Buying on the investment side- yes or no - 01/30/09 10:10 AM
My business partner Brent King and his daughter have been successfully buying renovating and reselling in this market!  That isn't easy!  Many have tried and flopped.  I've watched and learned from him.  He buys decent houses cheap, fixes the problems and makes them pretty and then sells them right at or a squinch under market.  He has quite a few rentals and uses that option if they don't sell.  He knows what he's doing, has been a realtor since the 70's.  I wouldn't want to see someone buy for resale right now unless they're that good.    It's a lot more than slapping … (1 comments)

Here's a checklist that I like people to think about. 
1.  Are you in a job that you plan to be in for around 5 years.
2.  Is your personal situation pretty stable?
3.  Do you think there's a possibility that your job will be cut?
4.  Do you want to be tied down or is that fact that you can pick up and leave important to you. 
5.  Can you settle for less in some areas than you want (for example  no family room in order to have a garage).

I read a post from Janice Herron this morning,  I then went to her blog and read ten more then subscribed.  It's all about focusing on the positive complete with reasons why and explanations. My husband was out of town last night so I served myself pork steak cooked in saurkraut.  I had purchased a HALF GALLON of it at a bargain store where I shop.  That's enough for 20 people!  Hard to use up as we eat very little pork.  But it doesn't take much to make me happy and last night it was saurkraut!  What little things make you happy?

I was privileged to watch the inaguration of President Obama this morning (on TV).  What an upper!   I like the "We're America we can do this"  sentiment!  I enjoyed the beautiful music and although public prayer is not my thing I enjoyed the benediction!   No matter what your political beliefs, our industry needs to hear Obama's speech and take it to heart.

I look of signs of spring ridiculously early.  One sunshiny day and I am convinced that winter is over.  This has been a real winter.  Lots of snow ice and then more snow.  That's important here in the Treasure Valley (the are on the border of Idaho and Oregon nw of Boise)  We grow a lot of crops here and irrigation is EVERYTHING.  The irrigation water comes from snow and rain but mostly snow.  The runoff is collected in reservoirs that also provide our fishing, boating and ELECTRICITY.

Memories of Floyd's Voice - 01/05/09 11:19 AM
I have mentined before that I am a Floyd Wickmanite- I faithfully listened to the tapes and they still bounce around in my brain today. 
One of my favorites was a January one where in a gravely low voice he talked about business in the winter.  Coming from his perspective of living in Michigan I believed every word he said. 
He talked about keeping on prospecting no matter what the weather and before long   "plop plop'  there a yes then a little while then another and then the year gets going
