marketing: How can Jelly Beans help you sell more mortgages? - 05/18/09 04:27 PM
A new friend of mine just joined Active Rain. His name is Kody King, and he works for Springwater Capital.  He and I recently were in a meeting together and he introduced me to a sales concept that he put together called the Jelly Bean Marketing Plan.  It's really very simple, but effective in terms of the way it's designed.  And I won't ruin his blog by talking about the details, but if you get a chance, please check out his blog.

marketing: Is Al Gore and the Green movement just hot air?? - 03/23/08 12:39 AM
You've gotta love Al Gore and his crowd.  Their still screaming to the world that we're using up our earth's resources, and we're doomed to be cooked in our own juices.  But a number of these same avowed carbon footprint advocates are themselves glorified abusers of everything they claim is wrong with America.
But now there are scientists...yes...die in the wool, REAL scientists, that are not paid by the Petroleum industry, who are now claiming that Al and his crowd are full of hot air.  First there was a Russian astro-physicist that suggested the sun is responsible for global warming or cooling … (20 comments)

marketing: Should I increase my advertising budget during a recession? - 03/10/08 01:28 PM
Recession talk....I guess it's not "if" anymore, but how bad is this one going to be?  Recessions are scary words, but in reality many actually thrive.  The current credit crunch is hurting everyone in the mortgage and real estate industries, but like any market in the past, it will rebound eventually.  The damage however will be felt by everyone, and naturally people spend less during recessions.  So how do you get more loans or real estate deals during these times, the reality is you may need to spend more to acquire more deals.
Interesting quote I found while researching business to business … (11 comments)

marketing: Are we just order takers or sales people? - 02/29/08 12:02 AM
Recently I've been forced to face a number of realities, and some of them have been eye opening.  Often in any industry complacency can take hold after years of doing the same thing over and over again.  I've witnessed this myself in my own practice.  For months my partner and I have watched our pipeline dwindle and though I know why it's happening, you still find other factors or reasons not to change.  The past seven years have been fantastic, and heck why change?  Perhaps it's human nature, or perhaps it's just poor planning, but often I witness this in other … (3 comments)

marketing: Please NO MORE SPAMMING ! "UFIRST AGENTS!!!" - 10/19/07 11:12 AM
I'm trying to be polite, and I've been receiving a number of these emails each day, but please "UFIRST" agents, please stop spamming.  These emails claiming you love my profile and you want to share with me this...blah..blah...blah... come on people.
Here is the reality, idea's, concepts, or blogs are much more appreciated then insincere attempts to advertise through emails.  I'm sure that other Active Rain members feel the same.   If you want to tell me that I have a great profile, then of course I have no problem with that, but if it's just an attempt to recruit and sell … (7 comments)

marketing: Are real estate agents utilizing their relationships properly? - 10/17/07 11:04 AM
I've personally put together several FSBO programs over the past 10 years.  One was particularly successful, and the other really never gained too much momentum.  I think the biggest reason for one succeeding and the other failing was the timing.  In 2003, Utah was going through a slllllooowww purchase market.  Allot of listings, stagnant value's, and allot of agents were struggling.  I heard a Ron Quinterro FSBO tape and thought it over and decided to jump in the FSBO market as a mortgage loan officer.  The reason was to hopefully help the sellers with their property by making a buyers purchase … (0 comments)

marketing: Reverse Mortgages fantastic addition to your business plans in 2008 - 09/19/07 05:51 PM
This is to all you mortgage professionals that are still hanging in there.  Just wanted to share a great story of what a reverse mortgage can do for someone, and that opportunities are all around us every day!
My Aunt called me from a recent card campaign that I had sent.  She had a question in regards to her grand daughter and if the grand daughter would qualify for a loan.  Anyway, we discussed the possible loan programs for her grand daughter, but then I was able to ask a few more questions about her situation.  Let her know that I just … (1 comments)

marketing: For all you mortgage loan officers...quick tip for quick biz - 09/07/07 03:25 PM

My partner and I just sent out a 5x7 postcard to all our former clients through a pretty cool company called Sendoutcards.com, then we followed up with a phone call to update them on our recent move we made to a new mortgage company.  We've found this to be awesome!  Think about it, they are hearing bad news all the time in the media, most of our clients are thinking it's a horrible time to do anything with a mortgage.  But our assurance and then ability to quote them some pretty amazing deals are like magic.  So far we've taken a … (1 comments)

marketing: How to cut costs when it's a tough market - 08/23/07 11:06 PM
Like it or not when markets go through a down cycle, businesses often cut costs.  Sometimes their cut's make no logical sense, but other times they can be brilliant.  Many of you are self employed like myself, and the one who makes decisions on cutting costs usually comes down to ones self.
My partner and I probably had are highest production month ever (12 years), but this business was generated before the past three week mortgage meltdown.  Like most of you, we are really looking at what cost's we can live with and which ones we need to eliminate.
Right away we noticed … (21 comments)

marketing: Dinner Party, the perfect networking event! - 01/23/07 11:59 AM
Most of us have gone to lunch or dinner with some friends. How many times have you had friends over for dinner at your home?  How many new contacts that you've barely met have been invited to dinner at your home?  Some of us even have a hard time getting the family around the table more then once a week, let alone invite over some relative stranger!
So after reading one of the chapters in "Never Eat Alone", by Keith Ferrazzi, it occurred to me that I need to expand my network of nocturnal eating companions.  Kieth makes some excellent suggestions as … (6 comments)

marketing: 10 Rules for effective Language (another book review) - 01/16/07 07:50 PM
As some of you Active Rain bloggers know I'm an active reader.  Recently I was at Borders and happened across this new gem.  "Words That Work, It's not what you say, it's what people hear", by Dr. Frank Lutz.  What perked my interest was the inside book cover.  There was a direct quote from Al Franken that made me laugh, "Language is like music. Unfortunately, the Republicans have a Paul McCartney in the person of Frank Luntz. Somehow, we Democrats got stuck with Yoko Ono."  That of course made me chuckle, and so I read the rest of the bio.  He … (0 comments)

marketing: They have to like you before they'll do business with you!! - 01/06/07 01:30 AM
This is a marketing piece that I send my clients once a year, and the inspiration of this piece was the master of networking and relationship building himself, Dale Carnegie.  As we get ready to go forth and create new relationships in our industries, let's remember that they first have to like you before they'll trust you!

Six Ways to Make People Like You Start by Liking Them!
The book, How to Win Friends & Influence People*, consistently makes the top five whenever there is a survey of most influential or inspiring books, and is often second only to the Bible. Dale Carnegie outlines … (7 comments)

marketing: Why you should be a gatekeeper - 12/06/06 01:20 PM
The Law of The Gate Keeper states: The business professional that refers out the most business will create the most reciprocal referral relationships in return. Translation: The business professional who controls the lead or relationship wins the golden prize...the DEAL!!
Regardless of what you do, you should always look for relationships with other professionals because they can help you increase your own business and represent future referrals . The easiest way for you to develop relationships with the people you want to work with is to start off the relationship by referring new business to them. That is the secret of getting … (1 comments)
