palm coast realtor: Seller Advice: Things To Be Aware Of With “Flat Fee” Selling - 03/03/12 10:43 AM
If you’ve been thinking about selling your house you may have come across the advice to to a “For Sale By Owner”.  Whether selling yourself or through an agent, advertising online and in an MLS  (notice that I didn’t say “the MLS”, and I’ll explain this more in a moment) is extremely important nowadays.  Some real estate companies have begun offering what is called “flat-fee selling” as a “for sale by owner” option.  This might sound like a great option, but you really have to be careful here as a seller.
First, what is a “flat fee” option?  Simply put; instead … (0 comments)

palm coast realtor: How To Decide What a Good Offer Is - 08/13/10 11:27 AM
So you searched through homes.  You've visited each one.  And you've narrowed it down to which homes(s) your are interested in.  Now it's time to make the offer.  The question becomes . . . how much?  This is the part that is a little more complex than most people think and a lot of factors should be taken into account.
Remember, an offer is the first step in negotiation.  It is about opening up the door to a conversation.  Offers that are reasonable and have attractiveness to them can lead to a very good discussion that is very beneficial to both … (2 comments)

palm coast realtor: Palm Coast Real Estate Gets Great new Systems - 07/27/10 10:01 AM

palm coast realtor: So What Is 'Walk Score' In Regards To a Property? - 07/12/10 11:16 AM
If you are shopping for properties these days, you may have noticed 'walk score' in the information are for the property online.  Walk Score is a service that measures the distance of a property to important locations such as grocery stores, schools, etc. and then calculates an overall rank.  This allows buyer the ability to better guage transportation costs in regards to making a home purchase.
Does it make a difference to buyers and property values?  For example, does a property with a higher 'walk score' have a higher property value than a comparable property with a lower walk score?  That's … (1 comments)

palm coast realtor: Palm Coast State of The Market 6/24/10 - 06/24/10 10:27 AM
Everyone is continuing to keep an eye on the housing market nationally and locally to see the effect of the Tax Credit program which ended in April.  The terms of the program were that contracts needed to be signed by 4/30/10 and closing occur no later than 6/30/10.  Realistically, many of those closings would have occurred in May for contracts signed in April.  So June and July are key months to look at in reagrds to impacts.  We are still seeing strong numbers in the area compared to 2009 in Palm Coast which comprises the majority of the activity in the … (1 comments)

palm coast realtor: Tax Credit Expiration Does Not Appear To Have Effected Performance In Flagler County & Palm Coast - 05/26/10 12:16 PM
Many (including myself) had been wondering what effect the expiration of the Home Buyer Tax Credit Program would have on local sales.  In all honesty, I had expected to see a drop compared to the year before this month (May 2010).  I am pleased to see that performance remains strong in the area.
The number of home sales for Flagler County through 5/26/2010 are +15% compared to 1/1/2009 through 5/26/2009 with median price at -9%.  Likewise, 5/1/2010 through 5/26/2010 sales are +9% compared the same period the year before with medin price at -6%.
We are seeing steady and strong comparables each month and this … (1 comments)

palm coast realtor: How Much Is Poor Presentation Costing You? - 04/15/10 10:41 AM
One of the difficult things to do in terms of listing homes for sale is putting a dollar value on upgrades and/or worn elements in a house that may need replacing.  Sellers obviously want to know the bottom line with all things optimal and their home would sell at the suggested list price.  We all want to get the most we can out of our homes and needing to improve the presentation can often be something that sellers do not want to do (i.e. replacing worn/stained carpeting, painting walls, etc.).  But these minors fixes to the overall presentation can actually cost … (1 comments)

palm coast realtor: Palm Coast & Flagler County Real Estate Outlook For 2010 - 01/17/10 07:55 AM
I am often asked what I think will happen over the next year in Real Estate in the area.  We all wish we had a crystal ball to see into the future.  This is especially true in the Real Estate word over the last few years.  The only thing we can do is look at the data, activities, and trends to get a perspective on the upcoming year.  My outlook based upon these areas is very positive for the area when it comes to residential home sales.  Let's take a look:
Number of Sales of Residential Homes
2009 finished at about … (0 comments)

palm coast realtor: Real Estate Overview: Positives From 2009 - 12/11/09 06:18 PM
At the beginning of this year I had said it would be an interesting year for Real Estate in the area. It’s no secret that Real Estate has had it’s challenges in the area over the last few years, but this year has shown some great positives. First, ‘the market’ when it comes to Real Estate can not be lumped all into one category. ’The market’ is broken into four main categories:

Residential Homes Land Condominiums Commercial
Each will perform differently. The primary segment that I focus on when posting local market data monthly on my website www.PalmCoastHomeShow.com … (0 comments)

palm coast realtor: The Palm Coast Homes Show Is Now Mobile! - 11/09/09 09:49 AM
Earlier this year when I started www.PalmCoastHomeShow.com, the goal was to provide buyers an easy and powerful means to shop for Real Estate locally in the Palm Coast & Flagler County , FL area as well as provide sellers a means to get the most exposure for their property they wish to sell.  As I shop through other websites myself, I have found it to be tedious and often limited to generic criteria such as price and sqaure footage.  The shopper is then left with a list of homes that are scattered over the area and are left trying to narrow … (2 comments)

Just knowing how many homes is not always enough.  It's important for those thinking of selling to know what the buyer make up of an area is in order to have reasonable expectations when thinking of selling.  Front and foremost, as of the beginning of November we are about 8% above last year in terms of the total number of homes sold with 1166 for the county compared to 1074 from the same period last year.  So what homes are selling?  Let's take a look:

palm coast realtor: Flagler County/Palm Coast Market Update 10-14-09 - 10/14/09 04:25 PM
I had said at the beginning of the year, that it would be interesting.  And it has been just that.  Moreso, it's been a year for some real positives in the area.

Short Sales have been consistent at about 35% of all Residential Home listings in the area.  The number of Residential Home Foreclosures remains very low at about 21 for sale with 167 sold for the year at only 57 Days-On-The-Market … (0 comments)

palm coast realtor: Palm Harbor Golf Course Update As Of 8/13/09 - 08/13/09 11:39 AM
Just recently, I received another update from the Friends of Golf Steering Committee who had recently met with Kemper Sports and the construction team.  Their update contained the following:
1.       The course is doing well. Sprigging was completed last Friday on the entire course. The rains which took place in mid-May caused some immediate problems, but these were overcome and things are now back on target. They have actually begun mowing greens on the first 11 holes that were sprigged. The greens have been sprigged with Bermuda Tifdwarf. The fairways and tees are Celebration Bermuda, a new strain of Bermuda which … (2 comments)

palm coast realtor: Presentation & Short Sales: Why Sellers Are Missing Out With Short Sales - 07/14/09 12:12 PM
It's no secret that many owners today find themselves in situations of having to sell their home as a "short sale".  It's not an easy time for these owner.  They are having difficulty making the payments, other life situations are probably adding to the stress (i.e. loss of a job, divorce, etc.), and the property has become more of a burden than a "pride and joy" in their lives.  But these owners actually have a significant competitive advantage over regular property listings  . . . buyer attention.  Why?  Buyers look for "deals".  Short sales have a buyer expectation of "deal" associated … (0 comments)
