Advantages of Loan Preapproval - 01/26/09 03:33 PM
Loan preapproval is an essential first before shopping for a home, if financing is needed. Once a lender issues a preapproval letter, it means the buyer can:
Buyers save their time and the agent's time by only looking at homes they can afford. The home buyer gains confidence. Being preapproved, gives buyers the advantage of knowing that they can qualify to purchase the home. Sellers will be more likely to accept an offer from a buyer who is already preapproved. Closings happen faster. Since the bank already has the majority of the information from the buyer, the time frame for closing is … (3 comments)

Ready to Sell, Getting the Exterior Ready - 01/22/09 04:46 PM

When getting your home ready to sell, sprucing up the exterior can have a major impact on getting buyers in the door. One of the biggest decisions is whether or not to paint/stain the exterior. When you look at the home from across the street or from a distance, does it look old and faded? If so, it is often a very good investment to paint/stain the outside because it really spruces up the appearance of a house.
When deciding what color to paint, it should not be something unusual, but a color that fits in well with the neighborhood … (2 comments)

Determining Your Offer Price - 01/19/09 12:41 PM
So you have found the perfect home for your clients and you already know the seller's asking price? What price are your clients going to offer and what is the best way to determine that figure?
First, look at recent sales of similar properties to determine an offer range.
Comparable sales, meaning the recent sales of similar homes that compare closely to the one you are looking at, are very helpful. Accessing information on comparable sales can be easily accessed by the real estate agent. It is more difficult for the general public to obtain this information. Two of the most … (6 comments)

Dropping Your Asking Price...Too Late - 01/16/09 02:41 PM

Many agents have heard the words "Well we can start high and drop the price later." The importance of pricing homes right the first time has always been an integral part of getting a home sold, even in a good market. Sellers who start out with a high asking price and then drop it later, usually become "old news." Even if a … (8 comments)

So whether you have just enough bedrooms and beds for your immediate family or are prepared to host a whole crowd at any moment, here are some tips for increasing sleep space.
ONE ROOM: Attics or rooms with eaves work great as areas to fill with beds: bunk beds, twin beds, double beds or poster beds. Buildings that are separate from your home can work too, becoming a bunk room that's … (4 comments)
