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;       <title>It's Raining Foreclosures</title>
      <description>&lt;p&gt;&lt;strong&gt;Michigan &lt;/strong&gt;is currently&amp;nbsp;#3 state of the US for foreclosures; and the thunderclouds are still rolling through as in Kent &amp;amp; Ottawa counties alone, 463 foreclosures have been posted in the last 30 days per the Grand Rapids Press.&amp;nbsp; A combination of ugly loans made to&amp;nbsp;less than&amp;nbsp;credit worthy recipients, 5/1 &amp;amp; 3/1 ARM's from the refinance madness now maturing causing higher than expected payments,&amp;nbsp;or&amp;nbsp;the unfortunate demise of job loss has created a bees nest of an unruly housing market.&amp;nbsp; Already&amp;nbsp;being stung&amp;nbsp;by a sluggish sales market, Michigan&amp;nbsp;along with California and Florida is experiencing an&amp;nbsp;unpresedented sales market like never seen in the last 30 years, frustrating sellers and pushing them into that sticky situation of losing their homes.&lt;/p&gt;&lt;p&gt;What to do??&amp;nbsp; Well, it might all depend upon what role you are in....here's some thoughts:&lt;/p&gt;&lt;ol&gt;
&lt;li&gt;&lt;div&gt;
&lt;strong&gt;If you are a real estate agent&lt;/strong&gt;, it's time to get aggressive and help your sellers take an honest look at the market and their own home, what options lie ahead for them, and reconsider is this the best time to sell??&amp;nbsp; Furthermore, is it the best&amp;nbsp;idea to take that overpriced listing that the seller is SURE his/her house is worth??&amp;nbsp; Remember that you are in business to be successful and have successful transactions; and taking listing where sellers just will not cooperate with a struggling market is counterproductive to your goals.&lt;/div&gt;&lt;/li&gt;

&lt;strong&gt;If you are a seller&lt;/strong&gt; and know that you are looking at not being able to make your house payments, there are a number of things you can do proactively.&amp;nbsp;&amp;nbsp; A)&amp;nbsp; Consider listing your property with a very good experienced real estate agent.&amp;nbsp; Be sure to listen to him/her and take their advice.&amp;nbsp; They have the knowledge (at least most do) to provide you all the statistics of successful solds and unfortunate expireds to assist you in avoiding a foreclosure and selling prior to the bank&amp;nbsp;making claim to&amp;nbsp;your property.&amp;nbsp; This combined with a good strategy for getting your home ready for sale should be able to provide you a good foundation to avoid the lenders icey grip.&amp;nbsp; Remember too, that you are competing with other foreclosures to get your home sold, so competitive you must be.&amp;nbsp; B)&amp;nbsp; Call your lender.&amp;nbsp; These banks are well aware more foreclosures are on their way, and it might be possible to negotiate a possible short sale with them prior to trying to sell your home.&amp;nbsp; This gives you back some ability to keep your credit without losing your home, and again, by finding an agent who will work with you and the bank; it is possible to come to an agreement with a buyer, the bank, and you to preempt a foreclosure.&amp;nbsp; C)&amp;nbsp; Desperate times call for desperate measures.&amp;nbsp; Consider speaking with a credit counselor to find creative ways to maximize your budget, and minimize credit hiccups that can take years to cure.&lt;/div&gt;&lt;/li&gt;

&lt;strong&gt;If you are a buyer&lt;/strong&gt;.....Congratulations!&amp;nbsp; You&amp;nbsp;might be the biggest winner in this game.&amp;nbsp; There's lots to pick from, but be patient.&amp;nbsp; If you are looking for a good deal and a home in foreclosure, the bankers really don't care about your time and your potential move-in dates needed when presented with your offer.&amp;nbsp; The banks can take up to 8 weeks or more to give you an answer, and even then, it might be no to your offer.&amp;nbsp; I would suggest finding a HUD home first, they are the easiest to bid on, and to&amp;nbsp;receive acceptances of offers with finalized move-in dates.&amp;nbsp; Also, please be aware, just because you've heard it said, "it's a buyer's market" doesn't mean you will automatically be able to save $50K on an offer on a home.&amp;nbsp; More often than not, the seller has already made all the price adjustments he can, so negotiations may surprise you and be tighter than you thought.&amp;nbsp; There is&amp;nbsp;a common misconception that every home can be bid upon ridiculously.&amp;nbsp; Just not so.&amp;nbsp;&amp;nbsp; The "buyer's market" also means that the prices have already fallen a great deal, and once the market comes back, there's equity money in your pocket&amp;nbsp;just for living there!&amp;nbsp; Can't beat it.&amp;nbsp; So.....go and find yourself a great house for a great price.&lt;/div&gt;&lt;/li&gt;
