When you utilize Home Staging to help sell your house, your goal is to not only cause Buyers to see the best features of the house, you want them want them to stay, and enjoy the house. In short, you want them to feel, at home. That’s the whole reason behind “neutralizing” a house when it goes on the market but it goes further than that.

As your house hits the market, ask yourself, “Will Buyers be able to relax here?” That’s right, you want Buyers to relax. It is difficult for Buyers to envision themselves living in a house if your personality is all over it so I always recommend removing personal photos and décor choices that may not be universally appreciated. In a vacant house, you’ll want to make sure the house is left at a comfortable temperature; you don’t won’t want buyers to flee on a hot summer day. Be sure to leave toilet paper, soap and a clean towel in at least one bathroom; and for pity sake, don’t turn the water off! You wouldn’t want a Buyer to rush through your house because they are anxious to find a working bathroom. Give Buyers a comfortable place to sit and absorb your house, or possibly write an offer. It has been known to happen.
Buyers that want to linger in a house are much more likely to emotionally connect with a house. That emotional connection is what you are going for as a Seller!
