What is the BC First-Time New Home Buyers' Bonus?
The BC First-Time New Home Buyers' Bonus is a one-time refundable income tax credit worth up to $10,000 for BC residents who are first-time home buyers and who purchase an eligible new home.

Who is a first-time home buyer?
A first-time home buyer is an individual who has never previously owned a primary residence anywhere in the world. In the case of couples, neither you nor your spouse or common law partner can have previously owned a primary residence.

Do I qualify for the bonus?
You qualify for the bonus if:

>> you purchase or build an eligible new home located in BC,

>> you, or for couple, you and your spouse or common-law partner, have never previously owned a primary residence,

>> you file a 2011 BC resident personal income tax return, or if you move to BC after December 31 2011, you file a 2012 BC resident personal income tax return (you will not be eligible for the bonus if you move to BC after December 21, 2012).

>> you are eligible for the BC HST New Housing Rebate, and

>> you intend to live in the home as your primary residence.

What is an eligible new home?
An eligible new home includes new homes (i.e. newly constructed and substantially renovated homes) that are purchased from a builder and that are owner-built.

The bonus will be available in respect of new homes purchased from a builder where:

>> a written agreement of purchase and sale is entered into on or after February 21, 2012,

>> HST is payable on the home, and

>> no one else has claimed a bonus in respect of the home.

The bonus will be available in respect of owner-built homes where:

>> a written agreement of purchase and sale of land and building is entered into on or after February 21, 2012,

>> construction of the home is complete, or the home is occupied, before April 1, 2013, and

>> no one else has claimed a bonus in respect of the home.

What is a substantially renovated home?

A substantially renovated home is one where all, or substantially all, of the interior of a building has been removed or replaced. Generally, 90% or more of the interior of the house that existed before the renovations began must be renovated to qualify as a substantially renovated home (90% test).

How is the bonus calculated?

The bonus is equal to 5% of the purchase price of the home (or in the case of owner-built homes, 5% of the land and construction costs subject to HST) to a maximum of $10,000.

The bonus will be reduced based on an individual's/couple's net income (line 236 of your income tax return) using the following formula:

>> for single individuals, the bonus is reduced by 20 cents for every dollar in net income over $150,000 (bonus is reduced to zero at $200,000 net income), or

>> for couples, the bonus is reduced by 10 cents for every dollar in family net income over $150,000 (bonus is reduced to zero at $250,000 family net income).

What is the Purchase Price?

The purchase price is the consideration you paid for the home. Consideration does not include HST or property transfer taxes.

Is the bonus taxable?

No. The bonus is a refundable personal income tax credit, meaning it will not be added to your income on your tax return.

CLAIMING THE BONUS

How can I claim the bonus?

Individuals must apply for the bonus through the BC government. Eligible individuals will be able to apply as soon as the application forms are posted on the BC Ministry of Finance website later this year. You will be required to submit documentation demonstrating your eligibility.

What if Canada Revenue Agency (CRA) reassesses my income tax return after I apply for the bonus?

You must notify us of any changes to your income tax return (e.g. changes to your net income as reported on line 236 of your return) that could impact your eligibility for the bonus.

Where do I get the form to apply for the bonus?

The application form will be posted on the BC Ministry of Finance website later this year. Please check back later in the year for more information.

What documentation will I need to provide to claim the bonus?

The documentation the BC government will request as part of your application for the bonus is still being finalized. It is advised that you retain all legal documents relating to the purchase of your home, including the written agreement of purchase and sale, copies of federal form GST190 GST/HST New Housing Rebate Application for Houses Purchased from a Builder or form GST191 GST/HST New Housing Rebate Application for Owner-Built Houses and documentation showing when you took ownership and possession of your home. Please check back later in the year for more information. For owner-built homes, you must keep receipts for all construction costs.

Magnificent Matsqui :: Abbotsford BC

Matsqui stretches north to the Fraser River and includes the fertile area known as the Matsqui Flats. Its name is a First Nations (Halkomelem) word, meaning “stretch of higher ground”, and refers to the fact that the area is a good place to portage a canoe from one body of water to another – a very important geographical feature for early European settlers.

In 1995, Matsqui merged with Abbotsford, creating the city as it is known today. There are many trails in among the wetlands, ideal for taking the kids or the family dog for a brisk walk. The trails are home to many species of birds so bring your binoculars!

Matsqui Flats is a lush agricultural area, but also one of recreational opportunities, from wildlife sighting along the river, to cycling and raspberry or blueberry u-picks. Many of the homes take advantage of the natural setting, with acreages being common. Matsqui district’s commercial heart, Clearbrook, is in transition, but increasing residential density on the west side of Abbotsford promises to lend new life to the area.

Matsqui village is one of the older communities of Abbotsford. Historically, Matsqui is also the name of the largest Municipality of the three that joined together to become what is now Abbotsford. It is also the name given to the fertile farm land area known as Matsqui flats or Matsqui Prairie bordered on the north by the Fraser River and on the east, south and west by development.

"Matsqui Prairie is considered to be 'flood plain' because it is thought to have been formed by the annual spring freshet of the Fraser river."

It was dyked and converted to rich farmland in the early 1900's. Even being in the flood plain, it has only flooded once since being controled. That was in 1949. The Fraser River has threatened a couple of times since but it hasn't breached the dykes since that time.

Clearbrook Road was the heart of commercial activity in the District of Matsqui prior to its merger with Abbotsford in 1995, but the emergence of the Mount Lehman Interchange, and construction of High Street, is bringing new options to the community.

I have been working in this beautiful gated community for over 5 years now. In this time I have the pleasure to get to know the residents of Tapadera Estates very well. So well in fact that when I book showings at Tapadera I find it's best I give myself an extra half an hour or so just to be able to catch up with the neighbours on the streets.

This Gated Community is made up of over 200+ fully serviced, Strata Title Lots. Most of which are either RV lots or Manufactured Home Lots approximately 33x50 feet, with one row of Cottage lots that are 50x100 feet and back a beautiful green space. You may be wondering what Strata Title Property means, as it isn't often mentioned along with RV or Manufactured homes.

Quite often we see shared ownership or pad rental situations in other communities such as this. What is Long Tail and Why Should I Care?

If you've read anything about SEO or online marketing, you may have heard the phrase "long tail." It's been somewhat of a buzz word for years now in the SEO world. If you're reading this, chances are you are not very familiar with this phrase. If you want more targeted traffic to your website, continue reading.

What is long tail?

Long tail keywords are very specific. It's probably easier to explain with an example than to define what it is.

Think of how the buying process works. Lets use a Rolex watch for example. When someone is first thinking about buying a Rolex, their search query might be "Rolex watches." You can imagine how competitive this term is to rank for. After searching for "Rolex watches" the user learns about all the various types of Rolex watches there are. They see the Submariner, and really like it. Now they start searching for "Rolex Submariner." After researching the Submariner, they realize how much a new Submariner costs and know its out of their price range. Now their search query changes to "Used Rolex Submariner." Now they begin to see prices that are within their range. They then search "Used Rolex Submariner Atlanta GA" because they are ready to go out to their local jeweler and pick one up.

The long tail keyword in all this would be "Used Rolex Submariner Atlanta GA." This keyword is very specific. This is long tail.

Is it good?

Yes! If you were in the Rolex business, trying to compete with keywords like "Rolex" is going to be very difficult. Getting traction for broad keywords like that take a lot of time and money. Keywords like "Used Rolex Submariner Atlanta GA" is not very competitive so getting traction for this is MUCH easier.

So what does this mean exactly? Lets go back to the buying process. People searching for "Rolex Watches" are in the research phase. As the search query gets longer and more focused, the visitor moves further along in the buying process. Someone searching "Used Rolex Submariner Atlanta GA" has done their research and is now ready to buy. THAT'S the visitor you want!

Sure, "Rolex Watches" gets a LOT more searches than "Used Rolex Submariner Atlanta GA," but why spend all that effort for traffic that is less likely to convert?

Now lets relate this to real estate. A prospective buyer searches "Atlanta Real Estate." Chances are they are in the beginning stages of their home buying search.

The prospective buyer that searches "Homes for Sale in Ansely Park" has done their homework and has really narrowed down where they want to buy. A lead from this search would be considered "hot" where as the more vague one may not be.

OK, I'm sold, how do I implement?

This is easy, content! Start by making a list of some of the areas/neighborhoods you would like to get leads for. Then simply write original articles about each area/neighborhood and add them to your website.

Long tail keywords are often not very competitive, so simply adding a well written article to your website that is about 500 words long will often be enough to earn good placement in the search engine results.

Long tail keywords do not get much search volume, but if you create a lot of pages around different long tail phrases, you should be on your way to getting more targeted traffic and higher qualified leads.

Auguston - Family Friendly Neighbourhood on Sumas Mountain in East Abbotsford

This family friendly neighbourhood is sometimes known as the village in the mountains because of its architecture and its location on top of Sumas Mountain.

Here, tall evergreen trees stand along the streets and in the green spaces between developments.

Here, you can take a short stroll between developments on several walking trails. Many Auguston residents run, walk, hike and bike on the many man made trails in and around this community.

We have really enjoyed a few days of sun in the Lower Mainland over the last week. The days where the sun has come out have been few and far between.

My husband is from New Zealand and we lived in Wellington, NZ for almost eight years. One of the biggest differences is how our fellow Canadians will take advantage of each and every sunny day and weekend, as they are few and far between. When you think about it, there may be as little as 8-12 beautiful weekends this year that we can really take advantage of.

We love living in Canada and have been back here now since 2005! We live in Abbotsford BC in the heart of the Fraser Valley and we have made so many wonderful connections with friends and family.

Friday of last week was such a gorgeous day I just couldn't resist and had to get out in the garden and try my absolute best to get a picture of a fern or in NZ a Koru... the fern is a national symbol in NZ and I have always enjoyed taking pictures in the garden.

As a REALTOR® I know how important it is to take great photos.

Our neighbours on either side of us have all chosen not to fence so the boys, along with their friends, have an acre to enjoy, with three trampolines, a sandbox and as you can see a treehouse.

These beautiful Greenbelt lots in East Abbotsford have a southern exposure and are so hot in the Summer. We are blessed with large trees in the back that offer shade for the kids and animals (Pepper is our cat, above) during the summer days!

The greenbelt has trails made by the neighbour boys, all the way down to the creek.

There's nothing like a beautiful Spring Day, hope you enjoyed the pictures.

In Downtown Abbotsford there is a small, family owned sandwich shop called "Oneill's Homecooking" that might just change the way you look at the breakfast sandwich if not the idea of the sandwich itself.

I wanted to share ---

We had a discussion today regarding what I would call Link Backs. I looked into this a bit more because I thought that there was so much more on this topic to explore. Sure enough I found many different definitions and explainations of what this means to link with another website. Here is some of what I found... to name only a few

A reciprocal link is a mutual link between two objects, commonly between two websites to ensure mutual traffic.

Multi-way linking is a technique used for website promotion whereby websites may create similar one-way links that each involves 3 or more partner sites. This provides each website with a one-way non-reciprocal link. This technique has evolved from reciprocal linking. The latest search algorithms have evolved to hold less favor towards websites that contain a high percentage of reciprocated links, and a higher favor towards websites that maintain a high level of incoming non-reciprocated (one way) links. How to filter out excessive reciprocal link schemes is even being mentioned in anti link spam patents.^[1].

The term multi-way simply refers to the fact that the link exchange is between 3 or more websites, however each link is singular by only pointing to one other website. Other means of linking that may increase your web presence may also include other indirect methods such as loading images, videos, content or RSS feeds from a third partners website.

Link campaigns are a form of online marketing and SEO. A business seeking to increase the number of visitors to its web site can ask its strategic partners, professional organizations, chambers of commerce, suppliers, and customers to add links from their web sites. A link campaign may involve mutual links back and forth between related sites, but it doesn't have to require the reciprocation of links.

So as a result of my research, I am on a mission to find websites in Canada dedicated to real estate, that are free to post in their Realtor Directory, and free to post my listings...

So far I've found these four websites, and they seem to be free, however the third one does require... YOU GUESSED IT! ~ A Link Back to their site! LOL

It feels like a lifetime has passed since I've written something worthy of 'the Rain'...

The early spring brought many changes, and if you asked I would without a doubt say I LOVE CHANGE! And I'll add that I find it hard to believe anyone would not love change... maybe I suffer from being a mover and a shaker and change allows me to feel one with my environment :)

I find calm in the chaotic... and am often at my best when I'm in the throws of a challenging situation!

Moving from a single agent to the Rainmaker of a wonderful, vibrant team at Keller Williams Valley Realty in Abbotsford BC was without a doubt the best decision I have made this year to date, not to mention extremely well timed. When other teams and companies were making cut backs my focus was growth. I felt that growth in a down market would give us the opportunity of time. Time is a grace that a fast paced market doesn't allow for. We have taken this grace and implemented systems and procedures. Meeting weekly to go over our goals, individually and as a team, not leaving out the personal goals that are so important... the reason why we work as hard as we do.
