In April, the median sales price for a home on Oahu was $600,000, which was up 2.6% from the same month in 2011. Meanwhile, sales dipped 5.2% with 217 closed sales on Oahu.
The Oahu Condo Market Follows a Similar Trend The condo market followed a similar trend, with prices slightly up and sales slightly down. The median sales price was up 4.6% to $319,000 while sales were down 9.5% with 343 sales on Oahu. In the past year, there's been 25 sales in Aina Haina (roughly 2 per month) with an average sales price of $902,625. Today, there are 6 available listings with another 5 in escrow. The homes that sold took an average of 42 days to sell while those available today are averaging 45 days on market. Although sales of single family homes on Oahu in July were down 7% from 2010, Realtors on Oahu closed as many transactions as June with 251 sales. Prices were also down 2.2% from last year. On a brighter note, they took a tick up from June’s median price of $575,000. It also took homes that sell* an average of 34 days on market.

In April, we experienced one of the largest dips in home sales on Oahu in awhile.
This Honolulu home (MLS# 1014958) is priced at April's median price of $585,000
Existing home sales were down 19.6% from the previous year. Condo sales were also down 6.7%. On a brighter note, prices were stable as the median sales price on Oahu was up 3.5% for homes to $585,000 and down just 0.7% to $305,000 for condos.

You know the saying that goes "all is relative?" Relative to 2010, Oahu condo and home sales are in a slump. Existing home sales were down 2.4% and condo sales down 8.1%. The median sales price for homes were down 8.6% to $548,500 and condos were the glimmer of light up 1.6% to $315,000. That's the bad news.
The good news is relative to other parts of the country, our market is still "relatively" healthy. The average days on market for a home to sell in March was 41 for homes and 46 for condos. In addition, one strong sign for … (1 comments)

We just closed on 898 Ailuna St. in Aina Haina for $780,000. Once we hit the market, my phone ran off the hook, and after back to back group showings, we had the place SOLD!
Aina Haina in my opinion is one of East Oahu’s hottest neighborhoods. Nestled between the two luxury ridges of Waiaale Iki and Hawaii Loa, Aina Haina is a great entry level single family home community.
