Home Sellers Have to Know the Competition

When I go on a listing presentation, one of the first things I ask sellers is, "How much is your neighbor down the street asking for his house?" I am always amazed when they say they don't know. Really? How could you not know what your competition is asking for his home?

I tell sellers they need to know their competition in order to price their home right. The best way to get their home sold quickly is to know what the competition has his house listed for. But price isn't the the only factor buyers consider when making a home purchase. They also consider condition. Sellers need to know how their home stacks up against their competition.

How can they do this? Actually, a couple of ways:

We can go look at homes for sale in their neighborhood. This gives them a first-hand opportunity to assess their home in comparison to others. Many sellers have difficulty being objective but are willing to give this a shot. It's surprising how many are genuinely impressed by what they see. Homes in this current market look like model homes. The competition is fierce. If sellers want to sell their home quickly, a home in good condition gets more looks.

We can look at homes on-line. Older couples don't usually want to traipse around looking at homes they know they aren't going to buy. They somehow think it feels wrong to put sellers out of their home to go preview for listing purposes. In these cases, I bring my iPad and show them the listings on the internet. Many of these couples don't own computers and aren't looking at their competition regularly on-line. Looking at homes on my iPad, may be the only way I can get them to see their competition. It's not the preferred way but sometimes it's the only way to accomplish this goal. NOTE: I always preview homes prior to a listing appointment. Once again, then I can speak about the competition from a first-hand account.

Once sellers have seen their competition, it's easier to transition into the price discussion. For instance, I pick homes of a similar size and amenities so we can compare apples to apples. After we've seen the entire home, I'll ask how much do you think this home is listed for? Then I ask, should this home be listed for more or less than your home? As I said previously, it's difficult for sellers to be objective. You can almost always count on them saying their home should be listed for more. But occasionally, I get a seller who is really honest and will admit that his home should sell for less.

The advantage of previewing homes is that it's easier to talk sellers into making changes to their home in order to get it sold. I'm not talking about major renovations. I'm talking about simple changes that can make an immediate impact, such as, painting, flooring, window coverings, bedding and light fixtures.

I commonly ask sellers how much money they are willing to commit in order to get their home show ready. I've had people say as little as $500 and as much as $3,000. I've even had people say nothing. For the couples who are unwilling to do anything to their home, I usually don't list. Unless, they are willing to price the home under fair market value to compensate for the condition.

Men usually have more difficulty spending money in order to get their home sold. That's when I like to compare home selling to NASCAR. In order to win the race, you have to have the best car. Not only does the car have to be the fastest, it also has to have the best driver. That's how to win the race.

The same is true of selling your home. Not only does it have to have a competitive price, it has to have the best appearance. If we can do that, then we can win the race of selling your home.

Just like NASCAR drivers know their competition--home sellers have to know the competition.

The Prince William County Local Newspapers

We all look forward to our local newspaper arriving in the mail. It is still one of the papers we sit down and read to see what is happening in our neighborhoods. It is the good old fashioned community newspaper. The Old Bridge Observer has been faithfully delivered to my home for the past 22 plus years. It was always a pleasure to read and catch up on the hyper-local happenings.

This local Observer newspaper actually has three different newspapers serving the county.

They are:

The Old Bridge Observer covering mid-Prince William County to the eastern part of the county
The Manassas Observer covering Manassas
The Bull Run Observer covering the western part of Prince William County

But good news here! All the local news is now being merged and offered online at www.BullRunNow.com

This brings together on-line the new Old Bridge Observer website with the Bull Run Observer website and the the Manassas Observer website!

www.BullRunNow.com will be updated daily with local news. It will be providing stories, note worthy updates, photos and a calender of local events. It is still a work in progress but a welcome site that merges all of Prince William County's information.

They are requesting that readers let them know what they think.

This is a welcome change and we are certainly happy to see all of the special events and note worthy news available on one website. I am sure it will be as dynamic and exciting as this beautiful county is with all it has to offer its residents!

If you did not see my recent Featured post on the new UAD (Uniform Appraisal Dataset) requirements for appraisals, it received considerable positive feedback, comments and RE POSTS due to its very important and timely information!

Below is a link to that blog. AS PROMISED, I am now providing you with the all important DEFINITIONS for the new codes that will be seen on all appraisal reports across the Country starting on September 1, 2011.

As you will see Q = Quality and C = Condition and then there are numbers that follow to describe the property. See below.

Market Grid Descriptions - C = Condition Rating, C-1-Excellent (Brand New) C-2 - Good (Like New) C-3 - Above Average (Similar To Its Age With Some Renovation) C-4- Average (Normal Wear And Tear For Its Age) C-5 - Fair (Need Some Work Done, Some Cosmetic, Some More Significant, Residence Is Still Functional) C-6-Poor (Needs Major Work And Renovation, Safety And Structural Integrity Likely Affected)

Q = Quality Rating Q-1 - Excellent (Exceptional Quality Seen Only In Custom Homes With Significant Exterior And Interior Finish Work, Extensive, Upgraded Trim Work & Upgrades); Q-2 - Very Good ( Most Likely Custom Designed/Built Or Located In High Quality Tract Development With High Quality Upgrades, Ornamentation And Trim Work); Q-3 - Good (Seen In Standard Residential Developments From Standard Readily Available Floor Plans, With Upgraded Features And Finish Work Above The "Stock" Options); Q-4 -Above Average ( Homes That Are Standard Plans Which Have A Few Upgrades From The "Stock" Or Standard Builder Plan); Q-5 - Average. (Homes That Are All Standard Or Stock According To Builder Plan. Description Of Improvements: - This is Located On The First Page Of The Appraisal Report and will describe Not Only Condition But When The Last Renovations or Updates, If Any Were Performed, which Include Kitchen And Baths And When these renovations or Updates occurred over The Past 15 Years. i.e.; Less Than 1 Year Ago, 1-5 Years Ago, 10-15 years ago, 11-15 Years Ago, over 15 years ago. THIS IS WHY IT IS SO IMPORTANT TO KNOW IN WHAT YEAR RENVATIONS WERE PERFORMED IN ALL OF YOUR LISTINGS, WHENEVER POSSIBLE OR YOU WILL BE GETTING LOTS OF CALLS FROM APPRAISERS FOR THIS INFORMATION.

Basement Data: One the Grid page of the report, the First Line in the basement section shows Total Square Footage as well as how much of that total square footage is finished. On the 2nd Line it Shows Details On What Rooms Are Finished In The Basement, ie; rr=Rec Room, Ba=Bath, Br=Bedroom O=Other Rooms.

Location & View N=Neutral-Typical Residential Neighborhood And Views, B= Beneficial Such As Location In Development With Amenities And Views Such As Lake Or Golf Course. A=Adverse, Such As Location In Poorly Maintained Development, Views Of Power Lines, Views Of Commercial Buildings In a Residential Area, Views Of Rail Road Tracts, Views Of Vacant Run Down Homes, You get the idea!

So now you have it, incorporate this wherever you see fit in order to help your homeowners out!

If the Comparable Sales are so Crummy, Why Did They Sell (& You Didn't)?

Preparing to sell your home? Remember....it becomes a product on the market. It is so important to get correct information from your Agent so that you do actually capture the highest price for your home. Making uninformed, biased and poor decisions leads to lost monies and possible lost equity. We see plenty of these home sellers on the market.

You want accurate and correct housing market data if you really wish to move forward with your life and plans. It should not be based on information you "want to hear' if it is incorrect. That is a great dis-service to you.

Get it right, do it right, be the winner in the market and move on with your life plans. This IS the "new market." The reality is: You are most likely reaping the benefit on the new purchase. It is not one sided.

I got word tonight that my client's offer on a home in Tuckahoe was accepted. She is very happy. What is unusual about this particular deal is that the sellers actually interviewed me before they first went on the market but elected to list with someone else. I respect the agent, so I was happy for them. He and I are pals, and we are excited to be doing our first deal together. Ironically enough, the home is being sold for the exact price I predicted back in February, which was also probably the reason I didn't get hired.

The real pleasure about the negotations was that even though we started somewhat far apart, my colleague and I kept cooler heads and affected a meeting of the minds fairly quickly and solidly. It was very cool, and a far departure from the mini dramas I have seen playing out lately where the agents, who should be stablizing figures, have let their emotions get the better of them and inject unneeded drama into a process that calls for calm and sanity.

Among the sillier tactics I have seen is the petty nonsense some sellers and their agents pull when comparable sales are cited as justification for the price offered.

Oh THAT dump? Our place is way better

Number 122 up the street? Are you kidding? Have you seen how it backs up to the highway?

Obviously you've never seen the inside of of this one. It is a fetid relic.

That is in no way shape or form a comparable. Please. How insulting.

Now, the more mature Westchester neighborhoods are no cookie cutter subdivisions, and it is true that no two houses are exactly alike. But a comparable sale does not suggest an exact sale. It simply appeals to similar end buyers. So if you have an 1800 square foot tudor, a 1900 square foot colonial is plenty close enough. And while I respect some honest bias toward one's own home, it is ludicrous to think that the other homes that have been selected by by the market while you remain unsold are bad places. If anything, buyers in Westchester are scooping the cream off the top. If another house sells ahead of yours, what makes you think yours is better? Why would a buyer choose another house if it was not as nice as yours for the money?

Are the buyers stupid? Blind? Hardly. Buyers today are more savvy and careful than they have ever been. If a house sells ahead of another, it is always for good reason.

In short, it is foolish to discount the comparable sales because of subjective bias, especially in this environment. Anything selling now is priced right and in good to great shape for the money. You can take that to the bank. The sooner some sellers (and their agents) come out of the fog that their house is not the only habitable house in the neighborhood the sooner they will sell. It means suspending bias, but it pays off far better in the end than destructive house vanity.

Brokers and agents who grasp this are doing their job right.
