First the Buyer needs to understand what hiring a REALTOR means?
Most REALTORS in my area work for either the BUYER or the SELLER - and the SELLER pays both his REALTOR and the BUYERS REALTOR. Yes it is a strange system but it works! A BUYER has a choice on how they work with a REALTOR:

This is the current housing statistics according to the Lynchburg Association of REALTORS from 5-28-2008 thru 6-4-2008. These stats are for Single Family, Condos & Townhouses that are tracked.

       1910              Active Listings
       106             New Listings
          99              Closed Listings
          30              Pending
          33              Contingent

In May 2008 we closed 241 sales. We now have a 7.9 month supply of homes on the market which means it is still a Buyers Market but the Inventory is going down.
