Gee willikers this has been a low profit summer, lots of activity yes, but it is ludicrously hard to get deals to jell and even harder to get them to close!
The real kicker was when after a long series of delays repairs more delays etc, a house that I'd sold FHA about 8 years ago, now wouldn't pass FHA, (not the first appraisal, that one expired timewise and we had to do another).  So  we tried to go conventional.  But my client didn't pass not because of credit, not because of down it's BECAUSE HE IS  A COWBOY!  He has … (3 comments)

This phase perfectly describes lenders underwriting today.  I have been in this business for 15 years - this is similar to 1996 when I started but it is worse. 
It seems like Bank America (to point out one) does not want to make mortgage loans.  They try everything they can to make the borrower give up so they won't have to make a decision.
I have two transactions that are being stalled by unreasonable divorce/child support verificaton problems, the lenders won't accept the verifications they are being given and our "public servants" won't give any more info.

This is an older (not easily financed) doublewide with an addition on a wellfenced acre!   It's priced at 62900 and the owner is aware she'll probably have to carry some of it.   It has 3 bedrooms and another one in the addition that could be used,  there's been some nice remodeling done to the kitchen and bathrooms. 
The area is just a little Northwest of Ontario Oregon and you're able to have a county lifestyle complete with critters for not much money.
