In 2011, we saw 69 single family home sales at an average price of $250,000. As the charts below show, the number of homes sold in 2011 was the lowest in the past decade; however, the average sale price stayed fairly stable. For condominium sales, Sturbridge also saw some stabilization. Thirteen condos were sold in 2011, with an average sale price of $184,000. In talking with people about whether or not they should list or keep their homes on the market during the holiday season, the question about home sales in December will come up. I ran some numbers in the MLS, and came up with the following information. The graph below shows how many homes have sold in Sturbridge, Massachusetts, in the month of December for each year from 1995 to 2010 (a place for 2011 is included and will be completed after year's end). Are Sturbridge Home Sales Improving? Recent reports show that month-over-month home sales are on the rise across the country. However, when it comes to real estate, local conditions prevail. This report shows month-over-month single family home sale in Sturbridge, Massachusetts, for 2010 compared to 2011. Data source: MLS PIN Looking at the graph above, you will notice that 2011 sales are ahead of 2010 figures for the months of January, February, and April. Sales in 2010 were higher in the months of March and May, most likely due to the $8000 tax credit offered to first-time home buyers

For single family homes, the Sturbridge market picked up during the months of April through June of this year. Of note, there has been one more home sold this year compared to the same time period in 2008, a possible indicator of stabilization. Condo, multif-family, and mobile home sales remain slugish.
