Seven of the most frequently asked questions by first time home buyers

Who are Realtors?

A Realtor is a registered membership mark which may only be used by Real Estate Professionals who are members of the National Association of Realtors. They may be state licensed Real Estate Agents, Broker/Associates or Brokers. 

How are Realtors paid?

In most Real Estate transactions there is a listing Real Estate Company and a selling Real Estate Company. Commission is paid to the listing Real Estate Company at closing and disbursed by that company's Broker. The commission split is generally 50% of the commission to the selling broker and 50% of the commission to the listing broker.  After the commission is received by the Listing and Selling Brokers, they in turn pay the sales agents involved in the transaction.

Who represents whom?

In  a recent nationwide survey, it was discovered that an astounding number of homeowners mistakenly believed that the real estate broker who sold them their home was representing their interests in the transaction that took place, when in fact the opposite was true; the broker had both legal and fiduciary relationships with the seller.  All real estate agents are not the same and you, as a consumer, should be aware of the legal differences. Listing agent, selling agent, disclosed duel agent.   

Seller's Agent

The agent's duty is to obtain the best deal for the seller. Agents are allowed to give the buyer only material facts about the property.

Buyer's Agent

The agent's duty is to obtain the best deal for the buyer. The agent may pass on any and all information you obtain about the seller or the property.

Dual Agent

The agent must be loyal to both parties. Dual agency occurs when a real estate agency owns a listing, and an agent from the office, working as a buyer's representative, shows that listing.  Dual Agency must be disclosed and agreed-to in writing by both parties.

  

How many homes can I expect to see ?

The average number of homes shown to a buyer in one day is six.  Any more and they all begin to blend together.  Although it's physically possible to see 20 to 30 homes a day, you probably will not remember specific details about any of them.

A motivated buyer will usually find a home within 2 weeks.  A good real estate agent will listen to your wants and needs and arrange showings of only those homes that fit your particular parameters.

How will I decide which home is for me?

Here are some tips on how to rate the "inventory"

•·         Take notes of unusual features of a home, color and design elements.

•·         Pay attention to the home's surroundings.  What is next door? Do 2 story homes tower over your single story? 

•·         Do you like the location?  Is it near a park or power Plant? 

•·         Immediately after leaving, rate each home on a scale of 1 to 10 with 10 being the highest.

After touring homes for a few days you will probably instinctively know which one or two you would like to buy.  Ask to see them again. You will see them with different eyes and notice elements that were overlooked the first time around.

At this point your agent should be calling the listing agent to find out more about the sellers motivation, as well as researching prior sales in the neighborhood, seller's mortgage history & double checking that another offer hasn't come in.

Real estate agents are required to point out defects and should help buyers feel confident that the home selected meets the buyers search parameters without steering them to a particular home. 

How do I make an offer?

Once you've decided on a property, you'll meet with your Realtor to write up a PURCHASE AGREEMENT or OFFER TO PURCHASE.  Purchase agreements vary by company and can be any were from 2 to 10 pages long!  Your Realtor will guide you through the maze of paperwork to ensure the offer reflects the price and terms you want.    When presenting the offer your agent may meet with the seller's agent only or with the sellers and their agent together.

  

Once an offer has been presented, three things can happen:

•1.     The Sellers accept the offer

•2.     The Sellers make a counter offer

•3.     The Sellers refuses the offer or do not respond at all 

Your agent will be in constant communication with you during this process to let you know the status of your offer and were your at in the negotiations.

What happens after my offer has been accepted?

Congratulations!  Now that your offer has been accepted your agent will walk you through everything that will happen before title transfers into your name (Home Inspections, City Inspections, Appraisals, etc).
