National Learn to Row Day on Lake Quinsigamond - June 1, 2013

Saturday, June 1, 2013, is National Learn to Row Day.

Rowing clubs around the country will be celebrating National Learn to Row Day on June 1st. Worcester-area residents can participate and learn about this amazing sport by visiting the Quinsigamond Rowing Association (QRA) on Lake Quinsigamond in Shrewsbury, MA. On June 1st, the QRA will provide an introduction to rowing technique, safe handling of boats, using the ergometer (rowing machine), and other important information related to rowing. Weather permitting, all participants will have the opportunity to row in an eight-person boat.

National Learn to Row Day is sponsored by US Rowing and Concept2, which support rowing for both competitive and recreational rowers. US Rowing is the governing body for the sport of rowing in the United States. Concept2 is the manufacturer of the leading indoor rowing machine used for training in the sport of rowing.

Here are three easy steps to ensure that your house is one of those “hot” properties that everyone wants:

1) Price it correctly. In real estate many factors determine price. Location, schools, amenities and features all figure into the calculation. Today is one of my favorite holidays of the year: Mardi Gras Day.

Not typically celebrated up here in New England, Mardi Gras is of course the quintessential carnival season of New Orleans and surrounding areas. Down south, they do it right: Parades starting on Twelfth Night, weeks of feasting, intricate costuming, and an all-around good time celebration before the fasting season of Lent begins.

Myself, I'll indulge in some jambalaya, wear purple/green/gold, and do my best to spread a festive attitude throughout the day. As they say: "Laissez les bon temps roulez." Let the good times roll!

Road race season is upon us, and here is a 5K worth running: The 3rd Annual Michael McCaffrey Hope Challenge 5K will be held on Saturday, March 9, 2013, in Shrewsbury, Massachusetts.

This memorial race is hosted by the wife and children of Michael McCaffrey, who succumbed to bladder cancer several years ago. In his memory, his family founded this 5K race to raise funds for the Dana Farber Cancer Institute. It is their hope that their efforts will help to support breakthroughs in cancer research, and 100% of the profits from this race will be donated to the Farber Institute's Claudia Adams Barr Program for Innovative Basic Cancer Research.

IHOP National Pancake Day Benefits Children's Miracle Network Hospitals

A yummy event is coming up in early February. Support children and celebrate IHOP National Pancake Day on Tuesday, Feb. 5, 2013.

From 7 a.m. to 10 p.m., you can enjoy one free short stack of IHOP’s buttermilk pancakes. In return, IHOP asks that you make a donation to IHOP’s national charity partner, Children’s Miracle Network Hospitals.

This event kicks off the 30th year of fundraising at Children's Miracle Network Hospitals, one of the charities that I support as a RE/MAX agent. Over $4.7 billion have been raised through IHOP's National Pancake Day event.

It's a win-win fundraiser: Eat pancakes and support children in need at more than 100 CMN Hospitals on February 5.

Preparing For A showing

It is very important that your home shows well. Develop a routine that will allow you to pick up and be prepared to show in a reasonable period without duress. This means that certain things must be done in advance. Beds should be made first thing in the morning and dirty dishes should never be left in the sink. Keeping everything in its place will allow for you to prepare for each showing in an organized, hassle free routine.

Here are 12 things you should do before each showing:

1. Pick up every room - Check counters, floors, halls and stairs. Straighten up or remove newspapers, Magazines, mail, toys clothing, recreation gear, snack glasses and dishes.

2. Turn on all lights - even those in closets and storage rooms. Electric lights have an amazing capability for creating an illusion of lightness and largeness.

3. Make up the beds, neatly and attractively, early in the morning. This is a job that you don't want to have to do when you learn the buyers will be there within the hour. Open all drapes, shades, and blinds.

4. The Kitchen - Be sure all counter tops are clear and "squeaky clean". Wipe down appliances. Be sure all dishes are in the dishwasher or cleaned and put away. The sink should be clear and clean.

5. Clean Air - Keep air fresheners in closets, bathrooms and kitchen. Be especially careful to keep kitchen odors fresh. Coffee brewing or a cake baking in the oven have a lasting, inviting effect. Scented candles or potpourri are also most inviting.

6. Music, music, music - Perhaps you can't have something baking in the oven every time, but soft, pleasant background music may be very effective. Shut off all televisions!

7. Fireplace - When appropriate light a fire in your fireplace. A warm, cozy fire may be just the right touch.

8. The Bathrooms - Bathrooms should be spotless and odor free. Be sure towels are clean and folded.

9. The Entryway - It's the first and last impression that your buyers will have of your home, make it a good one!

10. Pets - Have all pets, confined or out of the house while it is being shown. If your home has a pet odor see your local pet store for a cure.

11. Home Temperature - Make sure the home's temperature is neither to hot nor to cold.

12. Keep yourself as well as all family members away from the agent while the home is being shown. The buyers have a more positive experience when they are positioned to freely experience and express their honest feelings about the property with their agent.

Is There Magic in Numbers?

With the ominous 12/21/12 having passed, we know that the world is not yet coming to an end. In my circle of friends, the day was taken tongue-in-cheek, with great plans for End of the World parties. None of us took the prophesy too seriously, but it did get us thinking about our fixation with number patterns.

For example, earlier this month, we saw 12/12/12. There will never be a 13/13/13 (a foreboding date if it were to happen), so 12/12/12 was indeed special. Babies born this year on 10/11/12 will have fun celebrating their birthdays, as will those born on 11/12/13 next year. I remember quite a few weddings on Sunday 10/10/10, surely a lucky day to be married.

Number patterns show up in many forms. Just this week, I have been plagued by the number 384. It has turned up several times in my holiday shopping, and when I logged onto ActiveRain one day, my points were 384,384.

What should I do with this number? Play lotto? Blackjack at Foxwoods? Or add all of the digits up into one purified number? That number would equal 3, by the way. Based on Wikipedia's numerology entry, 3 represents communication/interaction. Kind of ironic given the topic of this post.

People have looked for answers in numbers for thousands of years. Some part of us seems to reason that if the numbers are arranged just right, there must be logic to their meaning. It is fun to try to decipher the codes that fall in place from time to time. And who knows, maybe there is a higher being out there trying to send us messages via number patterns.

Until we find out for certain, we will just have to plunder along and try to make sense of the copious amount of information that comes our way each day.

Sturbridge Boy Scouts Host Santa Breakfast

On Saturday, December 8, 2012, the young men of Boy Scout Troop 161 in Sturbridge, MA, will bring holiday cheer to town as they host a pancake Breakfast with Santa.

The breakfast takes place at the Sturbridge Federated Church at the corner of Route 131 and Maple Street, from 8 am to 11 am. Come early or late, fill your belly with pancakes, and have a chat with Santa.

Breakfast with Santa is $7 for adults and $5 for children age 3-10; children under age 3 are free.

You can also check some holiday decorating off your list, as the Boy Scouts will be selling their decorated balsam wreaths for $15.

Are you aware of the ways in which Boy Scout Troop 161 has helped the residents of Sturbridge and surrounding towns? Here are just some of the ways the scouts contribute to the community:

1) Community service - assisting residents with storm clean up and donation organization after the tornado of 2011

2) Assisting VFW with flag burning ceremonies

Are Furnace Inspections Really Needed Every Year?

I wholeheartedly agree with Reuben Saltzman, the author of the post below. The furnace/boiler in a home does need a yearly inspection and service visit. Fuel, combustion, ventilation, emissions - all aspects of the heating system need to be working at top levels to provide comfort to your home in a consistently safe manner.

If you have not had your annual heating system service and cleaning, I recommend that you schedule it asap.

In a recent blog post about fall maintenance for Minnesota homeowners, I mentioned having your furnace inspected / tuned up by a qualified heating contractor annually. One reader sent me an email asking if this was really necessary - here's his original question:

I have a question about furnace tune-ups. You say get one every year - is that really necessary? What do the HVAC guys actually do to the furnace to "tune" it up? There's no spark plugs to replace like a car tune-up, and my understanding is they basically vacuum out dust and inspect it. Couldn't the homeowner do this himself? Or do I really need to pay $80-150 bucks every year for a professional to do it?

I think these are great questions worthy of a post all on their own.

Are annual furnace inspections really necessary? Furnace manufacturers all recommend annual inspections and maintenance by a qualified technician. They also have language in their warranties saying that damage to the units caused by improper maintenance is not covered under warranty. Does this mean that an annual furnace check-up is really required, or the warranty is voided? Probably not, but it's recommended. The best analogy I can think of is going to the dentist every six months for a check-up and cleaning; probably not necessary, but recommended.

I've heard some HVAC contractors recommend getting newer furnaces checked every other year, but once they're over ten years old, have them checked annually.

What do HVAC technicians actually do to the furnace to "tune" it up? It depends. According to Chris Jirak, a heating guy who has worked for several firms in the Twin Cities over a period of 25 years, the service you get when you purchase a $29 Groupon is going to be quite different from a $200 "tune-up". Chris said that every contractor he has ever worked for has had carefully worded language with subtle differences in the descriptions, making it nearly impossible to compare services between different heating companies. A few services you may have heard of are "safety check", "certification", "check-up", "tune-up", "basic tune-up", "complete tune-up", and "annual maintenance check-up."

The services provided by different heating contractors will vary, depending on who you call and what you pay. For example, I recently inspected a boiler in Minneapolis that had a missing flue cap at the exterior, an undersized vent connector, and a rust hole in the middle of the cabinet that was leaking carbon monoxide in to the home.

Just a couple months prior to this, a heating contractor had come out to inspect the boiler and given it a clean bill of health. The receipt for the service call had been left on the kitchen table, so I took a photo of it.

The point is that there seems to be no industry standard for a furnace (or boiler) tune-up, so what's included in a "tune-up" will vary greatly from company to company. If you're going to hire a heating contractor to do a tune-up on your furnace, ask them what they'll be doing. Included below is a partial list of generic stuff that different furnace manufacturers recommend be performed annually a qualified heating technician:

The vent system needs to be checked for blockage and/or leakage. This includes the outside termination and the connections at and internal to the furnace.

Combustion gases must be analyzed and compared to the unit specifications.

The blower access door needs to be checked to make sure it makes a tight seal at the furnace.

The fresh air intake grills and louvers need to be checked for blockage.

The heat exchanger needs to be inspected for rust and corrosion.

The burners need to be checked for proper ignition, burner flame, and flame sense.

The drainage system needs to be checked for blockage and/or leakage. This includes the hoses internal to the furnace. The condensate drain and trap need to be cleaned, and the water replaced in the trap.

The blower wheel needs to be checked for debris and cleaned if necessary - this requires complete removal of the blower wheel.

An amp-draw test should be conducted on the blower motor and compared with what is listed.

The wiring needs to be checked for corrosion and damage.

The filters need to be checked (but this needs to be done much more frequently than annually).

In addition to this list, heating contractors say that they regularly do static air pressure checks, gas pressure testing, and temperature rise checks.

Couldn't the homeowner do this herself? Of course... but the only homeowners I know who are knowledgeable enough to do all that stuff listed above also happen to be heating contractors. If the only thing your furnace tech does is stick a vacuum nozzle in to the furnace and suck a little dust out, sure, do it yourself. If your furnace tech does half the stuff on the list above, they're earning their keep.

Before you hire a company to do a tune-up on your furnace, ask what's included. The company doing the work should be able to quickly rattle off a long list of stuff they'll be checking. Centerpoint Energy is known for offering one of the cheapest furnace tune-ups out there, yet they have a nice list of stuff that says exactly what they do for the money right on their web site.

Do I really need to pay $80 - 150 bucks every year for a professional to do it? In short, yes. This is what a professional charges - maybe even more. For most heating contractors, $80 barely covers the trip charge. Keep in mind, this isn't just about safety; it's also about preventative maintenance. It's about sometimes catching a problem before your furnace quits working in the middle of the night. When you have to hire a heating contractor to show up on a Sunday evening because the furnace stopped working, you're probably going to end up paying emergency rates.
