Sellers, the importance of understanding the appraisal process

I couldn't have said it better and wanted to share with Sellers AND BUYERS in my area of North Texas. Because we are a smaller rural county, an appraier may even be looking at the county as a whole to find appropriate comps to do the appraisal on your property.

I hear it all the time,

But my home has several upgrades and updates, vaulted ceilings, hardwood floors, granite, new appliances... the list goes on.

What does this all really mean with the sale price and the ability to get a contract?

To put it plain and simple all of those upgrades add the desirability. Yes, it adds value your home, because you will receive an offer much quicker than the another home that does not have the upgrades and is in comparison. It enables you to have more negotiating power, that is where your value comes in.

The reality in our current market conditions is the N VA market is demanding a higher price as we see multiple offers and escalations. This is coming to play because of the law of supply and demand. Lack of inventory, great rates, motivated buyers are frustrated with little to choose from.

The appraisers job is to prove what HAS HAPPENED to the market, ie, past tense. NOT what IS HAPPENING.

When I go on a listing appointment and I am showing the potential competition within an entire zip code, and there are only a few homes in comparison. Yes, could we list at a higher price and most likely get that number, more than likely. BUT, remember that appraiser? They are looking at what HAS SOLD (previously), it doesn't matter that you may receive multiple offers with escalations. It also does not matter that you are upgraded. The appraisers are not able to take "normal" upgrades and updates in to much consideration because they have to rely on tax records and agent photos of the previous listings.

The importance of understanding the appraisal process and listing your home at the proper price is crucial to your NOT "chasing the market" If you list to high, be prepared to negotiate when that appraisal comes back. It is very difficult and most of the time impossible to contest an appraisal. Don't be a market chaser, it can cost you thousands of dollars listing to high and having to reduce.

Wise County Texas Real Estate Sales were down 15% in January 2012

This is some SAD news for Wise County. We thought we were beginning to see some upward advance, but this statistics don't look that way at all. Hope the Spring Season will bring us better numbers.

Wise County Texas Real Estate Sales were down 15% in January 2012 over the same month last year with 23 homes selling this month! For the year to date, overall home sales were at 23 homes sold, a -15% change from last year. Wise County Texas Real Estate total dollar volume of homes sold this month was $3,416,351 which is a -5% change from this month last year. For the year to date, the total dollar sales were at $3,416,351, which is a -5% change.

New grant for military first-time home buyers!

What a GREAT opportunity to help those service men & women who have given so much for their country!

A new program offers financial assistance to first-time homebuyers who are veterans or active-duty military members. The Pentagon Federal Credit Union Foundation, a nonprofit national organization, offers the program through its Dream Makers program.

Active duty personnel, veterans, retired members of the military and employees of the U.S. Department of Defense and the Department of Homeland Security may be eligible for a grant up to $5,000 to use toward downpayments and closing costs if buying their first home. The grants can be applied to a mortgage issued by any financial institution.

“Members of the military often put off buying a home early in their careers because they’re moving around the country a lot,” says Kate Kohler, chief operating officer for the PenFed Foundation. “We want to make sure they have resources to add immediate equity into their home when they decide to buy.”

Requirements:

Military affiliation – (active duty, reserve, National Guard or veteran) – a Department of Defense employee or a Department of Homeland Security employee.
First-time homebuyer or not owned a home for the last three years; or a home has been lost through divorce or disaster.
Gross household income, including allowances, used to qualify for a mortgage loan is a maximum of $55,000 per year, or 80% of a community’s median income based on family size.

PLEASE, get out and vote and encourage all on your contact list and sphere of influence to EXERCISE their GOD GIVEN RIGHT TO VOTE!!! If you need a little poem to get you going, the following was sent to me today in an email. I found it VERY fitting to not only remind all to vote but also to say

HAPPY HALLOWEEN!!!!!!

If we don't vote to get some changes in our current politicians, it could be one of the scariest things yet!!!

SEASON'S GREETINGS
T'was the night before elections
And all through the town
Tempers were flaring
Emotions all up and down

I, in my bathrobe
With a cat in my lap
Had cut off the TV
tired of political clap-trap

When all of a sudden
There arose such a noise
I peered out my window
Saw Obama and his boys

They had come for my wallet
They wanted my pay
To give to the others
Who had not worked a day!

He snatched up my money
And quick as a wink
Jumped back on his bandwagon
As I gagged from the stink

He then rallied his henchmen
Who were pulling his cart
I could tell they were out
To tear my country apart!

'On Fannie, on Freddie,
On Biden and Ayers!
On Acorn, On Pelosi'
He screamed at the pairs!
They took off for his cause
And as they flew out of sight
I heard him laugh at the nation
Who wouldn't stand up and fight!
So I leave you to think
On this one final note-
IF YOU DON'T WANT SOCIALISM
GET OUT AND VOTE !!!!

WELL, I can't answer that for anyone else but myself. This song, however, DOES say what and WHO this country SHOULD believe in and place her trust. Just listen and let the words sink in. I KNOW there will be those that argue, but let 'em. As one of my favorite verses states, and I'm paraphrasing, As for ME & MY HOUSE, WE will serve GOD ALMIGHTY!!! (Joshua 24:15)

WHAT IS EARNEST MONEY? Some buyers are confussed!

What IS Earnest Money?

Some buyers are confused! Aren't they?

How many times have buyers asked, "My earnest money is the down payment, RIGHT?" WRONG!!

Earnest Money is a good faith deposit but not to be confused with a down payment. When buyers execute a purchase contract, the contract specifies how much money the buyer is initially putting up to secure the contract, to show "good faith", and NOT to be confused with how much money they will be having to come up with as a down payment. Two very different amounts serving TWO very different functions in a transaction. An earnest money deposit says to the seller:

"YES, I am seriously (Earnestly) going to go forth with the process of buying your house so much so that I'm willing to put my money where my mouth is." This amount, although not part of the down payment,WILL go toward the amount the buyer will have to come to the closing table with. It WILL be credited to the buyer's closing costs. DOWN PAYMENT, on the other hand, is at a minimum, set by the lender in order for the buyer to satisfy their credit worthiness. That amount is based on MANY things and is usually set forth at the time the buyer is PRE-Approved for their loan.

REMEMBERING 9/11 - Today marks the eighth anniversary of the Sept. 11, 2001, terrorist attacks. For those of us living in and around Wise County, TX just a note that there are a couple of of events are planned today in Decatur.

The Wise County Veterans Group will host a memorial ceremony at 10 a.m. at the Veterans Memorial Park. Maj. Gen. Gene LaCoste, a 9/11 survivor, will speak. Also, a prayer gathering will take place at noon on the southwest corner of the courthouse.

I hope ALL in our country will take a moment at some point in your busy lives today, to say a prayer for our country, her leaders and all those families that are without a loved one because of what happened 8 years ago today. I hope we NEVER forget.

I have not been on AR for quite awhile now. LOTS of different reasons but mainly I needed some time to step back, re-evaluate my life, personal & business. Through out this time of soul searching, praying, meditating and just enjoying family for awhile, the one thing that struck me the most was I found out what holds me together.....LITERALLY!

In a recent Sunday morning service, this clip was played for us and nothing has struck me like these words. I have never been much into science and the study of the molecules, atoms, and that "stuff". It just wasn't something that interested me, so I left it up to those that were more interested/educated in that field. However, the "molecular" message in this clip is one that ALL can understand. If you are not totally amazed at the simplicity of these words AND the magnitude all at the same time, well, you just didn't listen close enough to the message.

I NOW KNOW WHAT IS HOLDING ME TOGETHER! The most amazing thing about this is, I don't know WHY I was surprised by this new found knowledge. I knew in my lowest points, HE brought me back up by making me look up. However, I think this is a message will leave even my unbelieving friends saying WOW!

Christmas Wish from the Past.

I have received MANY Christmas wishes through email and I love each and every one of them. One, however, really stood out in my mind and it was such wonderful sentiment. So much so, it made me almost wish that I could turn the clock back to a more simpler time where everything wasn't so "Politically Correct".

The Season is simply intended for one thing and one thing only....to celebrate the birth of our Lord and Savior. I wish we had more leaders in this country today that could stand up and shout it from the top of the Capitol Dome.

Through Jesus Christ the world will yet be a better and a fairer place. This faith sustains us today as it has sustained mankind for centuries past. This is why the Christmas story, with the bright stars shining and the angels singing, moves us to wonder and stirs our hearts to praise. Now, my fellow countrymen, I wish for all of you a Christmas filled with the joy of the Holy Spirit, and many years of future happiness with the peace of God reigning upon this earth.
