A potential buyer drives buy your FSBO or listing and sees the for sale sign. Curiosity is raised, but they don't want to talk to the owner or a sales person. They just want some information for now. Flyers are great, but they have to get out of the car and likely the nosy neighbors have already taken them all. The solution: Set up a recorded message that just gives information with an option to talk to the owner or sale associate. The best of both worlds. The penitential buyer gets the basic information and you are one step closer to having a buyer.
Many have heard of Talking House and other services, but what if you could get the added feature for FREE? Nice right? Well AMIC is currently providing this service Free to local Realtors and homeowners. AMIC has a dedicated 800#, 800-301-4400 which goes into AMIC's sophisticated phone system with special IDs set up for each property. The Realtors usually take a block of these numbers to track their advertising $$. They put the IDs in print ads, brochures, sign riders, etc. Any place they advertise the property they provide a Free 800# with property ID.
How does it work? After an ID is issued to a real estate agent or home owner, they can log into the system and provide a detailed description of the property. There is an operator set up for each client so a potential buyer can hit "0" at any time and be forwarded to the real estate agent's or home owner's preferred contact number. This is usually a cell phone. As an added bonus any potential buyer can leave a message with a preferred call back time at the end of the description. This is in case they want to talk, but not right now. This message is emailed to the real estate agent's or homeowner's email address.
In addition to the above you will be capturing the potential buyers phone number no matter what. That is because anyone who calls an 800# automatically provides the phone number. You CANNOT block your number when calling an 800#. This gives you an opportunity to contact even the warm leads that just call and hang up.
