      <title>Optimistic Kauai Real Estate Update - Sales Increase</title>
      <description>&lt;p&gt;Kaua`i single-family home sales increased between October 2008 and October 2009 as well as between Sept. 2009 and Oct. 2009.&lt;/p&gt;
&lt;p&gt;Yes, it's GOOD NEWS! According to statistics from the MLS (Multiple Listing Service), the number of sales of single-family homes - island wide - went from 23 in Oct. 2008 to 32 in Oct. 2009. This resulted in a 39.13% increase when comparing '08 and '09 results.   Six sales took place in the Hanalei district, 11 in Kawaihau, 10 in Koloa, 3 in Lihue and 2 in the Waimea district. Sales volume of single-family homes jumped 57.66% between Oct. '08 and '09.&lt;/p&gt;
&lt;p&gt;Median sales prices for single-family homes on Kauai went down, island wide, from $515,000 in Oct. 2008 to $446,500 in Oct. 2009. &lt;p&gt;In September 2009, there were 16 single-family home sales - so in one month, the number of sales doubled.&lt;/p&gt;
&lt;p&gt;Condominium sales on Kauai also improved by 77.78 percent between Oct. 2008 (9 sales) and Oct. 2009 (16 sales). In September 2009, there were 13 condo sales island wide.  However, the median price of condominiums (island wide) decreased from $520,000 in Oct. 2008 to $395.000 in Oct. 2009 Perhaps the reduction in prices is what motivated buyers to make their purchases.&lt;/p&gt;

      <title>Kauai Lifestyle - St. Regis Princeville Resort Opens Its Doors 10/1/09</title>
      <description>&lt;p&gt;After closing approx. one year ago for renovations, the Princeville Hotel re-opened its doors Sept. 26th as the new St. Regis Princeville Resort.&lt;/p&gt;
&lt;p&gt;This afternoon (10/1/09) I had the distinct pleasure to attend the blessing/reception of the new St. Regis Princeville Resort. And, what an honor it was to be there.&lt;/p&gt;
&lt;p&gt;The energy &amp;amp; excitement from those in attendance was contagious. After a challenging year (for all of us), the enthusiasm and optimism was overflowing from Kauai's mayor and Hawaii's governor to all who were in attendance. It felt like positive change was taking place and provided hope for more good things to come.&lt;/p&gt;
&lt;p&gt;One of the most special moments of the day was the delightful performances of the Halau Ka Lei Mokihana&amp;nbsp; Leina`ala. These young girls' were captivating - bringing tears to my eyes (and to some others in the crowd around). It was a pleasure to watch them as they delivered joy to everyone's hearts.&lt;/p&gt;
&lt;p&gt;Watching sunset from the lanai at this establishment has always been a treat - one residents enjoy and one they love to share with their guests who visit. We welcome back that opportunity as well as welcoming a new era on the north shore. We look forward to better days ahead - here, across the Hawaiian Islands and on the mainland.&lt;/p&gt;

&lt;p&gt;Many north shore residents (and visitors) were happy to hear that the &quot;Happy Talk Lounge&quot; re-opened at the Hanalei Bay Resort. A favorite spot for watching incredible sunsets and hearing great music (from Hawaiian night to Jazz night), the lounge is open once again offering food, beverage and entertainment. Breakfast, lunch and dinner are available and they offer a &quot;to go&quot; menu as well. They are also featuring nightly entertainment including an Aloha Friday Happy Hour with Hawaiian music, Hanalei Hula on Wednesday nights, &quot;Kauai-it Music&quot; on Saturday, and Sunday Jazz night.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;MITZI GAYNOR RETURNS TO KAUAI:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Mitzi Gaynor will be returning to Kauai for the first time since 1957-58. Star of &quot;South Pacific,&quot; she is visiting the island to attend the 50th anniversary celebration of the movie (which was filmed on Kauai). Remember, &quot;I'm gonna wash that man right out of my hair?&quot; That was filmed at Lumahai. And, of course, who can forget &quot;Bali Hai is calling...&quot; (our Mount Makana at the end of the road)?&lt;/p&gt;
&lt;p&gt;Mitzi will be the leading attraction at two special events during her stay. One will be at the Grand Opening reception at the long-awaited St. Regis Princeville Resort. The other event will be presented by the Kauai Visitors Bureau. Entitled &quot;An Afternoon with Mitzi Gaynor,&quot; it will be held at the Kauai Marriott Resort &amp;amp; Beach Club. &lt;p&gt;&lt;strong&gt;PRINCEVLLE's MAKAI GOLF COURSE RENOVATION:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;An August update from the Head Golf Professional indicated that the opening of the course for play will likely be later in the year. The work on the Ocean Course was scheduled for completion last month with the grassing of #5. Then, the undertaking of grassing on #8 Lakes as #1, 2, and 9 have been completed and are in early grow-in stage. Irrigation, trenching, installation &amp;amp; &quot;buttoning up&quot; have been completed on the Lakes holes 4-7. As they move closer to the completion of the project, the courses will make a slow but smooth transition to maintenance &amp;amp; conditioning.&lt;/p&gt;

      <description>&lt;p&gt;One of my first posts on Active Rain &amp;ndash; about a year ago - was about &amp;ldquo;Shedding Light on a Dim Real Estate Market.&amp;rdquo; It was an attempt to get out there and provide some optimism in a market where the media continually promoted pessimism.  Today, I&amp;rsquo;m happy to say things are looking up. Perhaps you&amp;rsquo;ve read the stories I&amp;rsquo;ve read, but in case you haven&amp;rsquo;t I&amp;rsquo;m going to provide some more optimistic news - not based on my opinion, but on articles and other posts I&amp;rsquo;ve come across.&lt;/p&gt;

&lt;p&gt;In &lt;em&gt;The Wall Street Journal,&lt;/em&gt; journalist Jeff Bater reported &quot;New-home sales soared in June from the previous month, the third increase in a row and supplying fresh evidence the housing market is beginning to recover from its long crisis.&quot;  &quot;Sales of single-family homes increased by 11.0% to a seasonally adjusted annual rate of 384,000 compared to the prior month, the Commerce Department said Monday.       <title>Kauai Foreclosure Filings Lower than Other Hawaiian Islands</title>
      <description>&lt;p&gt;The national real estate research firm RealtyTrac reported that there were 816 foreclosures filings in the state of Hawaii in May 2009.&lt;/p&gt;
&lt;p&gt;Of the four counties they tracked, Kauai had the lowest number of foreclosure filings at 78. Honolulu had the most foreclosure filings at 399; Maui at 171;  and the Big Island at 168.&lt;/p&gt;
&lt;p&gt;RealtyTrac also reported a total of 49 foreclosure sales throughout the state for the month of May (286 year-to-date).       <description>&lt;p&gt;In the April 19th edition of &lt;em&gt;The Garden Island&lt;/em&gt; (Kauai&amp;rsquo;s newspaper), a &amp;ldquo;notice of foreclosure sale&amp;rdquo; was posted for 145 fee simple resort condominiums and 15 fee simple commercial condominium units at the Hilton Kauai Beach Resort in Lihue.&lt;/p&gt;
&lt;p&gt;As of April 20, separate from the aforementioned units, approx. 30 additional units are posted for sale on the Kauai MLS (multiple listing service). They are priced between $69,000 and $411,000.&lt;/p&gt;
&lt;p&gt;The resort is approximately 350 guestrooms and suites so this foreclosure sale is only for a portion of the condominiums. The 160 units will be sold in bulk, not individually.       <title>Kauai Real Estate Sees a Spike in Activity 4/8/09</title>
      <description>&lt;p&gt;Between March 31 and April 7, according to Hawaii Information Services, 16 properties closed escrow on Kauai. And, escrow was opened on 24 properties that received accepted offers. For the week before, March 23 and March 30th Hawaii Information Services reported 17 properties closed escrow on Kauai and 11 properties received accepted offers and opened escrow.&lt;/p&gt;
&lt;p&gt;While I can&amp;rsquo;t predict the future (many prospective buyers and sellers wish I could), I&amp;rsquo;d like to think that this spike in activity on the Garden Island may be an optimistic sign. Interest rates are still at historic lows and there is plenty of inventory to choose from. Not to mention, there's the first-time homebuyers credit (up to $8000) which serves as a good incentive for those that qualify.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;REO Properties&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While Hawaii doesn&amp;rsquo;t have as many foreclosures as some states on the mainland, many of you ask about what&amp;rsquo;s available.       <description>&lt;p&gt;I was thinking the other day of all the &amp;ldquo;talk&amp;rdquo; about social media. It&amp;rsquo;s the latest rage to be tweetered on Twitter, have a Facebook friend, or get LinkedIn. While social media continues to grow in popularity, and worthwhile for many reasons, let&amp;rsquo;s not forget about the good old tradition of social networking.  Yes, that&amp;rsquo;s right - meeting people face to face, in person!&lt;/p&gt;
&lt;p&gt;Before the Internet age, many professionals relied on getting out of the office to professional meetings to network, meet fellow colleagues and build relationships. Building relationships - that&amp;rsquo;s what it&amp;rsquo;s all about. And today, more than ever before, it&amp;rsquo;s as important to &amp;ldquo;meet &amp;amp; greet,&amp;rdquo; shake hands and have a personal conversation - not just one that&amp;rsquo;s typed in an e-mail.&lt;/p&gt;
&lt;p&gt;In an article published in &lt;em&gt;Pacific Business News&lt;/em&gt; (3/13/09), a Waikiki entrepreneur was quoted as saying &amp;ldquo;...hundreds of professionals [are] making time for midweek business networking events in Hawaii, a scene that has taken off in the last six months.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;In their book, &lt;em&gt;Marketing Your Consulting and Professional Services&lt;/em&gt;, authors Dick Connor and Jeffrey Davidson maintain that if you, &quot;Visit any metro area and attend a local meeting of the Red Cross, International Rotary. . . or other civic, professional, or charitable groups and undoubtedly, you will meet many of the area's most successful professionals.  Successful professionals know that giving of their time freely is an excellent  way to be of service to the community and to help build the firm.&quot;&lt;/p&gt;
&lt;p&gt;And, in their book, &lt;em&gt;Marketing Your Service Business&lt;/em&gt;, Jean Withers and Carol Vipperman explained, &quot;Joining just two organizations of people who might be prospective clients can provide referrals and new business.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;So, if you&amp;rsquo;re online typing away on Facebook, Twitter, LinkedIn, or whatever your social media of choice, good for you. However, don&amp;rsquo;t forget to put yourself OUT THERE in the public among potential prospects who might just appreciate meeting you in person, having the opportunity to shake your hand and laugh together outloud (instead of &amp;ldquo;LOL&amp;rdquo; online).&lt;/p&gt;
&lt;p&gt;There are MANY organizations available that hold networking events and/or need your involvement on a committee or council. Here on Kauai, there is:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Kauai Chamber of Commerce &lt;/li&gt;
&lt;li&gt;One of six Rotary clubs &lt;/li&gt;
&lt;li&gt;Zonta Club of Hanalei and Zonta Club of Kauai &lt;/li&gt;
&lt;li&gt;Kauai North Shore Business Council &lt;/li&gt;
&lt;li&gt;Kapaa Business Association &lt;/li&gt;
&lt;li&gt;Women in Business Roundtable &lt;/li&gt;
&lt;li&gt;And many, more. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Check out your community. In addition to your local Chamber of Commerce and non-profit organizations you may have numerous trade associations - from advertising and/or marketing associations to  real estate organizations. Check into what&amp;rsquo;s available to you and go meet some new faces - up close and personal. And, while you&amp;rsquo;re at it, HAVE FUN!  As the article in &lt;em&gt;Pacific Business New&lt;/em&gt;s put it, it&amp;rsquo;s &amp;ldquo;More fun, productive than cold-calling.&amp;rdquo;&lt;/p&gt;

      <description>&lt;p&gt;On Feb. 11, 2009, the &lt;em&gt;Pacific Business News&lt;/em&gt; reported that Hawaii foreclosures dipped in January. The article stated that &amp;ldquo;Hawaii ranked 30th in the nation for foreclosures in January, down from 29th in December 2008, according to the latest report from RealtyTrac.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;It continued on to say that the state had 337 foreclosure filings in January, down 32% from December 2008. &lt;p&gt;Back in December there seemed to be a surge of oceanfront single-family homes on the market along Kauai's north shore (between Wainiha and Haena). Now, a surge means 8 homes when previously there had been maybe one here and one there.  Now, the # has increased slightly.&lt;/p&gt;

      <title>Marketing in Turbulent Times - A how-to update 2/11/09</title>
      <description>&lt;p&gt;On 10/28/08 I posted &quot;Marketing in Turbulent Times.&quot; It was followed up with another post about &quot;7 Strategies for Email&quot; on 12/16/08.  Today, I'm offering five ways you can develop a savvy &quot;plan of attack&quot; when the economy is uncertain and your budget is tight.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;1. Send out an e-mail. &lt;/em&gt;Seven strategies for successful e-mail marketing were discussed on my 12/16/08 post. One of e-mail's competitive advantages is its &quot;... ability to help you protect your most valuable asset in a down economy: loyal customers,&quot; says John Rizzi, president and CEO of e-Dialog, a provider of e-mail marketing and database technologies for permission-based e-mail marketers.  Today, e-mail has reached almost universal penetration, with 97 percent of consumers and 94 percent of marketers using the channel (according to a study published by Forrester Research, Email Marketing Comes of Age). So contact those people you have relationships with or who have opted in to your e-mail list. It doesn't have to be a sales pitch&amp;mdash;and it's probably better if it's not. Simply provide some helpful information that is relevant to them, such as a monthly or quarterly newsletter.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;2. Join professional organizations.&lt;/em&gt; However, don't just pay your membership dues and walk away. Many people join organizations, then sit back and wait for business to come their way. Clients don't automatically knock on your door just because you've become a member of the local Chamber of Commerce.  I found when I volunteered to serve on a committee (i.e., public relations, entertainment, programming, event planning, etc.), or sat on the board of directors, that fellow colleagues discovered more about who I was, what my business was about and what my capabilities were. Then, many times, they referred me to others just based on their knowledge of me, not necessarily because they had worked with me on a writing project. Joining and actively participating in such organizations is a great opportunity to increase your network of contacts while being given the chance to share your expertise.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;3. Offer to speak in public. &lt;/em&gt;&quot;The best way to market yourself is to give yourself to the market. Expose yourself to your prospects,&quot; writes marketing professional Jeffrey Gitomer, author of The New York Times best-sellers &quot;The Sales Bible&quot; and &quot;The Little Black Book of Connections.&quot;  Call your local Chamber of Commerce, Rotary Club, business associations, etc. Many of these groups hold monthly membership meetings where professionals come in and speaks on a specific topic of interest. When I lived in Boulder, I presented at what the Chamber of Commerce called &quot;Brown Bags,&quot; speaking on such topics as &quot;AIDA: A Formula for Successful Copywriting&quot; and &quot;Surefire Steps for Writing Effective Print Promotions.&quot; Earlier this year, I presented a workshop about &quot;Marketing in Turbulent Times&quot; to the Kauai North Shore Business Council and later, presented tips from this topic to the Rotary Club of Kauai.  Sharing what you know increases your credibility regarding your area of expertise. Even better, appearing at meetings like these puts you among a circle of businesspeople who may eventually need your services.&lt;/p&gt;
&lt;p&gt;4&lt;em&gt;. Invite clients, colleagues and prospects to your speaking engagement.&lt;/em&gt; Here's a great opportunity to build client relationships and encourage enhanced relationships with prospects without using a hard-sell approach. By hearing you speak, they get the chance to learn more about you without feeling the pressure of a sales pitch. While you're sharing your professional knowledge in a relaxed, nonthreatening environment&amp;mdash;without the fear of losing a sale&amp;mdash;they're observing your expertise, confidence and poise.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;5. Write articles for business or trade publications.&lt;/em&gt; This helps increase your exposure, as getting published sends your name out to a broader audience while conveying your knowledge about a specific subject. It also enhances your professional reputation. Many publications will include your photo and phone number so readers may contact you. Then, after your article has been published, send copies to your clients, colleagues and prospects!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Maintain a Presence &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The list of cost-effective ways to market yourself goes on and on. From sending out press releases to local and trade publications to teaching a class or workshop about your area of expertise. As you try out all these ideas, you will come up with many on your own. Don't be afraid to test your own, as long as they don't work against your other attempts or risk annoying potential contacts and clients.&lt;/p&gt;
&lt;p&gt;Most important of all? Don't let people forget who you are ... where you are ... how you can be reached. Do what you can to maintain a presence. Stay in touch with your customers, be it via phone, &quot;snail&quot; or e-mail. Ask them what they want and need during this time. Remember, if potential customers are out there looking for your product or service and your name is visible, while your competition's is not, your marketing efforts will invite them to call you.&lt;/p&gt;

      <title>Kauai Lifestyle - A striking new year on the north shore</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Happy new year. Here on the north shore of Kauai (near the Haena area), my boyfriend and I ended 2008 with a bang - literally! At 12:30am on Dec. 31, 2008, our house was struck by lightning. Talk about a frightening experience.&lt;/p&gt;
&lt;p&gt;Kauai may be known for rainy winters, but thunder and lightning hasn't been a commonplace occurrence until the last year (maybe 2). This night we slept comfortably until there was the loudest explosion I ever heard. I compare it to what I imagine a bomb would sound like. My boyfriend looked up and saw sparks above his head falling from the roof (outside the window). All the power was out . . . phones were out . . . it was very dark and we could hear a hissing noise. What could be hissing we had no power. Couldn't be the amplifiers....was it the propane tank leaking? Talk about SCARED.&lt;/p&gt;
&lt;p&gt;The pipes under the house had burst! Well, with it pouring rain and the water meter way out on the road, going outside was not an option other than to assess the damage under the house. The thunder &amp;amp; lightning continued for about another 2 1/2 hours - loudly right over our heads. We could tell our neighbors had power. We were the only ones hit. It was&amp;nbsp;a petrifying 3 hours with an 80 lb. golden retriever shaking in our laps and the two of us very distraught, candles lit and flashlights close by. Called the electric company's 24 hour line and they thought we might need all our electrical wiring redone. Something that could not be determined until daylight.&lt;/p&gt;
&lt;p&gt;Later we learned from one neighbor that they smelled it, another neighbor said&amp;nbsp;that he'd seen 2 plumes of fire coming off our roof. Guess we were fortunate that there had been so much rain the fire did not last and we were safe. Luckily the next morning, despite the Hanalei Bridge being closed, we were able to&lt;/p&gt;
&lt;p&gt;1) check the main breaker outside the house, switch it and get our electricity back&lt;/p&gt;
&lt;p&gt;2) get a plumber out here to fix the water pipes. He said he thought the house shook so badly it caused the pipes to burst.&lt;/p&gt;
&lt;p&gt;3) assess that the lightning hit a tree, the tree's branch was touching our roof, went through the house and out the other house where it blew off the telephone box. There it was on the ground.&lt;/p&gt;
&lt;p&gt;The joys of living on an island and in a more remote part like Haena, means learning to adjust accordingly. Nothing happens too quickly. We were without telephone land lines for about 5 days (at least one of our cell phones got reception) and without cable/Internet for 4 days. A small price when you consider we were lucky and very happy to be alive. Found a couple of electrical outlets out of order, etc.&lt;/p&gt;
&lt;p&gt;Also, news travels fast on the north shore. The nice thing is knowing that if you needed help, your neighbors would be there for you. Kauai is wonderful that way, people rally around one another in a time of need. So, 2008 on the north shore of Kauai was striking and it did indeed go out with a bang. Here's hoping 2008 was safer wherever you are and that 2009 brings good days, happy days, good health and prosperity ahead for all.&lt;/p&gt;

The program allows residential homeowners &amp;amp; renters to have their electric water heater replaced with a solar water heater with no upfront cost.  &quot;The cost for the system is collected by KIUC on the monthly electric bill.... Participants will be able to choose to repay the cost of the system in 60, 120 or 180 monthly payments.&quot;&lt;/p&gt;

Here's the latest from the Makai Golf Course: &amp;bull; Earthmoving and rough shaping of the green, fairway bunkers and tee area on Hole No. 1 were completed recently. &amp;bull; The driving range rough shaping is in the final stages of tee&amp;amp;target green shaping. &amp;bull; Earthmoving underway on Hole No. 9 with tee shaping, bunker &amp;amp; earth mounding along Ka Haku Road. &amp;bull; Earthmoving from the west side of Hole No. 8 to the opposite side of the fairway is underway. &amp;bull; Construction activities will be relatively quiet between Dec. 22, 2008 and January 8, 2009. &lt;p&gt;Shane Victorino of the Phildelphia Phillies, Tyler Yates of the Pittsburgh Pirates and Kila Kaaihue of the Kansas City Royals were featured guests at youth baseball clinics on Kauai. Held in December at the Vidinha Baseball Stadium, the event was coordinated by Wade Yamasaki, athletic trainer for the San Diego Pirates. One clinic was targeted to children 8-12 years of age and a second focused on the 13-18 year age group. Kauai's youth were taught the fundamentals as well as advanced baseball skills such as proper throwing, catching and fielding, the art of hitting, the science of pitching, footwork &amp;amp; hand-eye coordination skills and much more. &lt;p&gt;2.	&lt;strong&gt;Tahiti Nui Restaurant &amp;amp; Bar&lt;/strong&gt; &amp;ndash; price $7 to $20.00. One of the landmark spots in the town of Hanalei. While Auntie Louise is no longer there running the show, it&amp;rsquo;s still a favorite among all who enter. Stop by on Thursday night and you&amp;rsquo;ll experience great music and may be treated to a hula performance.&lt;/p&gt;
&lt;p&gt;3.	&lt;strong&gt;Polynesia Caf&amp;eacute; &lt;/strong&gt;&amp;ndash; price $7.95 to $16.95. Gourmet dining on paper plates in Hanalei town. You place your order, then select a table where you&amp;rsquo;d like to dine outside. Bring your own bottle of wine if you like. No bar and no waiters/waitresses.&lt;/p&gt;
&lt;p&gt;4.&lt;strong&gt; Kilauea Fish Market&lt;/strong&gt; &amp;ndash; price $9.99 to $14.99. Located in Kilauea town on the way to the Kilauea Lighthouse. Mostly take out, but there is a small outdoor patio.&lt;/p&gt;
&lt;p&gt;5.	&lt;strong&gt;Kilauea Bakery&lt;/strong&gt; &amp;ndash; price $3.05 to $11.95. Enjoy scrumptious fresh baked breads and pizza in Kilauea&amp;rsquo;s Kong Lung Shopping Center. Place your order inside, then head to the courtyard with tables outside (limited seating inside).&lt;/p&gt;
&lt;p&gt;Check out the&lt;em&gt; L.A. Times&lt;/em&gt; article for more detailed information as well as more listings they included in spots like Anahola, Kapaa, Lihue and Koloa.  Whether you&amp;rsquo;re coming to Kauai to purchase real estate,or just want to kick back for a fabulous vacation, keep these places in mind for dining that won&amp;rsquo;t empty your wallet.&lt;/p&gt;

      <title>Marketing in Turbulent Times: 7 Strategies for Successful E-mail Marketing</title>
      <description>&lt;p&gt;In these challenging times, it&amp;rsquo;s more important than ever to stay in front of your customers. Pick up the phone, send a greeting, or consider e-mail. One of e-mail&amp;rsquo;s competitive advantages is its ability to help you optimize your most valuable asset - loyal customers - especially in a down economy.&lt;/p&gt;
&lt;p&gt;According to a study by Forrester Research, 97% of consumers and 94% of marketers are using e-mail. However, don&amp;rsquo;t get caught up in the excitement and start haphazardly zipping off messages just because your customers gave you their address.  Consider these 7 guidelines before you send out an e-mail and you&amp;rsquo;re bound to achieve success.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1) Get permission.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ask people to &amp;ldquo;opt-in&amp;rdquo; to your e-mail list. Collect their names online by offering a free report or newsletter. Industry statistics show that consumers who have opted in, buy 5-7 times more frequently than those who visit your site anonymously.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2) Don&amp;rsquo;t overdo it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Even when people have opted-in to your list, it doesn&amp;rsquo;t mean you should overwhelm them with constant messages. My criteria?  Send customers a message only when you have something of value to share with them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3) Give careful thought to your content. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;a. Choose your words wisely. Before clicking &amp;ldquo;send,&amp;rdquo; ask yourself, &amp;ldquo;Is the reader going to find this valuable?&amp;rdquo; and &amp;ldquo;Would I be happy receiving this message?&amp;rdquo;&lt;/p&gt;
&lt;p&gt;b. Start with a compelling or personal subject line. Like an OE teaser, your subject line should be meaningful or the message won&amp;rsquo;t be read. Make sure it doesn&amp;rsquo;t sound like spam.&lt;/p&gt;
&lt;p&gt;c. Talk to your customers in a friendly, conversational tone. Remind recipients that they&amp;rsquo;re getting this message because they gave you permission.&lt;/p&gt;
&lt;p&gt;d. Personalize your message. When possible, insert the customer&amp;rsquo;s first name in the greeting.  A personalized message saying &amp;ldquo;Dear Mary&amp;rdquo; works better than &amp;ldquo;Dear Friend.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4) Get to the point&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;bull;	Keep it simple.&lt;/p&gt;
&lt;p&gt;&amp;bull;	Make it easy for readers to determine what you&amp;rsquo;re offering them.&lt;/p&gt;
&lt;p&gt;&amp;bull;	Give them benefits&lt;/p&gt;
&lt;p&gt;&amp;bull;	Don&amp;rsquo;t forget a CALL TO ACTION. Tell them what you want them to do (i.e. reply with a &amp;ldquo;yes,&amp;rdquo; link to your Web site, sign up for an event).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5) Choose your time wisely&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Ask your customers what works best for them. Middle of the day is a good time (because people often have a lot of messages first thing in the morning). Some professionals say &amp;ldquo;try Wednesdays around 12:30.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6) Respond promptly to inquiries and questions&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Do so within 24 hours. Don&amp;rsquo;t ignore responses from customers. Call them if it&amp;rsquo;s appropriate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7) If customers ask to be removed from your list, remove them&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Don&amp;rsquo;t e-mail people who don&amp;rsquo;t want to hear from you. Honor their requests promptly. According to the CAN-SPAM Act of 2003, you must honor opt-out requests within 10 days of receipt. I say, &amp;ldquo;do it sooner.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Times may be challenging, but we&amp;rsquo;ve faced challenges in the past. Consider these 7 e-mail strategies and you may find they&amp;rsquo;re very successful in not only getting your name out there, but keeping your name in front of those people who count the most - loyal customers and qualified prospects.&lt;/p&gt;

&lt;p&gt;The north shore is favored by many for its lush hillsides and beautiful beaches. However, there&amp;rsquo;s only so much oceanfront and now is a good time to take a look at what&amp;rsquo;s around.&lt;/p&gt;

Still in the development stage, the plan would lower loan rates to approximately 4.5%, more than a full percentage point lower than prevailing rates for 30-year fixed mortgages.       <title>Princeville HI Community: Golf Course Renovation 11/25/08</title>
      <description>&lt;p&gt;For those of you who have been interested or already own homes in Princeville, HI, here&amp;rsquo;s an update on what&amp;rsquo;s happening in the community.&lt;/p&gt;
&lt;p&gt;You may already know that the Princeville Resort is closed for a $40 million renovation, but the Makai Golf Course is also getting a face lift.&lt;/p&gt;
&lt;p&gt;Golfers, here&amp;rsquo;s what&amp;rsquo;s happening (as per a flyer circulated in the local community dated Nov. 10th). Earth moving began in the area of the former practice putting green and #1 tees at the beginning of November. Further grading is going on at the #1 hole. The first green, surrounds and bunker complex shaping were schedule for the 2nd week of November with architect&amp;rsquo;s approval expected this week (I don&amp;rsquo;t know the status of that to date). Once approved, drainage &amp;amp; irrigation will be installed before final shaping and grassing of the hole.   When that&amp;rsquo;s complete, work will progress to the #9 hole.&lt;/p&gt;
&lt;p&gt;For those of you on Kauai, you are welcome to stop by the Makai Golf Course golf shop and view Princeville&amp;rsquo;s plans or ask questions about the renovations.&lt;/p&gt;
&lt;p&gt;In the meantime, for those of you still interested in single-family homes within the Princeville resort community, there are currently 60 of them on the market, priced from $645,000 (3 bedroom/2 bath) to $10,000,000 (4 bedroom/7.5 bath on 1.25 acres).&lt;/p&gt;
&lt;p&gt;For those in the market for a condominium, 157 of them are available in Princeville as of today, priced from $329,000 to $2,245,000 (ocean view).       <title>Kauai Real Estate Update for Hanalei &amp; Haena Single-Family Homes 11/20/08</title>
      <description>&lt;p&gt;When talking about Kauai real estate, it&amp;rsquo;s important to keep in mind that the island of Kauai is divided into 5 districts. Many people are drawn to Hanalei and why not? Great views, beautiful ocean, great surf, wonderful people, and more.&lt;/p&gt;
&lt;p&gt;However, when talking about Hanalei, keep in mind that the Hanalei &amp;ldquo;district&amp;rdquo; is one of those 5 districts and it covers the area from Kilauea to Haena. So, when you&amp;rsquo;re looking at property and it says &amp;ldquo;Hanalei district&amp;rdquo; that doesn't necessarily mean the home (condo or land) is in the &amp;ldquo;town&amp;rdquo; of Hanalei.&lt;/p&gt;
&lt;p&gt;Now that we&amp;rsquo;ve cleared that up... In looking at the MLS sales statistics posted for October 2008, they indicate that the median price for single-family residential homes in the Hanalei district increased 42.37% between October 2007 (when it was $737,500) and Oct. 2008 (when it was $1,050,000).&lt;/p&gt;
&lt;p&gt;I decided to take a closer look at &amp;ldquo;average&amp;rdquo; prices versus &amp;ldquo;median&amp;rdquo; prices.   Between Oct. 1, 2008 and Oct. 31, 2008, three homes were sold in the Hanalei district (two in Kilauea and one in Princeville). The average (not median) sale price was under one million (i.e. $985,833.33).&lt;/p&gt;
&lt;p&gt;Between Oct. 1, 2007 and Oct. 31, 2007, six homes were sold in the Hanalei district (one in Kilauea, 2 in Princeville, one in Hanalei, one in Wainiha and one in Haena) with an average price of over one million (i.e. $1,230,833.30). While the number of sales, between Oct. 2007 and Oct. 2008, went down 50%, the average sales price (not asking price) decreased by approximately 20% - even though the median price increased.&lt;/p&gt;
