Deal in Waipahu: A Short Drive West of Honolulu Gives You More for Your Money - 04/29/10 05:13 PM
I've currently got 94-1195 Hapapa St. (MLS # 1003714) in Waipahu on the market for a bargain at $564,500. This home was previously listed with another brokerage for $649,500! This is a deal priced to sell! Here's a little secret...you get so much more for your money if you're willing to drive just west of Honolulu. Waipahu, for instance, is only about 15-20 minutes west of Honolulu International Airport. If you're considering relocating to to Oahu from the mainland, this is a hidden secret. Not only do you get more for your money here, you also don't have to drive as far as Ewa Beach (0 comments)
First Kahala Kua Home to Hit the Market in East Oahu’s Secluded Gated Hillside Community - 04/18/10 02:19 AM
5231 Kuaiwi Pl (MLS # 1006735) is the first home to hit the market in Kahala Kua in over a year. Talk about low supply! The home was built in 2003 and featured in the April, 2004 issue of Hawaii Home and Remodeling in an article titled "Making Your Great Room Great." The views of the surfbreaks, the privacy, and ability to "Lock Up & Leave" for second homeowners makes Kahala Kua a special place. The construction is newer, prices are lower than Hawaii Loa Ridge, and it's actually closer to town!

Oahu Sales Volume and Prices Higher in March - 04/15/10 02:53 AM
The sales volume on Oahu continued to gain steam outpacing 2009 again. Single family home sales were up 32.1% and condo sales were up 36.4%. Prices were also slightly up with 4.2% appreciation on homes and 3.3% appreciation for condos. While volume and prices were heading up, inventory was down 23.8% across the board compared to March of last year. Sellers are also fairing better than they did a year ago, realizing 95.7% of asking prices for homes and 94.5% for condos across the board. In my opinion, this was driven by 3 factors: Lower inventory More buyers in the marketplace with the (0 comments)
Diamond Head Lookout within walking distance of Oahu property... I just saw a new listing pop up today in Diamond Head and the main photo in MLS was a picture of the coastline. The description of the photo said it was within "walking distance". Well, what do you define as walking distance? Read entire post → (2 comments)
According to an article in today's paper, Honolulu is ranked 6th in the nation for metro areas. The report was composed by the Brookings Institution. Coupled with low inventory, it will be interesting to see what happens. Will this drive our housing market or not? When the government money for first-time homebuyer credits is shut off at the end of this month, will housing slow and take the economy with it? Only time will tell... (1 comments)
Good Things Come in Threes - 04/08/10 10:22 PM
Good Things Come in Threes Did you know that you can find fee simple, 2 bedroom condos for sale in Honolulu with parking for under $300,000? 1. Plumeria Hale #1802 (MLS# 1002008) is located at 2630 Kapiolani Blvd. Recently reduced to $290,000, this one of the best centrally located buys in town. Minutes from the beach at Waikiki, the University of Hawaii at Manoa and walking distance to Market City Shopping Center with all kinds of great places to eat. This unit was completely remodeled in 2002 with a modern flair. I sold another unit in this building a few years (1 comments)
Aina Haina is one of East Oahu's Hottest Neighborhoods - 04/08/10 10:01 PM
We just closed on 898 Ailuna St. in Aina Haina for $780,000. Once we hit the market, my phone ran off the hook, and after back to back group showings, we had the place SOLD! Aina Haina in my opinion is one of East Oahu’s hottest neighborhoods. Nestled between the two luxury ridges of Waiaale Iki and Hawaii Loa, Aina Haina is a great entry level single family home community. I must admit, I may be a little biased in that I used to live there for 13 years. Not only is Aina Haina in a great location, there are several (0 comments)
