&lt;p&gt;There are so many facets that residents love about this neighborhood such as the peace and quiet, well maintained homes, highly attended neighborhood association meetings and easy access to pretty much everywhere.&amp;nbsp; Not to mention a Kirkland address with a more affordable price tag!&amp;nbsp; &lt;a href="http://katesrealestate.com/" title="South Rose Hill - Kirkland Listings"&gt;Home prices range from the low $200Ks - the high $800Ks.&amp;nbsp; The median price is $465,000&lt;/a&gt;.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are still a few remaining homes built from the early 1900's and several built in the 50's and 60's; however remodels and newer construction are quite common here and some vacant land parcels are on the market.&lt;/p&gt;

&lt;p&gt;Residents enjoy many amenities on 70th and 85th main arterials including Costco, neighborhood restaurants like Pegasus Pizza, Tech City Bowling, Safeway grocery store and of course Starbucks.&amp;nbsp; Plus they have easy access to the freeway and downtown Kirkland is just on the other side of I-5.&lt;/p&gt;
&lt;p&gt;Lake Washington Senior High and Rose Hill Elementary schools are located in the South Rose Hill neighborhood as well as the Holy Family Parish School (pre-school through 8th grade).&amp;nbsp; The junior high school is Rose Hill Junior High located just east in the Grass Lawn neighborhood.&lt;/p&gt;
&lt;p&gt;The &lt;a href="http://www.meetup.com/neighbors-89/" title="South Rose Hill Neighborhood Association"&gt;South Rose Hill Neighborhood Association&lt;/a&gt; is combined with the Bridle Trails neighborhood.&amp;nbsp; The association is well attended and residents take good care of their properties and community.&lt;/p&gt;
&lt;p&gt;Two parks are located in the South Rose Hill neighborhood in Kirkland:&amp;nbsp; the newest one is&lt;strong&gt; Rose Hill Meadows Park&lt;/strong&gt;, located in the center of the neighborhood; a pretty setting with picnic benches, a covered seating area and an open lawn for lots of play. A portion of this park is a native growth area with streams and wetlands to instill a wildlife habitat.&amp;nbsp; Tucked away on the south side of the neighborhood is &lt;strong&gt;South Rose Hill Park&lt;/strong&gt;.&amp;nbsp; At one end is 70th Street, and at the other end is the quiet neighborhood.&amp;nbsp; Entering from 72nd Street you will follow a short trail with lots of tall trees and birds.&amp;nbsp; The park welcomes you with benches, grass, swings and a playground.&lt;/p&gt;

&lt;p&gt;The first thing I took notice of at &lt;a href="http://katesrealestate.com/" title="Redmond Listings"&gt;Anderson Park in Downtown Redmond &lt;/a&gt;were the really tall trees dressed up in beautiful tree socks.&amp;nbsp; It is vibrant and energizing and draws you in.&amp;nbsp; These tree socks were knitted by an artist named Suzanne Tidwell and the scene is titled "Artificial Light".&amp;nbsp; I've seen her art in other places; her most recent display is at the Redmond Town Center as lanterns hanging in the center.&lt;/p&gt;

&lt;p&gt;The outdoor stage is the center of activity for presentations in the summer in Redmond.&amp;nbsp; This is where ACTS OUT, anew FREE outdoor theater festival featuring a variety of work done by top Northwest theater companies.&amp;nbsp; This year it is held on August 10, 11 and 12 from 2pm to sunset (rain or shine).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another super interesting outdoor theater production will be held at Anderson Park in Downtown Redmond in three parts.&amp;nbsp; &lt;a href="http://www.lucianeare.org/" title="Lucia Neare"&gt;Lucia Neare's "Professr Pomme's Pomp and Pastry Paradoxicals"&lt;/a&gt;.&amp;nbsp; The performances are creative, whimsical and breathtakingly beautiful.&amp;nbsp; They are also FREE and will be performed Saturday, July 21, 4:00pm | Sunday, August 19, 4:00 pm | Saturday, September 22, 4:00pm.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;As far as&lt;a href="http://katesrealestate.com/" title="Redmond real Estate"&gt; real estate close to Anderson Park in Downtown Redmond, &lt;/a&gt;there are a few nice condos with prices under $300,000.&amp;nbsp; While there are a couple of houses downtown, Education Hill is the closest neighborhood with prices ranging from $250K to $600K.&lt;/p&gt;

&lt;p&gt;In January, King County's median prices were down 2% from last year.&amp;nbsp; Better than last months year over year comparison of 5%.&amp;nbsp; Sammamish continues to be faring the best with prices remaining stable all through last year.&amp;nbsp; On the low end are Bellevue condos which are down 16% from last year and Renton's market is down 15%.&amp;nbsp; &lt;strong&gt;This year is starting out on a good trend for stabiliztion in more areas.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Inventory:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Six months of inventory is a balanced market.&amp;nbsp; Less than that is a seller's market and more is a buyer's market&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Inventory continues to drop from last year and last month.&amp;nbsp; The North Seattle neighborhoods have as low as 2.7 months supply of houses for sale and only 2 months supply of townhouses.&amp;nbsp; I am definitely seeing more of a seller's market come into play here.&amp;nbsp; We still have a buyer's market with Shoreline houses at 8.2 months supply and Bellevue condos at 8.9 months supply.&amp;nbsp; Overall for King County, inventory is at 4.9 months supply for houses in and 5.9 months for condos.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;img title="King County Short Sales &amp;amp; Foreclosures" src="http://activerain.com/image_store/uploads/7/6/2/6/8/ar13294252386267.jpg" height="174" alt="King County Short Sales &amp;amp; Foreclosures" width="225" style="float: left;"&gt;Short Sales and Foreclosures:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;King County's short sales and foreclosure active listings are about 31% of inventory.&amp;nbsp; On the low end is North Seattle with only 18% of active listings being distressed sales and Kirkland condos are at the high end at 72%. &lt;strong&gt;Foreclosures and short sales are slightly up from the past few months, however word is the banks are planning to rent more of their foreclosed properties until prices come back.&amp;nbsp; This will help lead to more stabilization.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Last month prices were down 9% from last year.&amp;nbsp; This month &lt;strong&gt;King County's&lt;/strong&gt; average prices are down 12%.&amp;nbsp; &lt;strong&gt;Sammamish&lt;/strong&gt; continues to be faring the best with a stable increase in median prices from 1-4% and the &lt;strong&gt;Capitol Hill condo&lt;/strong&gt; market was down 14% from last year.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Other Highlights:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;It really is all about location.&amp;nbsp; Each neighborhood has a different story:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;North Seattle&lt;/strong&gt; continues to see multiple offers on well priced properties and days on market are only 29.&amp;nbsp; Even townhomes are selling faster than last year.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bellevue's&lt;/strong&gt; days on market are 40.&amp;nbsp; Foreclosure percentage is at 15% which is comparably low.&amp;nbsp; About 82% of pending sales close which is comparably high.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Bothell&lt;/strong&gt; is looking better at 6% down from last year and only 4.4 months supply of available housing.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The down markets are still &lt;strong&gt;condos&lt;/strong&gt;: &lt;strong&gt;Capitol Hill&lt;/strong&gt; 14%, &lt;strong&gt;North Seattle&lt;/strong&gt; 11%,&lt;strong&gt; Edmonds&lt;/strong&gt; 10%, (&lt;strong&gt;Downtown condos&lt;/strong&gt; are down only 2% from last year -- this is a good sign!).&lt;/p&gt;

&lt;p&gt;I track many neighborhoods and am glad to give you statistics and trends on any neighborhood or area you are interested in.&amp;nbsp; Here are some highlights:&lt;/p&gt;

&lt;p&gt;The condo market is still down although some neighborhoods are beginning to look better.&amp;nbsp; &lt;strong&gt;Downtown&lt;/strong&gt; has the appearance of a possible stabilization and I believe this is where it will first begin.&lt;/p&gt;

      <title>The Triangle of Life</title>
      <description>&lt;p&gt;&lt;img title="triangle of life" src="http://activerain.com/image_store/uploads/2/3/1/2/5/ar130202194252132.jpg" height="175" alt="earthquake survival" width="168" style="float: right; margin: 4px;"&gt;&lt;big&gt;&lt;span style="font-family: tahoma;"&gt;&lt;small&gt;&lt;small&gt;&lt;small&gt;&lt;big&gt;&lt;big&gt;&lt;span style="color: #000000;"&gt;&lt;strong&gt;How  to survive an earthquake is not what I learned as a child.&amp;nbsp; The  following are extracts from Doug Copp's article on "&lt;span style="text-decoration: underline;"&gt;The Triangle of  Life&lt;/span&gt;":&lt;/strong&gt;&lt;br&gt;&lt;br&gt;When buildings collapse, the weight of the ceilings upon  the objects or furniture inside crushes these objects, leaving a space  or void NEXT to them - NOT under them.&amp;nbsp; This space is what I call the  "&lt;span style="text-decoration: underline;"&gt;Triangle of Life&lt;/span&gt;".&lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/small&gt;&lt;/small&gt;&lt;/small&gt;&lt;/span&gt;&lt;/big&gt;&lt;br&gt;&lt;big&gt;&lt;span style="font-family: tahoma;"&gt;&lt;small&gt;&lt;small&gt;&lt;small&gt;&lt;big&gt;&lt;big&gt;&lt;span style="color: #000000;"&gt;&lt;strong&gt;&lt;span style="color: navy;"&gt;&lt;br&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;The  larger the object, the stronger, the less it will compact. The less the  object compacts, the larger the void, the greater the probability that  the person who is using this void for safety will not be injured. &lt;strong&gt;&lt;span style="color: red;"&gt;&lt;span style="color: black;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;br&gt;&lt;span style="color: #000000;"&gt;&lt;br&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="color: #000000;"&gt;TIPS FOR EARTHQUAKE SAFETY&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/big&gt;&lt;/big&gt;&lt;span style="color: navy;"&gt;&lt;span style="color: black;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;small&gt;&lt;small&gt;&lt;span style="color: #000000;"&gt;&lt;big&gt;&lt;big&gt;:&lt;/big&gt;&lt;/big&gt;&lt;/span&gt;&lt;br&gt;&lt;span style="color: #000000;"&gt;&lt;br&gt;&lt;/span&gt;&lt;/small&gt;&lt;/small&gt;&lt;/span&gt;&lt;/span&gt;&lt;big&gt;&lt;span style="color: #000000;"&gt;&lt;big&gt;1)  Most everyone who simply 'ducks and covers' when buildings collapse are  crushed to death.&amp;nbsp; People who get under objects, like desks or cars are  crushed.&lt;br&gt;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/span&gt;&lt;big&gt;&lt;span style="color: black;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;small&gt;&lt;br&gt;&lt;/small&gt;&lt;/span&gt;&lt;/span&gt;&lt;big&gt;2)&lt;span style="color: black;"&gt;&lt;span style="font-size: x-small;"&gt; &lt;/span&gt;&lt;/span&gt;Cats,  dogs and babies often naturally curl up in the fetal position. It is a  natural safety/survival instinct. You can survive in a smaller void. Get  next to an object, next to a sofa, next to a bed, next to a large bulky  object that will compress slightly but leave a void next to &lt;span style="color: navy;"&gt;it.&lt;/span&gt;&lt;/big&gt;&lt;strong&gt; &lt;/strong&gt;&lt;span style="color: black;"&gt;&lt;span style="font-size: x-small;"&gt;&lt;small&gt;&lt;br&gt;&lt;br&gt;&lt;/small&gt;&lt;/span&gt;&lt;/span&gt;&lt;big&gt;3)  Wooden buildings are the safest type of construction to be in during an  earthquake. Wood is flexible and moves with the force of the  earthquake. If the wooden building does collapse, large survival voids  are created. Also, the wooden building has less concentrated, crushing  weight. Brick buildings will break into individual bricks.&amp;nbsp;&amp;nbsp;Bricks will  cause many injuries but less squashed bodies than concrete slabs. &lt;br&gt;&lt;br&gt;4) If you are in bed during the night and an earthquake occurs, simply &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;roll off the bed&lt;/strong&gt;&lt;/span&gt;.&amp;nbsp; A safe void will exist around the bed.&lt;br&gt;&lt;br&gt;5)  Most everyone who gets under a doorway when buildings collapse is  killed.&amp;nbsp; If you stand under a doorway and the door jamb falls forward or  backward you will be crushed by the ceiling above.&amp;nbsp; If the door jamb  falls sideways you will be cut in half by the doorway.&lt;br&gt;&lt;br&gt;6) &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Never  go to the stairs.&lt;/strong&gt;&lt;/span&gt;&amp;nbsp; The stairs have a different 'moment of frequency'  (they swing separately from the main part of the building).&amp;nbsp; The stairs  and remainder of the building continuously bump into each until  structural failure of the stairs takes place.&amp;nbsp; The people who get on  stairs before they fail are chopped up by the stair treads.&amp;nbsp; Even if the  building doesn't collapse,stay away from the stairs.&amp;nbsp; The stairs are a  likely part of the building to be damaged.&amp;nbsp; Even if the stairs are not  collapsed by the earthquake, they may collapse later whne overloaded by  fleeing people.&amp;nbsp; They should always be checkd for safety, even when the  rest of the building is not damaged.&lt;br&gt; &lt;br&gt; &lt;/big&gt;&lt;/big&gt;&lt;/small&gt;&lt;/small&gt;&lt;/small&gt;&lt;/span&gt;&lt;/big&gt;&lt;img title="get near the exit but not under the door" src="http://activerain.com/image_store/uploads/7/3/9/3/5/ar130202149853937.jpg" height="143" alt="earthquake survival" width="200" style="float: left; margin: 4px;"&gt;&lt;big&gt;&lt;span style="font-family: tahoma;"&gt;&lt;small&gt;&lt;small&gt;&lt;small&gt;&lt;big&gt;&lt;big&gt;7) &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Get near the outer walls of buildings or outside&lt;/strong&gt;&lt;/span&gt; if possible - it is  much better to be near the outside of the building rather than the  interior.&amp;nbsp; The farther inside you are from the outside perimeter of the  building the greater the probability that your escape route will be  blocked.&lt;br&gt; &lt;br&gt; 8) People inside of the vehicles are crushed when the road above them  collapses (San Francisco Nimitz freeway).&amp;nbsp; They can easily survive by  getting out and sitting or lying next to their vehicles.&amp;nbsp; All of the  crushed cars had voids of 3 feet high next to them except the ones that  had columns fall directly across them.&lt;br&gt; &lt;br&gt; 9) I discovered, while crawling inside of collapsed newspaper offices  and other offices with a lot of paper, that paper does not compact.&amp;nbsp;  Large voids are found surrounding stacks of paper.&amp;nbsp; &lt;/big&gt;&lt;/big&gt;&lt;/small&gt;&lt;/small&gt;&lt;/small&gt;&lt;/span&gt;&lt;/big&gt;&lt;span style="font-family: arial; color: black; font-size: x-small;"&gt;&lt;span style="font-family: tahoma; color: #000000;"&gt;&lt;small&gt;&lt;small&gt;&lt;br&gt;&lt;/small&gt;&lt;/small&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Property Tax Assessments</title>
      <description>&lt;p&gt;I get a lot of questions about &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;property tax assessment&lt;/strong&gt;&lt;/span&gt; valuations. The King County Official Property Value Notices start  coming out in April and you have only 2 months from the date of receipt  to appeal your taxes, so let me give you an idea of how that works.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Here's how property valuation is calculated:&lt;/span&gt;&lt;/strong&gt;&lt;img title="The Tax Assessor" src="http://activerain.com/image_store/uploads/8/1/1/6/1/ar130109571716118.jpg" height="270" alt="Property Tax Assessments" width="180" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;King County establishes a land value, which the state requires them to value as if it is vacant.&lt;/p&gt;
&lt;p&gt;Then  they use different methods (Market (comparable sales), Cost  (reproduction or replacement cost, less depreciation) or Income (income  or capitalization of economic rents) to analyze total market value by  selected areas.&lt;/p&gt;
&lt;p&gt;From there they subtract the amount for land to come up with the building value.&lt;/p&gt;
&lt;p&gt;In  addition to this statistical analysis to determine value, all  properties are physically inspected once in every six year cycle.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;And then your property valuation is calculated like this:&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;To  determine your &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;property tax&lt;/strong&gt;&lt;/span&gt; rate, officials divide the total amount of money  needed for your district by the total value of property in your  district. Then, they add up all the levy rates of the various taxing  districts in which your property is located. The assessed value of your  property, multiplied by the combined rate, produces a tax amount which  is your fair share of the total &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;property tax&lt;/strong&gt;&lt;/span&gt; levy in your area.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;strong&gt;It is possible that your &lt;span style="text-decoration: underline;"&gt;property taxes&lt;/span&gt; can increase even if your appraised value decreases.&lt;/strong&gt;&lt;/big&gt;&amp;nbsp;  This is because half of your &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;property tax&lt;/strong&gt;&lt;/span&gt; is based on &lt;a href="http://katesrealestate.com/" title="Get Comparable Properties" target="_blank"&gt;your neighborhood&lt;/a&gt; approved tax levies for services such as schools, parks and more.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;So, should you appeal your property taxes?&lt;/strong&gt;&lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;img title="Your Neighborhood" src="http://activerain.com/image_store/uploads/9/2/5/9/5/ar13010963259529.jpg" height="200" alt="Property Tax Assessments" width="300" style="margin: 4px; float: left;"&gt;&lt;strong&gt;Are properties similar to your home in your neighborhood selling for less than your King County appraised value?&lt;/strong&gt;&lt;br&gt;&lt;br&gt;You will need evidence to support your appeal which is three comparable properties in your neighborhood with lower taxes.&amp;nbsp; &lt;strong&gt;An appraiser or Realtor can help you with that.&lt;/strong&gt;&lt;br&gt;&lt;strong&gt; &lt;br&gt;&lt;/strong&gt;Then you fill out a &lt;a href="http://www.kingcounty.gov/appeals/" title="Property Tax Assessments" target="_blank"&gt;Petition Form for Real Property&lt;/a&gt; and file no than &lt;strong&gt;later than July 1 of the Assessment year or within 60 days from the mailing date on the front of the Official Property Value Notice&lt;/strong&gt;, whichever is later. &lt;br&gt; &lt;br&gt;Get the &lt;a href="http://www.kingcounty.gov/Assessor/PropertyTaxAssessments/ResidentialPTA.aspx" title="King County Tax Assessor" target="_blank"&gt;Tax Assessors Office&lt;/a&gt; involved by phoning them on 206-296-7300. &lt;br&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br&gt;You'll  first, receive an acknowledgement letter and then a formal response  from the Assessor in two to six months.&amp;nbsp; 20-25% of the petitions filed  each year are granted from this first response without an additional  hearing. &lt;br&gt; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;br&gt; If you have a hearing this is what to expect:&lt;/strong&gt;&lt;/span&gt;&lt;br&gt;&lt;br&gt; It is an informal review you attend with the Assessor's representative.&amp;nbsp; You have the opportunity to show your  previously submitted arguments and evidence. &lt;br&gt; &lt;br&gt;Each party will have the opportunity to question the other party's evidence. &lt;br&gt; &lt;br&gt; One or two Board Members typically preside over the hearing.&amp;nbsp;&amp;nbsp; &lt;br&gt; &lt;br&gt; It lasts about 40 minutes.&lt;/p&gt;
&lt;p&gt;Another 25-30% get their appeals granted this way.&lt;/p&gt;

      <title>1,311 Stairs</title>
      <description>&lt;p&gt;&lt;img title="Columbia Tower" src="http://activerain.com/image_store/uploads/7/1/2/4/5/ar13007586254217.jpg" height="300" alt="1,311 Stairs" width="200" style="float: left; margin: 4px;"&gt;March 20 I climbed 1,311 stairs.&amp;nbsp; It was my 15th consecutive year of donating my lungs for the Big Climb for Leukemia.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I had a team of three this year ... sometimes I do it on my own but it's my way to stay in shape by training all year.&amp;nbsp; We raised close to $1,000.&lt;/p&gt;
&lt;p&gt;The climb is at the Columbia Tower, downtown Seattle, 69 flights.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I think I did pretty good this year ... 22 minutes!&lt;/p&gt;

      <description>&lt;p&gt;I read an article earlier this week listing trends we're likely to see  based on a survey by a firm (RCLO) of Echo &lt;img title="Wii" src="http://activerain.com/image_store/uploads/6/2/9/5/8/ar129556464485926.jpg" height="200" alt="New Trends for Generation Y" width="300" style="float: right; margin: 4px;"&gt;Boomers (kids of baby boomers  born between 1980 and the early 2000s).&amp;nbsp; &lt;br&gt; &lt;br&gt; - They like an urban feel but not necessarily in the city.&amp;nbsp; Although suburbs are not their cup of tea either.&lt;br&gt; - Walkability is a big plus.&lt;br&gt; - No lawns to mow.&lt;br&gt; - Outdoor fire pits are a big plus.&lt;br&gt; - No formal dining rooms but big spaces for friends to gather - think party room or game room.&amp;nbsp; Not necessarily in their own home.&lt;br&gt; - Big shower - no tub&lt;br&gt; - Space in front of the TV for Wii.&lt;br&gt; - And even meals are in front of the TV; they're not looking for spacious  dining rooms and family gatherings around the dining room table.&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Hunters Christmas Trees&lt;/strong&gt;&lt;/span&gt; has everything:&lt;/p&gt;
&lt;p&gt;and for reasonable prices.&lt;/p&gt;

&lt;p&gt;Yay!&amp;nbsp; The&lt;a href="http://taproottheatre.org/" title="Greenwood Taproot Theater" target="_blank"&gt; &lt;strong&gt;Taproot Theater&lt;/strong&gt;&lt;/a&gt; has brought back "Sherlock Holmes and the Case  of the Christmas Carol" which had &lt;img title="Volunteer Usher and Benefit Organizer" src="http://activerain.com/image_store/uploads/8/1/3/1/4/ar129200685741318.jpg" height="173" alt="Greenwood Taproot Theater" width="200" style="margin: 4px; float: right;"&gt;to be canceled last year due to an  arson fire.&amp;nbsp; I was lucky enough to attend a benefit showing for the  Ballard Northwest Senior Center this week.&amp;nbsp; I don't want to give too  much away but it has a wonderful twist with Holmes as Ebeneezer.&amp;nbsp; Very  well done with just enough humor to keep you on your toes.&amp;nbsp; Good news,  bad news is ... it is sold out.&amp;nbsp; I'm happy for the community support of  this wonderful &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Greenwood&lt;/strong&gt;&lt;/span&gt; Theater.&amp;nbsp; More good news though, is that they  are selling standing room tickets.&amp;nbsp; It is playing through December 30  and worth seeing.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>North Seattle Neighborhoods: Haller Lake</title>

      <title>Fremont Oktoberfest - More Than Beer</title>
      <description>&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Fremont Oktoberfest&lt;/strong&gt;&lt;/span&gt;&lt;img title="Fremont Oktoberfest" src="../../..http://activerain.com/image_store/uploads/5/0/7/8/0/ar128527306408705.jpg" height="394" alt="Fremont Oktoberfest" width="350" style="float: right;"&gt;&lt;br&gt; &lt;br&gt; This weekend is &lt;strong&gt;Fremont's Oktoberfest&lt;/strong&gt;, a traditional kick-off to  the Fall season.&amp;nbsp; Friday September 24 through Sunday, September 26,  three full days of Drink and Play!, one day of Running:&lt;br&gt; &lt;br&gt;This is the the first time I will be attending &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Fremont's Oktoberfest&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt;,&lt;/strong&gt; so I studied up on what to expect and thought I would share.&amp;nbsp; &lt;br&gt;&lt;br&gt;&lt;span style="text-decoration: underline;"&gt;Drinking Features&lt;/span&gt;: Beer, I don't know much about it, but I'll probably learn a little on Friday.&amp;nbsp; There is a West German beer tent and an East German beer tent in the Stranger Microbrew Garden.&amp;nbsp; Also, Pyramid Brewery has a Beer Garden, And Deschutes Brewery has a Lounge, Plus there is the Widmer Brothers Lounge.&amp;nbsp; And the Blue Moon Lounge.&lt;br&gt;Lastly, the Buxom Beer Garden is where you get your 1 liter German beer stein.&amp;nbsp; I guess I'll find out more about that too!&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Oh! And a wine Lounge, yay! Just a couple of Argentinian wines to try here though...&lt;br&gt;&lt;br&gt;&lt;img title="Fremont Oktoberfest" src="http://activerain.com/image_store/uploads/2/2/2/3/7/ar12852731473222.jpg" height="134" alt="Fremont Oktoberfest" width="200" style="float: left; margin: 4px;"&gt;&lt;span style="text-decoration: underline;"&gt;Play Features:&lt;/span&gt;&lt;br&gt;Non stop entertainment with bands on two stages.&lt;br&gt;The Texas Chainsaw Pumpkin Carving on Saturday and Sunday.&amp;nbsp; &lt;br&gt;Sunday is Dogtoberfest.&amp;nbsp; Your dog is welcome this day for doggie water tasting and the "Strut Your Mutt" modeling contest.&amp;nbsp; I may be trying this out, I mean Bowser may be trying this out!&lt;br&gt;Also a kids area with fun activities planned like pumpkin bowling, zucchini racing and Hansen's soda tasting.&lt;br&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br&gt; Running Features:&lt;/span&gt;&lt;img title="Fremont Oktoberfest" src="http://activerain.com/image_store/uploads/5/5/1/6/4/ar128527329446155.jpg" height="150" alt="Fremont Oktoberfest" width="200" style="float: right; margin: 4px;"&gt;&lt;br&gt;Brew HA-HA 5K - This is the 8th annual run.&amp;nbsp; They even have a beer belly division.&amp;nbsp; And people dress in fun Bavarian costumes.&lt;br&gt;And  my favorite&amp;nbsp; - the Scramble.&amp;nbsp; This is similar to a scavenger hunt, you  look for clues in 30 locations in 90 minutes.&amp;nbsp; The exact locations are  not always easy to figure out.&amp;nbsp; Super fun - I'm doing this with Bowser.&lt;br&gt; &lt;br&gt; More details are on their &lt;a href="http://www.fremontoktoberfest.com/" title="Fremont Oktoberfest" target="_blank"&gt;website&lt;/a&gt;.&lt;br&gt; If you see me, say "hi"!&lt;/p&gt; &lt;div class="agent_signature"&gt;
