The first and foremost item needed is the pre approval letter and I would like this letter to be specific to the property you are making an offer on.  
You and I already know that you are pre approved for this property because I would not have taken you out to view homes without it.

If you are an owner of a rental property and/or landlord of a rental property in the state of CA, then either you have or will encounter  a tenant leaving behind personal items in your rental property. What should you do with these belongings?

In CA, Realtors in general process Real Estate transactions through an escrow account.  In a very simplified definition, an escrow company is a neutral third party that will process the transaction. Escrow companies do not negotiate on behalf of any party of the contract, nor can they change the terms or wording of the purchase contract on their own, they can only take instructions from either party and then both parties must agree to the new terms or instructions in writing.

Yes, is the very short answer.  I often get this question from buyers who do think that they are negotiating exclusively with the seller when they are in the process of counters. This is just not the case. Often buyers think they should offer less to see if they can get the seller to counter them and keep this negotiation process exclusively between themselves and the sellers and are shocked to find out that the seller accepted another offer, which is perfectly the seller’s right to do so.In the very competitive lower price range, at least here locally in Ventura County, … (4 comments)

How difficult is it to reply to an email?  Holy smokes, evidently for the listing agent of a property my buyer has put an offer in on, it must be a monumental task!I spoke with the listing agent last Friday, got the information about how many offers were on the table and when he would be presenting them, so on and so on.  I then confirmed with him that my buyer would be writing an offer for X amount of dollars and some of the terms of the offer and told him I would have it to him before Sunday.  He … (9 comments)

It is that time again! The Strawberry Festival in Oxnard is this Saturday and Sunday, May 19th and 20th from 10:00am to 6:30pm.  It is held at the renovated College Park, check the Strawberry Festival in Oxnard’s website for more direction details.

In my opinion, it is one of the best Festivals around.  Strawberries are the main ingredient, duh, that is why it is named The Strawberry Festival, but there is so much more to enjoy than all the strawberries delights.

Last Saturday my husband and I went to the Ronald Reagan Library to see the George Washington Exhibit. Among the 100 original objects associated with George Washington on exhibit was the only surviving complete set of his dentures.  Not real sure why dentures would get such attention, but they sure did.
