real estate agents: Unethical agents - 06/21/10 11:38 PM
The market in San Diego has been heating up lately. Some areas are having bidding wars. Our office encountered some cases where, the buyers' agents, in order to get sellers to accept their offers, would say in the contract that their buyers are going conventional financing. After sellers accept their offers, they would then switch to FHA financing without the sellers knowing...until it is too late. Deals end up not closing because property cannot appraise, or deals are delayed for weeks. Unfortunately for the sellers, the other offers that were on the table were long gone... I wonder if this is

Part of my recruiting campaign, I send out eflyers to Realtors in my area every month. I received an email today from a Realtor, the email wrote, "REMOVE ME FROM YOUR DAMN MAILING LIST! I AM NOT INTERESTED IN YOUR COMPANY!"(emphasis added) So, I emailed him back to apologise for upsetting him and told him to scroll down to the bottom of the flyer and click on the unsubcribe me link. He replied and said he has done it a couple of times but still getting my email. My last email to him was that I will check with the eflyer

I just got my first BPO order from Goodman Dean. They claim to be a full service company and not just a BPO mill. I am hoping that's true and they will send me a REO listing soon. Does anyone out there work with them? Can you give me some feedback? I started doing BPOs recently to try to get my foot into the REO world. I have done a handful of BPOs and still consider myself new in the BPO industry. About two weeks ago, I received my first order from PCV MURCOR. It was a interior BPO and paid $60. I took it and submitted the BPO before the due date(I want to shine since it's my first with this company). A couple days later, a Friday, they called me for a rush order, due Saturday at noon. I asked how much they are paying, she said $60. I said no, can you pay $85, she said yes, and without much hesitation. I turned in

real estate agents: Why did you pick to work for your broker? - 04/23/08 08:37 PM
What are your criteria for picking a broker to hang your license with? What make you tick? Do you change your outlook as you gain more experience? Some of the usual motivations are: commission, the name, convenience, training, office environment... When I was a rookie agent way back when, I picked a big name because of the training they advertise. But after a while, I was just ready to move on to other companies that are less structured, where I can really be my own boss. I think also it has a lot to do with personality match.

Just last week, one of my newer agent came to me all excited because he got his first buyer who is FHA approved. And, not only that, they have found a condo they love, ready to put in an offer. I congratulated him and somehow I happen to ask him if the condo was FHA approved. He was shocked and said the loan officer did not mention anything about condo projects needing FHA approvals! real estate agents: Don't wait to buy! the market is starting to pick up - 04/11/08 08:02 PM
Just this past couple of weeks I am seeing more activites in the market. Buyers are writing offers instead of "just looking", investors are out snapping up bargains...Multiple offers on REO properties...This is really exciting. My agents are writing more offers! All these gloom and doom talk in the media is not true!! On top of that, a lot of agents have left the industry, meaning those few of us left will be on top of the game when the good time rolls full force at us!

Recently I have been getting many bpo orders from Mark to Market and Mainstreetval. Can't say the same for the paid subcription companies. I am wondering if it has anything to do with where you are located? I have since posting that said they are doing well with some of these paid subcription places.

I started my own brokerage, Abacus Properties Inc. 2 years ago. I made the move because I feel strongly that brokers, especially the big boys are taking advantage of real estate agents. Agents are the talents; without good agents, there will be no Prudential, no CB, no Remax. My business model is simple: Service the experienced agents(there are the bosses!), let them have 100% commission(they earned it) and pay the company a small service fee. Train the new agents so that they can become top producing agents. I believe Abacus Properties Inc. will be the Brokerage of the future!

Since I started my own brokerage, I have been actively recruiting real estate agents, both new and experienced. What I find supprising is a lot of agents would rather be with the big boys: Prudential, CB, etc. and have big chunks of their commission taken away. I mean I offer them 100% commission with a small fee to me, and I also offer training/mentoring. Furthermore, I am only a cell phone call away. For the experienced agents, you are really your own boss with minimum interference from me, the broker; for the new agents, I practically will hold your hand through

Why do you pick to work for A Broker and not B Broker? I think the most important thing is to find a company that helps you grow and make more money as a real estate agent. Most companies are looking for ways to make money out of their agents. Especially in this slow market, your broker is thinking of different gimmics right now to squeeze money out of you.
