Several times during the last few months I have heard the guys get off the phone with a potential listing client and sigh heavily.
Lost the listing...because they told the truth, instead of what someone else wanted to hear.
My guys won't list a home if the seller has an unrealistic expectation of what the listing price should be. One couple had a beautiful home, though outdated, that sat on approximately 90 acres. The guys did a CMA, and came up with $900K, based on the market in our area. The sellers scoffed at the guys when they presented their findings, and proceeded to tell MY guys that they knew what their home and land would sell for, and it wasn't less than $1M.
As far as I know, the home/land has never been listed. Maybe the sellers didn't like what any of the Agents had to say?
I would like to say, for the record, that I enjoy reading all of the AR posts about REALTORS who are willing to stand up for themselves and stand behind their market research even if it means losing a listing. You are the ones who redeem the Real Estate profession, in my eyes.
Too many people have a negative view of Real Estate Agents because they had a bad experience with ONE. "He/She just wanted the commission." "He/She listed my home and then I never heard back from him/her!" "He/She lied to me about what was going on with my home!"
I wish all of these people could meet Nick and Rick. Two more ethical agents you could not hope to meet.
(Trust me, if they were unscrupulous in any way, I wouldn't have worked for them for two years.)
It is so refreshing to find a community of such agents.
