ada county market report: November 2017 Market Snapshot : Ada & Canyon Counties

The year is nearly at its end, and here I have your November 2017 Market Report. December report will come in the new year. I posted October 2017 Market Report back in November (See that post here). Once again our local association, Boise Regional REALTORS®, does a fantastic job with monthly reports for both Ada & Canyon County. They have also added Gem County, which I will include starting in January. Median prices stayed about the same from last month. Homes sold are slightly down in both counties from October and days on market are slightly up, but inventory levels are sticking right at about 2 months. Summer will quickly be upon us. We've had a few hot days that have then jumped back to cooler spring weather. My kids had a couple of sprinkler days when it was in the mid 80's last week, which they enjoyed for a May day! I posted March 2017 Market Report back in April (See that post here). Yesterday I did a market report for Ada County First 3 Quarters 2013 Today let's compare it to all 4 Quarters of 2012 which was a pretty hopping market. Definitely an decrease in Days on Market in 2013 and an increase in both average and median prices. After many years of a down market it has been interesting watching the market turn over the last 2 years. I'm very interested to see what is going to happen as the last few months of 2013 go down and we move on into 2014. … (2 comments)

Check out the Ada County Market Statistics for 2013. It's been a pretty good year for both buyers and sellers. July was the clear winner for home sales, which isn't surprising, with June and August pretty darn equal. October was still better than February and look at the price differences since the beginning of the year! Fall has come and it has slowed a bit, so we will have to take a look at what will happen 4th quarter for an over all view of the year. Stay tuned.

I'm going to be honest - this drastic increase is good, but also seems a little frightening to me. We went through these appreciation rates back in 2005-2007 and I just don't want to see it happen again. I know that the market cycles, but wow. I would write a post like this myself, but our Ada County Association of Realtors Executive Director, Marc Lebowitz does such a good of breaking everything down himself that there really is no need for me to re-invent the wheel. A few months again (and surprisingly my last post, I wrote a blog post entitled Man, it's HOT, HOT, HOT. Well, it was in part due to the weather (it has been a surprisingly hot summer for Boise, Idaho) but also about the real estate market in this area since the beginning of the year. It hasn't stopped. We've been so busy that Active Rain and my blog have fallen by the wayside. My husband and I even jumped on the buying bandwagon and purchased a new home.
