Although sales of single family homes on Oahu in July were down 7% from 2010, Realtors on Oahu closed as many transactions as June with 251 sales. Prices were also down 2.2% from last year. On a brighter note, they took a tick up from June’s median price of $575,000. It also took homes that sell* an average of 34 days on market. *Homes that don’t sell aren’t factored into the 34 days on market stats. Resales of single family homes and condos on Oahu continued April's downward trend of fewer transactions in the marketplace. The bad news first: Single family home sales were down 15.3% and condo sales were down 10.3% in May. Median prices also stumbled from last year with home prices down 0.8% to $595,000 and condos down 4.9% to $290,000. In April, we experienced one of the largest dips in home sales on Oahu in awhile. This Honolulu home (MLS# 1014958) is priced at April's median price of $585,000 Existing home sales were down 19.6% from the previous year. Condo sales were also down 6.7%. On a brighter note, prices were stable as the median sales price on Oahu was up 3.5% for homes to $585,000 and down just 0.7% to $305,000 for condos. You know the saying that goes "all is relative?" Relative to 2010, Oahu condo and home sales are in a slump. Existing home sales were down 2.4% and condo sales down 8.1%. The median sales price for homes were down 8.6% to $548,500 and condos were the glimmer of light up 1.6% to $315,000. That's the bad news. The Honolulu Board of Realtors has released the latest stats for February. Condo sales were up from 244 to 295 resales, which represents a whopping 20.9% increase from the previous year! The median sales price of condos on Oahu also increased 7% over the same period from $299,000 to $320,000. Single family home sales were relatively flat with a 2.3% increase in sales volume from 177 to 181 homes sold. The Honolulu Board of Realtors recently released their stats for December and year end for 2010. Both sets of data ended on an upswing. oahu housing prices: Oahu Home Sales Down in October While Prices Stable - 11/24/10 01:58 PM
Perhaps I got ahead of myself when I said, "don't be scared of Oahu's home sales" last month. We are thankful this Thanksgiving for stable home prices on Oahu. In October, sales of single family homes were down 16.9%, and condo sales were down 21.3% from the previous year. That's the "scary" news. What isn't so scary, is prices are stable with the median sales price down just 1.4% to $595,750 for single family homes, and condo prices remained unchanged with a $300,000 median price. Many leading indicators last month from the Honolulu Board of Realtors statistics show our market on Oahu has been heating up for the summer. Selling More: Single family home sales were up 31.5% in May and condo sales were up 35.5% compared to 2009. Selling Faster: Homes only took 27 days on the market to sell, while condos took 28 days on the market. This is a big difference from 47 and 52 days, respectively, in 2009. Higher Prices: The median sales price for homes was up 11.8% to $606,000 and condo prices were up 4.2% to $312,500.

The Honolulu Board of Realtors' April 2010 stats are out and once again sales volume is up. Continuing on strong momentum from March, single family home resales were up 52% and condos up 48.3% from last year! Buyers took advantage of discounted prices as the median sales price for homes were down 6.2% and condos down 2.2% on Oahu. This has been a healthy market as buyers realize now is a good time to buy. oahu housing prices: Oahu Sales Volume and Prices Higher in March - 04/15/10 02:53 AM
The sales volume on Oahu continued to gain steam outpacing 2009 again. Single family home sales were up 32.1% and condo sales were up 36.4%. Prices were also slightly up with 4.2% appreciation on homes and 3.3% appreciation for condos. While volume and prices were heading up, inventory was down 23.8% across the board compared to March of last year. Sellers are also fairing better than they did a year ago, realizing 95.7% of asking prices for homes and 94.5% for condos across the board. The Honolulu Board of Realtors has released the latest stats for January of 2008. The median sales price of a single family home on Oahu is down 10% from the previous year- from $600,000 to $539,500 which puts us back to Feb./March of 2005 levels. The North Shore led the way- down 51.8% from the previous year. East Oahu held strong w/ a median sales price up 2.2% from 2008! Remember- ALL MARKETS ARE LOCAL What may be happening in one neighborhood might not be happening in another... Our median sales price for a condo is also down 5% from $324,000

oahu housing prices: What's Selling in Oahu? Homes $500-699k; What's not Selling? Homes above $1 Million - 11/27/08 12:55 AM
We recently got our market update from the Honolulu Board of Realtors from the 3rd Quarter of 2008. After looking at the stats, what jumped out at me are two things: 1. Single Family Homes from $500,000 to $699,000 are selling! 34.5% of all homes sold fell in that category. This was the largest category/price bracket followed by homes in the $700,000 to $999,000 range at 24.7% of sales. Meanwhile, when you look at the inventory in that same price range it encompassed only 29.8% fell in the $500,000 to $699,000 range. 2. Single Family Homes over $1 Million counted for

I just had a conversation the other day with a friend of mine asking "what do you think is going to happen to prices here on Oahu?" He said that a from all sources he's been hearing from "if Hawaii hasn't been effected yet, it will be" and that prices are "going to go down". Now, we all wish we had a crystal ball & could predict where prices are headed. If that were the case, we would all be very wealthy.... My response was, I wouldn't mind if prices went up or down.
