Staging Your Entry Way and Front Yard Using Feng Shui - Let's Get the Chi Moving! - 11/22/09 05:11 PM
External curb appeal and your entry way are the two items that create a buyer's all important first impression of your home.  A potential home buyer will make up their mind about your home in under one minute.
What first impression would your home leave a buyer?

The goal of using Feng Shui to stage your home is to balance all five elements (wood, fire, earth, metal, water) in and around your property. (We are only going to look at external curb appeal and your entry way in this post.)

Does The Average Home Owner Know When To Call In a Home Stager? - 11/22/09 12:59 PM
With all the HGTV shows ~ such as Spice Kitchen, Get It Sold, The Stagers ~ does the average home owner know when to call in a professional home stager?
Or does the average home owner think home staging is nothing more than packing away some personal items, putting lemons down the garbage disposal, and lighting some candles?

Well, if home staging is done correctly it will be all the above and so much more!  Home staging is a relatively new concept in many areas of the county and it is still misunderstood.
Home staging is the process of de-personalizing a … (13 comments)

Realtors, Home Stagers, Mortgage Brokers - Are You Targeting The Correct Demographic? - 11/19/09 03:10 PM
With home prices being at their lowest level in eight year and the foreclosure mess appearing to take longer than anyone expected to rebound, who is actually purchasing a home in this market?
Well, HGTV will have you believe that every potential home buyer wants a home that is perfect and "move-in" ready.  HGTV will also have you believe that you can transform a severely decrepit home in two days for under $2,000.  Well, HGTV is not completely wrong but preparing and marketing a home does take a bit more work.
According to the National Association of Realtor's Profile of Home … (7 comments)

Holiday Decorating When You Are Selling Your Home - Is It Okay? - 11/18/09 05:13 PM
Any professional home stager will tell you that even one piece of art can be a distraction in a home, so what about a six foot Christmas tree?
My motto during the holidays (and for home staging in general) is "KIES." In other words, Keep It Elegant and Simple. Your holiday decorating must be kept simple and nondenominational (no religious items).  "KIES"also applies to your front yard.  Under no circumstances should you setup a twelve foot nativity scene that spans your entire front yard or a six foot tall Chanukah menorah that lights up at night.

Home Staging Tips to Create External Curb Appeal - 11/08/09 07:02 PM
External curb appeal is very important when you are planning on selling your home.  Your yard should appear as if it takes care of itself.  Over 85% of potential home buyers are starting their search for a new home on the Internet.  After a home buyer looks online they are going to drive by your property and take a look at the external curb appeal.  Here are some home staging tips for the outside of your home:1.  You should be able to see the front door clearly from the street.  Please trim any trees or bushes that are blocking the front … (9 comments)

Home Selling Tips for Pet Owners - 11/08/09 11:58 AM
It all depends on which statistics you read, Home Staging for Dummies claims claims that about half of the potential buyers that tour your home will be pet lovers.  Some other home staging books, have said up to 60% of home buyers have an aversion to pets due to simple dislike or a health reason.
In other words, your beloved pet(s) could be turning off up to 50%-60% of the potential home buyer traffic that is filtering through your home.  In my opinion, these numbers are pretty high and really need to be considered BEFORE you place your home on the … (18 comments)

Using Feng Shui to Correctly Prepare Your Home for Sale - 11/01/09 03:20 PM
Using Feng Shui to attract more potential home buyers is a fantastic idea.  When you start to look at the Feng Shui recommendations, you will see that some of them are identical to what you may be doing already to prepare your client's homes for sale.  Feng Shui does recommend de-cluttering, depersonalizing, cleaning, repairing, and then implementing the 5 elements (water, wood, fire, earth, and metal).
Here is a Feng Shui 5 Element Cheat Sheet for preparing your homes for sale:
Approximately 75-80% of the home's front door will enter through the Career center. The Helpful People room will be the room … (17 comments)
