grand rapids: Assessed Values and You; What you Need to Know before Seeing Your Assessor - 01/30/08 05:54 AM
New property assessment valuations are due to be out to homeowners in February of every year.  Often when I'm working with sellers and inquire about their assessed values, few understand the meaning of this document and it's relevance to a potential sale of their property.
Even more important is understanding the relationship between your Assessed Value and your Taxable Value.  Homeowners are quick to argue their assessed values with their local assessor to "lower their taxes" not understanding how their taxes are calculated.  This short overview should bring quick understanding to the process.  Before I explain further, let's look into a couple of … (4 comments)

grand rapids: Grand Rapids Market Watch - From Cacoon to Butterfly - 11/28/07 02:45 AM
I am often asked two questions:  "Do you think the Grand Rapids economy will rebound?  Is Grand Rapids going to make it??"  It is with shock that I look at them and wonder if they've been living here at all.
"Look up, for your redemption draweth nigh!"   I've been pondering these words lately, and I find them to be very applicable to the Grand Rapids explosion now taking place.  All one has to do is take a leisurely stroll downtown and look up.....try to locate a building within the $1.1 Billion (that's with a B) of new construction taking place that's not at least 5 … (3 comments)

grand rapids: JW Marriott, Grand Rapids, Michigan - What a Place to Stay! - 11/27/07 11:47 AM
Last Saturday night during my bi-annual ladies night out with my gal pal, we decided to venture downtown having not a clue where we'd entertain ourselves for dinner.  Without much thought, staring at the blue lit building, we decided to venture into the newly opened exclusive JW Marriott for a peek.  What we discovered was much more than entertainment, as we stood in awe of one incredible magnificient masterpiece of design, cool elegance, and international delight.  Let me explain......
It really wasn't but a couple of steps into the main foyer when I realized this was not my grandma's hotel, for immediately my eyes … (6 comments)

grand rapids: Grand Rapids September 2007 Home Market Analysis - 10/31/07 03:30 AM
September brought in the lowest sales numbers to date in the last 4 years, topping out at 877.  Additionally, 28% of these sales (247 homes) were swallowed up by foreclosure and short sale status listings.  This is putting greater pressure on current home sellers to be competitive against this niche market.  Buyers are continuing to realize their edge in obtaining fantastic home deals in the Grand Rapids, Michigan area.
It's important for home sellers to analyze their market with their agent, get all the information and statistics possible to make an educated decision on pricing and presentation.
