I've noticed the past month, tons of activity in the Real Estate Market. At least in my Lake Arrowhead area of the San Bernardino Mountains in Southern CA. Now maybe we're a little different up here because this is a resort area, and MOST buyers are purchasing second homes. That said, I have been showing TONS of property lately and written (honestly, MANY offers) for people wanting a vacation home. This tells me that consumers that watch the "numbers,' are thinking THIS IS THE BEST TIME TO BUY.

For those BUYERS still straddling that wobbly fence, I honestly think if you don't hop off that thing soon, you may miss some good deals. Interest rates are still low great (though the word on the street is that they will be heading up soon).

We have some wonderful Lake Arrowhead homes for sale in our inventory, but inventory is SHRINKING (down about 100 over last year). That is a SIGN times are changing.

Get Your Lake Arrowhead Mountain Home Ready for Winter

Get Your Lake Arrowhead Mountain Home Ready for Winter

Winter is just around the corner! I know, because several mornings this week, temps dipped to a burrrry 31 degrees. This was my first clue to getting the old cabin ready for winter. If mountain folks don't prepare, they may face some expensive problems (like broken pipes, for one).

Below are a few tips to get your Lake Arrowhead (mountain) home"prepared" for "Old Man Winter."

Fireplace: It's a perfect time, if you haven't already, to call a Chimney Sweep. He/she can make sure your fireplace is not only clean, but safe.

Roof: Is your roof ready for rain and snow? A good check-up may be in order.

Landscaping: Sprinklers (irrigation systems) should be turned off and hoses drained.

Pipes! Make sure exposed pipes are "wrapped." These problems can be soooo expensive IF they freeze and burst.

Weekend cabin/home: If you're a part-timer, make sure you drain your pipes before heading home, and turn off the water. A SHUT OFF VALVE is an awesome item to have installed.

Doors and Windows: Weather-stripping and caulking should be your best friend!

Gutters: Clean them of leaves and pine-needles.

Power Outages: In case the power goes out (and it can!): Make sure you have plenty of candles, extra flashlights, loads of batteries & a lantern or two and matches. Generators are always helpful.

Snow Equipment: Place your snow shovels in an easy-to-get-to spot. If you have a snow blower, it's a great time to take it for a "check up."

Food and Drinking Water: Bottled water and can(non-perishable) goods should be on hand (3-4 days...just in case)

Sometimes we have to make moves (in business) to better improve ourselves and our business. I recently did just that. Not because I didn't like my former company and its owner, as I did. This new move, I knew, would be a huge plus for my clients and me.

We blog so we can give the consumer information regarding the Real Estate Industry, our Local Areas, Businesses while giving them a bit about ourselves. It's a shame when one of those consumers reads something and then Googles it to look for other articles and finds out it's on another website too...written by another person. Or they see the same picture from one author or site and then see it on another. Shame, shame, shame.

It's stealing...it's plagiarism and you could be sued or heavily fined!

We talk about transparency and writing as if we're 'talking' with the person. Through our writing the reader will determine just how sincere and REAL we are. Especially when they finally pick up the phone and contact us. You better be like the person in those stories you're 'writing' lest the reader loses interest...REAL QUICK.

We write OUR OWN words and use our own pictures.

This is the whole essence of blogging with ORIGINAL content so everyone who reads will ‘feel' a bit of who we are as a person as well. If you cut corners and steal, borrow, copy or even think that just because you ‘gave credit' to the photographer or the writer...it's wrong if you didn't get written permission.

In our industry we get EVERYTHING in writing.

Following are wonderful 'oldies but goodies' for those that THINK they are above the law:

Taking a stand of copyright violations by the Active Rain Real Estate Network This can have a very adverse effect on the community as a whole and must be stopped.

TLW (The Lovely Wife) wrote about If You Think It Can't Happen To You...You'd Be Wrong About That...ROAR! and copyright laws when it comes to PICTURES IN YOUR POSTS on your blog. Read why she and BB are very careful about what pictures they insert into their posts.

PLAGIARISM, COPYRIGHT AND GOOGLE JUICE is one article of Lenn Harley'sthat IS a must read. One of the points Lenn states is: "Destain for the law. The copyright law doesn't apply to them or it only applies of they get caught and then only if the owner of the intellectual property is willing or able to enforce their copyright."

"A Picture is Worth a Thousand Words? How About a Thousand Dollars?" Community Guidelines Re-Visited Rich Jacobson explains that ‘this guideline is extremely important, and will help to keep your hard-earmed money where it belongs and your butt out of court. It reads as follows: Respect copyrights. Only upload content/images that you have the right to use (what you have paid for or own), and whose copyright rules allow for commercial use.'

Worried Your Home Won't Appraise at The Purchase Price? See these HELPFUL Tips.

We ALL want to get the best price for our home when we're planning to sell (or re-financing). Nowadays, even if you think you've priced it right (once your Realtor has presented you with recent comparable solds in your area) and when you get a ready & willing buyer to sign on the dotted line, it doesn't mean the home will appraise. The following tips may help this happen (and they'll help get your home prepared to SHOW to the buyers):

First of all, PUT ON YOUR BUYER SHOES. Tryand detach emotionally from your house.
Curb appeal: Let's face it, you have to get the buyers out of their car! When they pull up, you want them to be "WOWd!" You ALSO want the appraiser WOW'd.
Cut the grass. Plant some colorful flowers. PAINT if needed. Fix cracks in the driveway. De-clutter: pick up the kids trikes and bikes. Just like inside the house, everything should be in its place.
Inside: Update the carpeting. Nothing is worse than dirty, old shag carpeting. Or, even clean, OLD shag carpeting. New carpeting gives the home that "fresh" look and SMELL.
CLEAN the house (every room!) by using some elbow grease! Paint if needed. De-clutter. Organize.
The Garage: Organize. Organize. Organize. If you don't need it, get rid (donate it or trash it) of it. You want the buyer (uh, appraiser) to walk into this garage and see he/she can parked there.

Of course, square footage is a BIG factor, and there's little you can do about that, unless you plan to make additions before you sell. But to work with what you have, think about those tips above. They help sell both the buyer and the appraiser.
