TRYING TO SELL YOUR LANSDALE HOME BASED ON WHAT YOU WANT TO NET - 02/15/12 04:05 PM
TRYING TO SELL YOUR LANSDALE HOME BASED ON WHAT YOU WANT TO NET BIGGEST LISTING MISTAKE I've written this post before, and several similar. It so crucial to price your home correctly, in this market but in any type of market really. Realtors can not list your home based on what you want to net. I hear this comment several times from a prospective seller, "If I don't get X from the sale of my home, I won't be able to do Y". So "we" need to price it at Z! Mr. & Mrs. Seller, this is not (0 comments)
PREPARING YOUR LANSDALE HOME FOR AN OPEN HOUSE - 02/14/12 09:34 AM
PREPARING YOUR LANSDALE HOME FOR AN OPEN HOUSE and a showing appointment If you want to show your Lansdale home off while it is for sale, an open house is a great way. A scheduled appointment by a qualified buyer is the more likely to result in an offer to purchase though. But whenever you open your Lansdale home to a stranger, you must think about privacy. Buyers will look through cabinets, closets, storage areas to get a sense of where they might store their things. Protect your confidential information and valuables before you put your Lansdale house on (0 comments)

IF YOUR LANSDALE HOME IS OVERPRICED, IT WILL NOT SELL PRICE YOUR LANSDALE HOME CAREFULLY - BECAUSE IF YOUR LANSDALE HOME IS OVERPRICED, IT WILL NOT SELL. I read this in a blog. "An agent can stage an overpriced home, hold open houses every day, give out free hot dogs on the weekends, dress up in a clown suit and spin a sign on the nearest corner, have the Boy Scouts hand out flyers, have the 13 dogs that set the Guinness book of records jumping rope for the neighbors, have the Blue Angels do a fly-over, (25 comments)

TYPICAL BUYER QUESTIONS ABOUT BUYING A LANSDALE HOME - 02/07/12 08:51 AM
TYPICAL BUYER QUESTIONS Since I am a typical Lansdale realtor, sitting open houses and meeting buyers, I ask buyers if they have any questions about the buying process. I have found some are confused about a couple of things. These are the typical questions I seem to get when working with Lansdale buyers: Private Mortgage Insurance (PMI) - Am I required to purchase private mortgage insurance? PMI is typically required only on down payments of less than twenty percent. With this type of insurance, it is possible for you to buy a home with as little as a 3 (0 comments)

YOUR KITCHEN WILL SELL YOUR LANSDALE HOME - 02/01/12 10:34 AM
YOUR KITCHEN WILL SELL YOUR LANSDALE HOME If you are preparing your home for the re-sale market, you should pay very close attention to the kitchen. The kitchen is the focal point of the home and the family. It's where we spend a lot of our time, so buyers want up to date kitchens. Kitchens are expensive and sometimes complicated to renovate. Complicated in that it is labor and time intensive, and can be disruptive to you while renovating. But most buyers want a kitchen they can use the day they move in.
