Do You Practice " Ventura County Smart Gardening" - 01/27/12 05:20 PM
Ventura County Smart gardening is a form of landscaping that uses drought-tolerant plants and planting techniques to reduce the amount of water needed for landscaping purposes by up to 50 percent. A typical landscape consumes 50 to 70 percent of residential water use. A key consideration when planting a Ventura County landscape is to group plants together that require similar watering needs, which makes it a lot easier to connect them up to a single valve that will water them at equal amounts on an as-needed basis. Preparing soil with additional amendments will help the soil retain water and prevent evaporation.

What month is it in Ventura? - 01/25/12 06:57 PM

Ok, I have been living in Ventura CA for 23 years and you would think I would take the local weather for granted, but today is January 25th and back in Milwaukee WI where I grew up, that usually meant cold weather outside, but today in Ventura CA, it was a balmy 70 degrees with bright sunshine.
It is still difficult to remember that it is January, when it feels more like summer, but this Ventura gal is not complaining.. no not at all!

Fire Station reopens in East Ventura - 01/17/12 01:02 PM
Fire Station #4 located in East Ventura was closed in July 2010 because of budgets cuts, now thanks to a  $2.3 million federal grant that's paying for its first two years of operation it is in full operation. To receive the grant, the city had to agree to keep it open a third year, which Ventura plans to do by tapping its ambulance fund.
The cost to keep Fire Station #4 located in East Ventura running  costs $1.2 million a year. During the time that this fire station was closed,  the fire department still held training exercises there and kept up the mowing and landscaping.

Market Statistics for Thousand Oaks 2011 compared to 2010 - 01/14/12 12:18 PM
The Market Statistics for Thousand Oaks show us that the number of sold homes has dropped rather dramatically by 52.46% from 2010.  The average sold price for Thousand Oaks homes did not fall as drastically, only 4.24% and while that is still shows prices decreasing, it is not an alarming percentage.
The average list price compared to sales price for the homes sold in Thousand Oaks was 96.10%!
In Thousand Oaks based on the inventory levels and following the standard market absorption analysis criteria, we see that the Thousand Oaks Real Estate Market falls within a Buyer's Market.

Market Statistics for Camarillo 2011 compared to 2010 - 01/13/12 08:22 PM
When we compare the sales data for Camarillo Real Estate Market, we see that the number of single family homes sold in Camarillo did not decrease by much, a mere 8 homes.  The price of Camarillo single family homes that sold in 2011 on average decreased 3.89% from 2010.

Market Statistics for Ojai-Oak View 2011 compared to 2010 - 01/13/12 05:26 PM
The data shows for the Ojai-Oak View area that prices in 2011 have increased by 4.51% over the 2010 prices on average. Also interesting, is the number of Ojai-Oak View homes sold from 2010 to 2011 was a very small drop.
We can also see that the average List Price to average Sales Price for Ojai & Oak View was a greater percentage than the surrounding communities, who showed a much closer List Price to Sales Price.
So, even though, there was this  gap between average List Price and average Sold Price,  the average Ojai -Oak View Sold Price in 2011 still came in 4.51% higher than 2010.

The Oxnard data shows us that we sold just under 4% less Oxnard Single Family Homes in 2011 than we did in 2010, not a drastic drop at all.
The Oxnard home prices as illustrated below declined but by a mere 3.77% on average.
Look at the Average Oxnard list price to the Oxnard Sold price, it shows on average the sold price came in at 98.12% of the list price.
The months of supply show that the Oxnard Real Estate Market falls in the "Sellers Market!

Ventura Market Statistics Comparing 2010 Sales with 2011 Sales - 01/12/12 05:08 PM
Below is an illustration of the Ventura Market Statistics for 2011 and I have compared those with 2010.
The data shows that the price for Ventura Real Estate, has decreased by 7.74% from 2010, but it should be noted that the average Ventura list price to Ventura sales price has remained almost the same for both years.
The number of Ventura homes sold dropped a bit in 2011, but nothing terribly alarming.

Ventura Downtown Parking Meters Fee Reduced! - 01/11/12 05:56 PM
These Ventura Downtown Parking Meters have certainly stirred up some controversy since they came to be.  All the meters used to be $1/hour, now some of them will be reduced to 50cents/hour.  The Ventura City Council voted last night to reduce the rate on the less used side streets which are Chestnut, Oak and Palm. The price cut for parking is an attempt to even out the demand for parking in Downtown Ventura.
Tom Mericle, the Ventura City's transportation manager, said he expects the price cut to result in a slight reduction in the $18,000 a month or so the city has been … (2 comments)

Sale Statistics for Ventura County as of 12/29/2011 - 01/10/12 05:36 PM
Looking at this illustration for the Sale Statistics for Ventura County as of 12/29/2011 comparing sales in October & November 2011 to the same time frame in 2010, we can see that the amount of sales was fairly consistent.   Although sales did drop a bit in 2011, it was not a huge number.
The median price is the price that tells us that half the Ventura County homes sold for more than the median price and half sold for less than the median price.  Ventura County home prices did decline a bit in 2011  and one can see that this brought the median price down … (0 comments)

That's right, now when you visit the San Buenaventura Mission in Downtown Ventura, your smile will be captured by the new 16 surveillance cameras that were placed around the 6-acre property.
It has been some 30 years since the San Buenaventura Mission has received major improvements, however with the help of a grant from the California Missions Foundation, there is greater security for the mission.  In addition to the mission, there is a museum, gift shop and the mission's school, Holy Cross Elementary School.
