If I see another bad MLS photo, I think I am going to burst!  By now, all agents should know that photos on the MLS have a huge impact on whether or not a buyer will want to look at your home or move on to the next listing.  Yet, I continue to see listing photos that do nothing but detract from the possibility that a showing will be scheduled.  Here are my top seven sins committed in the photos appearing on MLS logs across the nation on a daily basis:

There are a lot of things that buyers look at when searching for their next home.  As agents, we try to develop marketing materials with words that will evoke images that will make those buyers think that our listing is just perfect for them.  And in crafting these messages, some agents use messages that run counter to fair housing practices.

The headlines proclaim on a daily basis that the presence of short sales and foreclosures continues to comprise a substantial portion of the real estate market.  That is certainly the case in the Hampton Roads area of Virginia where distressed sales make up just under one third of all real estate sales.  For the week of April 18 -24 2011, 26.3% of the ratified contracts were for bank-owned homes, and 4.7% were for homes being sold as a short sale.

For many homeowners, the assessed value of their home has decreased over the past several years. In Chesapeake, Virginia, the new assessments will take effect on July 1. That means that the annual taxes that your mortgage company is paying on your behalf out of your escrow account will most likely decrease.
