The data illustrated below shows the Ojai and Oak View Real Estate Market Trend inching its way up, with inching being the keyword here.  After the huge gains shown in 2006 & 2007, the Ojai and Oak View Real Estate Market suffered price depreciation like most of  the nation, but has weathered the storm well and I think that is because it is so desirable.

The Real Estate Market Trend illustration below shows that Camarillo Single Family Homes sales have declined from the high levels recorded in 2005-2006. The Camarillo Real Estate was not excluded from the Real Estate meltdown, however Camarillo has a higher price point than a few of the other close in proximity cities to it.
Camarillo has a declining inventory, especially in the lower price range and the demand is high, therefore keeping Camarillo Single Family Homes quite stable for the last few years.

The sold statistics illustrated below show Single Family Home prices for the city of Oxnard are showing signs of stability.  Oxnard was particularly hit hard when the real estate market fell apart.  You can see by the number of Oxnard Single Family Homes sold in 2005 and 2006 at the height of the subprime lending fiasco, that it would only be true that most if not all of these subprime loan purchased homes would fall back to the banks or third party investor flippers.

Ojai's New Libbey Bowl is filling 2012 Performance Schedule - 02/28/12 06:27 PM
The New Libbey Bowl in Ojai has began to fill the 2012 Performance Schedule.  This wonderful new amphitheater replaced the old termite riddled structure and opened last year just in time for last year's Ojai Music Festival.
According to the Ventura County Star, Beth Sunderland, whom the foundation hired in September to manage the city-owned facility reported to the Ojai City Council.  The Ojai City owns the Libbey Bowl.
Sutherland told the Ojai City Council there will be a two-tier fee system for using the bowl; one for nonprofits and one for professionals.

o where are we in this Real Estate Meltdown?  Below is an illustration of the Ventura Real Estate Trend since 2003. This data was collected for Single Family Homes only and the ocean front homes were excluded.  It is important to remember that these are average sold prices and the higher priced homes can skew the average a bit, however it still gives us a good  insight into the Ventura Real Estate Market.
Overall, the trend shows on average the Ventura Real Estate Trend maybe fighting to head in the upward direction, however I do believe the growth will be slower … (4 comments)

Seabee Museum in Port Hueneme - 02/27/12 11:25 AM
My husband and I toured the new Seabee Museum in Port Hueneme last week.  It officially opened on July 22, 2011 and is a vast improvement of the old Museum that we visited back in 1995.  It is not completely finished, as it depends on contributions to continue with its development.

The Thousand Oaks Real Estate Market Absorption Trend for Thousand Oaks illustrates that the average home price is in the mid-range range of home prices.
This mid range home price range does not have the buyer competition that the $50,000 to $350,000 price range does, so property does take a bit longer to sell and generally list prices have some wiggle room to move down. However, the data does show that while there is some wiggle room the average list to sales price stays consistently in the high 90% bracket.

Ventura Gets Pediatric Intensive Care Unit - 02/16/12 05:07 PM
Ventura County's first pediatric intensive care unit opened Tuesday in Ventura, The pediatric intensive care unit opened at the Ventura County Medical Center in Ventura on Tuesday, February 14th.
 
The 6 bed unit will mean that Ventura County residents with critically ill children will no longer have to go to Los Angeles for care.
The unit was built on the third floor, where adult intensive care formerly was located. The adult unit moved to a new building next to the old one.
The renovation took time, as did the hiring of nurses and technicians to staff the unit.

The Market Trend shown below for the Ojai & Oak View Real Estate Market shows us that the average sales price for 2011 was very close to the average sales price for 2010, which is very interesting since we hear so much about homes prices declining.  The days on the market are a bit longer than other cities nearby like Ventura.  It is also interesting to note the Average List to Sales price consistently falls in the 94-95% bracket.

The Camarillo Real Estate Market Aborption Trend January 2012 illustrates that the average sales price for the last 3 months is only 3.4% down from the average sales price of 2010.  And while that is not reason to raise the roof in celebration, it does show that prices are beginning to stabilize.
The inventory in Camarillo of lower priced property is pitiful, which does often times create bidding wars and buyers are told to bring their best offer in first!

While this is a snapshot of all the sold single family homes in Oxnard taking in all the price points, low and high, it still shows a fairly stable market with the sales price to list price at 98% for the last year.

The Ventura Real Estate Market Absorption Trend below shows that inventory levels are keeping this market in a Sellers Market.  One needs to remember that this is an average of all the Single Family Homes sold in Ventura and most of the homes sold are in the lower price range and the lower price range range homes do get multiple offers, which many times the final sold price comes in above list price.
The higher price range may still be subject to price adjustments.
