As always, Greg does a great job with his Lake Arrowhead Real Estate market reports.

I know I am, and have been, seeing a big change in sales. People are looking and, more importantly, buying. Sellers are seeing their home values go up the first time in years. The largest problem we have right now is inventory, or lack of.

Do you think your property needs some tree thinning? Then this post is for you?

“Forest Care” helps those of us living here in the forest with the tools and knowledge to help make sure we keep our environment healthy. For instance, if you own less than 20 acres and have more than 100 trees per acre over one foot tall, you may qualify for the Forest Care Program (basically it is thinning your trees). All you have to do is set up an appointment (# at the bottom) or fill out the form online and they’ll arrange to have a professional come visit your property (free) and verify that you do qualify for help in creating your own custom Forest Care plan. And the Forest Care Partners, the National Forest Association and California Department of Forestry and Fire Protection (with grants from the USDA Forest Service) may reimburse you for up to 75% of the cost of implementing your plan.

Why Forest Care? Because we live in such a “high fire area,” Forest Care is necessary to thin an overstocked, overgrown forest. Forest Care sets standards for thinning the trees on properties to establish healthy levels, including eliminating low undergrowth that can act as a ladder for flames, spreading them quickly from the ground to the forest canopy.

Are Pest Inspections BUGGING You?

I'm not sure about other states, but here in California we have the WOOD DESTROYING PEST INSPECTION AND ALLOCATION OF COST ADDENDUM (WPA) that we may add to a contract when writing an offer for our buyers. I always use this form, verses checking the box on the Residential Purchase Contract, as this one is more detailed: asks which party we'd like to pay for the inspection and which party we'd like to take care of Section I & II in the event anything "ugly" pops up during the inspection.

Well, I resently wrote such an offer and included the WPA asking the seller to take care of Section I (active items like dry rot and fungus or bugs). Lucky I did, too, as the inspector found some $7000 worth of problems. And, as agreed upon, the seller is having these issues taken care of. However, he isn't using the pest company that called out the items in question. He has chosen a local contractor to do the work, instead.

*** Need to add that another company did do an inspection for a second opinion.

This makes my Nervous Nellie Buyers a bit "bugged." They would rather the pest company who called out the items do the work. But since this is the sellers call, they have no say in it. I've explained their concerns to the listing agent and his response was, "Well, let's just credit the money to the buyers and they can have the work done after the closing of escrow with whomever they want."

That would be a perfect solution IF their lender didn't insist on a CLEAR PEST CERTIFICATE beforehand.

"I've never had a bank ask for a termite inspection or certificate of clearance." He said.

"REALLY?" I asked him. Because it is normally the case with lenders (that my buyers use) that they DO want a clear pest inspection report before they will fund a loan. Maybe not always, but most.

My question to Realtors: WHAT SAY YOU? Do your buyers' lenders usually ask for a clear pest report? (regardless which party pays for it, of course)?

WE LOVE OUR STUFF! But when You're Preparing to List Your Home; DE-CLUTTERING is a MUST!

Funny how when we go to list our home FOR SALE, we're shocked when we're told, "You need to de-clutter." I know, because I am just as bad as the next homeowner. I love my stuff, and it loves me. But the fact it, no one else gives a rip about it.

I had this conversation the other day with my sellers (NEW listing coming up!). It was actually the Mrs. that brought it up. "Tell me the truth," she said. "What junk do I need to get rid of?"

Not wanting to use the word junk, I explained that their home was wonderful. Well maintained. Lovingly cared for. Warm and cozy. Everything buyers are looking for when they are looking to purchase a LAKE ARROWHEAD home.

"However," I began. "I'd take down those (pointing to puzzles she had spent hours on), pack up most of your nickie- nackies (leave a couple here and there to add a little warmth to the room), cleared-off counter-tops & put away family photos; Like the one the Mr. has sitting on a bookshelf where he is proudly holding up a HUGE fish he had caught.

My sellers took all this advice well. Whew! They asked for a couple of weeks to "De-Clutter," before putting on the lock box, and I happily agreed.

Better to be prepared NOW so we'll be ready when the buyers come waltzing through and start imagining their stuff on the walls and shelves, instead of my clients stuff.

One of the first things I learned when I started in real estate was to answer the phone WITH A SMILE! I can't repeat that enough to rookies or seasoned Realtors. Regardless if you're answering your cell or the office phone, ANSWER WITH A SMILE!

I mean, really, think about it. When you call someone, can't you tell if the person on the other end of the line is a happy camper or a frumpy grumpy? I can! And the second I get their sucky attitude, I want to hit the "good bye" button. I couldn't care less what their problem is, because it isn't mine and that's not why I called.

The same goes when someone walks into your office (company office). You greet them WITH A SMILE/aka A GOOD ATTITUDE. It's difficult enough for people to stroll into a real estate office (they are already gun shy). And then to find Oscar The Grouch just proves one of the reasons why they avoid "us."

Real Estate is about people! And, attitude is KEY in this business. So, if you're not a people-person, you might want to find another profession. One where attitude doesn't matter. But this one, Real Estate, can (usually) mean the difference between a sale or NOT.

And lastly, it's as easy to smile as it is to frown. Do it. Do it.

So, I found my Lake Arrowhead buyers the home of their dreams, like all good Realtors do. I wrote the offer, worked out the details, got an acceptance & voila', we went into escrow. I'm making it sound easier than it is, of course, but you all know the ropes and I'm just avoiding the middle stuff.

Escrow is opened. Now their inspection period begins. This is a nail biting time for buyers/sellers/Realtors. At least, I think it is. In the end, even they turned out ok. The home inspector just found a couple little things my buyers would ask the sellers to address before closing. And, the pest inspection was done and completed. Great. All is well with the world.

...until I get a call one afternoon from my Mr.Buyer.

Buyer: I saw on XYZ site an aerial view of the property and it shows a shed at the lowest point of the lot I am buying. (a steep down sloped lot).

Me: These sellers have no shed. That XYZ site must be wrong.

Buyer: I think I'll get a survey.

Me: Ok

I give him names and numbers of survey companies and it's all set up and within a couple days my buyer and I are meeting the surveyor at the property. "I get more business from this XYZ site." The Surveyor spouts, as I am nodding in agreement.

The definition of 'Encroachment is a situation in real estate where a property owner violates the property rights of his neighbor by building something on the neighbor's.

Turns out XYZ sites aerial view was right, although the shed is actually a parking deck connected to the garage of the newer home. This newer home and the home my buyers are purchasing butts up to an access road. We have them (access roads) all over Lake Arrowhead, because most of our properties are built on sloped lots and home owners quite often have to use a non-maintained road to get to the entrance of their property.

The lower home owners parking deck is six plus feet on the upper home's land. This is called an Encroachment.

So what is the solution? 1. Lot line adjustment (expensive and takes a long time). 2. The upper homeowner granting an easement for the lower homeowners use for ingress and egress (because a homeowner MUST have the right to enter and exit his property). 3. Have an attorney draw up verbiage to insert into the granting of the easement stating the lower homeowner is responsible for maintaining and the liability of said land being granted to use (expensive). Oh... it could go on and on and on.

What turned out to be a perfectly good beginning, turned out to be a stormy escrow do to an Encroachment.

My Lake Arrowhead buyers are moving on to another home, but have learned some valuable lessons, as have I.

....one is, never underestimate those aerial views.

Back to Basics: Getting Away From The "Fire, Aim, Ready" Trap

Who hasn't needed to "Get Back to The Basics" when it comes to business? I know I have. And Greg's post proves this very point. Sometimes we forget what has gotten us to a certain point in business (especially when biz was so good). We may get lax. We may get tired. Bored.

But, it all comes back to basics in the end. What worked once, will most likely work again. And... with life in general.

I'm looking forward to seeing Greg's post again... as will my clients. Many used to follow his wonderful market reports! ;-)

Urgent. Important. Crucial. Imperative. Emergency. What grabs ahold of your attention, time, energy and focus? What is it that makes you determine which things you tackle now and what gets put on the back burner?   Which item on your to-do list will be the squeaky wheel that gets the grease? Do you often find yourself running around with your head cut off putting out fires right and left,yet not feeling like you're really getting anywhere?

You're not alone. Do you happen to see me at the other end of the boat you're sitting in, paddling fiercely against the current and looking haggard and worn out? Yep, we're in it together, my friend!

So I'm putting my foot down and saying, "That's it!" Time to change. Time to realign. Time to get back to the tried-and-true basics that we all know work (if we'll just do them). After 15 years of selling real estate, I happen to have some pretty nifty tools in my toolbox that work very well. I also have a pretty thick file titled, "These Things Don't Work - Don't Do Them Ever Again!"  Between the toolbox and the file, I'm relatively good to go.

It is so easy to get stuck in the rut of activity (or non-activity) and every so often, the cleansing and purging fire is necessary to stay healthy. Today is that day and the match has been struck. Let's light the fire!

My biggest back-to-basics activity is to blog again. I used to blog like clock work. You could count on 7-10 new posts from me each week. I was a machine. It wasn't always fun.   Not every post was "the best one ever." I didn't always look forward to compiling market stats, highlighting new listings and keeping up on current events, etc. But you know what? IT WORKED!

There you have it. That's my announcement. That's my plan. So, tell me...what's your plan?

April 22, 2013 is EARTH DAY and what a perfect time to talk about water conservation. And it's a perfect time to remind all our Lake Arrowhead residents that on May 1, 2011, LAKE ARROWHEAD COMMUNITY SERVICES DISTRICT (LACSD) will issue their IRRIGATION RESTRICTIONS.

What does that mean? It means you can only water your property on certain days and certain times during the day.

Did you know that the major source of water in Lake Arrowhead is "the lake?" TRUE! It contains about 47,000 acre feet of high quality water, with a surface area of approx. 780 acres. And we are very careful not to WASTE it.

Starting May 1 2013,
