I got a call today that ticked me off a little........
It is actually not the first time this lady has called.  Her job is to lock the house up for the bank.  She called me last week and I very politely told her it was under contract.  So she called my listing coordinator today......same answer! 
The foreclosure WAS November 20th.  By my records and the Statues of North Carolina, I have until November 20!  The borrower has seven days after that to reclaim the property.......who knows if I could get a cash offer.

PBS has an online poll posted, asking if Sarah Palin is qualified.   Apparently the left wing knew about this in advance and are flooding the voting with NO votes.   The poll will be reported on PBS and picked up by mainstream media. What are you reading? - 10/27/08 06:33 PM
I just got finished with the book The Secret.  It has really made me think about what I spend my time doing.  I will get checks in the mail not bills!  I will remodel my house!  I will drive a new(er) car! 
I really want to continue to read positive books.  As much as I love Glenn Beck, having him off the air has changed my life.  I now devote that hour to positive reading material.  NO MORE DOOM AND GLOOM FOR THIS GIRL!

I lost a builder today.
I had a FSBO that refused to pay me a commission on a house and I had to let that poor scared first time home buyer go.  We looked at 10 houses over the course of a week.
I took clients out last night and have meet the over three times during nights and weekends.  He got stationed somewhere else. 
I have a listing that has been under contract twice and falling through.  It expires this month.  Referring it to another agent.

Prime Rates Drop! Does this mean morgage rates will? - 10/09/08 09:48 AM
In the business, "Prime" is what you will hear many mortgage brokers refer to it.  This is good news if you have a note that is tied to the prime rate.
For instance, most construction loans are prime + 1.  Today that would mean the effective rate would be 5.5%.  This is a huge drop.  In December 2006, when we secured a construction loan for a $800,000 house prime was 8!  What a major difference?!?
Does this drop in prime mean that mortgage rates will fall?
Generally speaking when prime drops, the stock market gains.  Obviously we need a rally to boost consumer … (2 comments)

A few years ago on American Idol a contestant got very angry at Simon.  I never watched the show, but I picked up her tag line.  "Why you Even Be Judging?"  I have found this quote to be an excellent way to "lighten the mood." 
Got someone talking about your listings being under priced? Why You EVEN be Judging?  Got someone who wants to sell their house for way too much money? Why You EVEN be Judging?  Got an agent who always complains in your office? Why You EVEN be Judging?

Will Short Sales Deficiency's Be Gone Soon? - 10/07/08 06:39 AM
Just a short thought this morning in the aftermath of the bailout.......
Most of my short sale clients are on Disability or Social Services.  The people who should not have owned a house to start with!  However, with some certainty, a short sale usually prevents any judgments to the clients.  What I am finding is the banks (the ones that are willing to work with me) want it off their books ASAP! Of course, we get that in writing.

This is an open post to all you consumers.  That is right!  The general public. 
These are the Golden Rules of Being a buyer.
When you decided who to use as your agent, email them.  Be honest.  Tell them that you want to do a little web searching on your own.  Ask them for a sight recommendation.  Most of the agents will have what we call and IDX data push.             What is an IDX Data Push?

Greenville, North Carolina is alive with Sarah Palin!  She will be here TOMMOROW! 
Last Thurday after the Vice Presidenial debate, it was officially announced that Sarah Palin was coming to Greenville.  One of my collegues sent an email Friday at 9:30 saying that the line to put your name on the list was an hour long.
It must have been luck!  I walked right up and didn't put my name on a list.  I got my tickets.  About 20 of us from the office are camping out tommorow about 1:00.  We want excellent seats.
