What do I need to give you for the offer package? - 05/31/12 01:24 PM
The first and foremost item needed is the pre approval letter and I would like this letter to be specific to the property you are making an offer on. You and I already know that you are pre approved for this property because I would not have taken you out to view homes without it. I will contact your lender to be sure this pre approval letter is accurate and your lender is fully informed of the specifics of the property you are putting an offer on. The CA purchase contract does give us the option of sending this (0 comments)
Tenant left items in my rental, what should I do? - 05/30/12 02:43 PM
If you are an owner of a rental property and/or landlord of a rental property in the state of CA, then either you have or will encounter a tenant leaving behind personal items in your rental property. What should you do with these belongings? In the state of CA, there is a procedure for CA landlords to follow for this situation and the procedures are stated in the (Cal. Civ. Codes § 1983 & 1984). The proper procedure to communicate the abandoned property issue to the former tenant is in writing. In the written communication to the former tenant the landlord (24 comments)
What is an Escrow? - 05/29/12 01:06 PM
In CA, Realtors in general process Real Estate transactions through an escrow account. In a very simplified definition, an escrow company is a neutral third party that will process the transaction. Escrow companies do not negotiate on behalf of any party of the contract, nor can they change the terms or wording of the purchase contract on their own, they can only take instructions from either party and then both parties must agree to the new terms or instructions in writing. Escrow will read the purchase contract and send out Escrow Instructions that summarize what the purchase contract states. Escrow collects (2 comments)
If I am in counter offers with the sellers, can the sellers accept another offer? - 05/28/12 09:39 AM
Yes, is the very short answer. I often get this question from buyers who do think that they are negotiating exclusively with the seller when they are in the process of counters. This is just not the case. Often buyers think they should offer less to see if they can get the seller to counter them and keep this negotiation process exclusively between themselves and the sellers and are shocked to find out that the seller accepted another offer, which is perfectly the seller’s right to do so.In the very competitive lower price range, at least here locally in Ventura County, (4 comments)
Too busy to reply to an email! - 05/23/12 04:40 PM
How difficult is it to reply to an email? Holy smokes, evidently for the listing agent of a property my buyer has put an offer in on, it must be a monumental task!I spoke with the listing agent last Friday, got the information about how many offers were on the table and when he would be presenting them, so on and so on. I then confirmed with him that my buyer would be writing an offer for X amount of dollars and some of the terms of the offer and told him I would have it to him before Sunday. He (9 comments)

Kudos to the Organizers of the 29th Strawberry Festival in Oxnard - 05/21/12 10:28 AM
My husband and I went to the 29th Strawberry Festival in Oxnard on Saturday morning and here is my take away. First, let me begin by saying that this is not my first Strawberry Festival visit, I have attended many over the years, but it has been at least 6 years since I attended my last Strawberry Festival. There have been changes to the overall layout of the festival grounds and they are remarkable improvements in my opinion. Each area of interest is located in a dedicated spot within this large venue called College Park. The Arts and Crafts section is now (0 comments)

What does Real Estate Agency Mean? - 05/17/12 03:08 PM
What does Real Estate Agency Relationship mean and why as a seller of Real Estate or buyer of Real Estate should I care about this Agency Relationship issue? The term Agency has always baffled me, seems it would make more sense if we just called it the actual relationship between Real Estate agent, brokerage and seller or buyer, but we don’t and we are stuck with “Agency”.However, it is VERY important, whatever it is called, that sellers and buyers of Real Estate understand the various relationships that exist both on paper and in reality because it can play a huge role in (2 comments)
The Strawberry Festival is coming to Oxnard this weekend - 05/17/12 11:22 AM
It is that time again! The Strawberry Festival in Oxnard is this Saturday and Sunday, May 19th and 20th from 10:00am to 6:30pm. It is held at the renovated College Park, check the Strawberry Festival in Oxnard’s website for more direction details.
In my opinion, it is one of the best Festivals around. Strawberries are the main ingredient, duh, that is why it is named The Strawberry Festival, but there is so much more to enjoy than all the strawberries delights.
More than 250 artists and crafters from across the nation will be there showcasing their original works. You (3 comments)

What does EMD stand for? - 05/12/12 11:51 AM
Recently, I was asked what is an EMD? And once again I am reminded that we as professional Realtors are familiar with these acronyms, but most consumers have no clue.EMD stands for Earnest Money Deposit. What is this Earnest Money Deposit? An Earnest Money Deposit is a sum of money that accompanies an offer. This amount illustrates to the seller a buyer's good faith or how serious you are as a buyer, or how much skin are you willing to put in the game initially to get this particular home. In ancient times, the earnest payment was called an earnest penny, (3 comments)
Ronald Reagan and George's Teeth - 05/02/12 04:28 PM
Last Saturday my husband and I went to the Ronald Reagan Library to see the George Washington Exhibit. Among the 100 original objects associated with George Washington on exhibit was the only surviving complete set of his dentures. Not real sure why dentures would get such attention, but they sure did.
The George Washington exhibit was very informative, especially the video showing how the researchers upon finding a clay mask of George Washington in his later years were able to use that to turn back the hands of time to create an image of him in his earlier years. The researchers (7 comments)
