The Best Salespeople Don't Sell Anything - 07/29/10 03:40 PM

The Best Salespeople Don't Sell Anything
The great 17th century philosopher John Locke believed that man is born with a clean slate: a tabula rasa. How and what he comes to think is imposed on him by others. What he reads, what he sees, and what he is taught all shape the person and his predictions about the products and services he buys...and those he rejects. Although Locke never would have thought it at the time, what he wrote has powerful implications for salespeople. Your customers and prospects do not have blank slates -- or as … (1 comments)

Two little words that are killing America - 07/23/10 11:44 AM

Via Amy Jones (Chandler, Arizona RE/Max Excalibur):
I've been wondering. How did we get into this mess? Foreclosure and bankruptcy are rampant and it no longer carries any social stigma because everyone's doing it. But how did we get here...really?
What two little words changed history forever and could eventually lead to the complete fall of the American empire?  What two little words that are causing America to self-destruct?
"Charge it."
There, I said it. How did it happen and which bank really started it all?
In 1958, one bank decided to offer the first official "Credit Card" that would allow cardholders … (5 comments)

On Becoming a Sneaker Warrior... - 07/13/10 09:24 AM

Via Lola Audu~Audu Real Estate~Grand Rapids, MI Real Estate:

The Project RED sneaker advertisement by Converse brand & featured in  (Vanity Fair magazine  (June 2007) captures my interest.
Re-defining Healthy Cultures...according to Converse:
"Healthy Cultures Nurture Creativity.  They help breathe life into the people who live within them.  They offer an array of perspectives to agree with, to fight against, to expand on or challenge."
"A Healthy Culture Welcomes Dissent.  Listens for the sound of new voices.  Supports original imaginations."
"Healthy Cultures are full of artists.  When hope dies, so does creativity.  When culture is lost, so is the Future."
"Indifference is the enemy.  … (2 comments)

Buyers, Do Not Assume that Every Home You Approach is Overpriced! - 07/09/10 09:44 AM

Via Jane Peters Los Angeles Living, Los Angeles Homes (Penn Properties):
It is in most people's nature to look for a deal.  Having lived in the Middle East I am certainly used to offering ridiculous prices straight off the bat, walking away, and waiting for the vendor to come running after me.  If you pay full price there, after walking away, the shop keeper will spend the next half hour rubbing his hands together in glee. It is not unheard of here now to try and get the price of something lowered, even in major stores, but there is no personal connection … (3 comments)

Reflections of Real Estate in Black and White - 07/07/10 04:23 PM

Via Lake Livingston Real Estate by Deb Brooks:
I was reflecting on past comments from my favorite people on Active Rain. I came across this one and decided to re-post. In the last year we have lost several of our favorite Rainers. Reflecting on their memories gives me joy.
Have you ever thought about just how powerful the word REFLECTION is?

Imitation is the Best form of flattery OR Re-Blogging a fellow Rainer's Post - 07/07/10 12:14 PM

Imitation is the Best form of flattery OR Re-Blogging a fellow Rainer's Post
Nothing is more flattering to me than when a fellow Rainer re-blogs my post! When you re-blog a colleague's post, you are saying, "This is great information - I couldn't have said it better myself!"

Not only do you get to share each other's google juice, but you are providing valuable information for your blog readers. When I re-blog a post, I preface it by saying, "This Philadelphia Realtor writes a great post about pricing your … (1 comments)

Michigan Laws Related to Mold - 07/07/10 12:12 PM

Via Jason Rose (www.123ConEd.com) (123 ConEd LLC -- Michigan real estate continuing education):
Are there laws in the State of Michigan related to mold issues?
It might seem surprising, but the State of Michigan does not have laws that require anyone to cleanup, remove, or report mold in any indoor environment.  Also, the State of Michigan does not have a program to address issues related to mold, other than to provide people basic information about mold clean-up.  Moreover, the State of Michigan does not certify or license contractors for mold removal.
Since 2002, the Michigan legislature has introduced six separate Bills regarding … (2 comments)

Can a bank go after a seller for fraud if the intent wasn’t to defraud the bank? - 07/06/10 11:31 AM

Via Todd Clark (Broker) (503)524-9494 (Beaverton, Oregon Real Estate Expert) (Capstone):
I had a client that was in the middle of a short sale when the bank started investigating them hard for mortgage fraud. Now when they filled out the loan documents, and signed at closing, all the information was true and they didn’t see any changes on the horizon.
Fast forward to today when they have lawyers contacting them daily and are threatening them with jail time for mortgage fraud if they don’t bring their account current and continue with this short sale. Now, what is happening with this couple … (5 comments)

Are More Renters The Key To The Housing Recovery? - 07/01/10 05:50 PM

Via Lisa Udy Realtor Utah Real Estate Specialist (Logan Utah Real Estate The Platinum Real Estate Group):
Original Source: Renters Key To The Housing Recovery

When economies fall on hard times, people start thinking more short term, and they struggle to live day to day. Today’s economy definitely fits into this category. Because people are trying to live day to day and are looking more short term, the housing market is in a shift.
Previous homeowners are losing their homes through foreclosure and job loss. People are leaving their underwater homes through strategic defaults to start over. These previous homeowners are in need of … (0 comments)

Selling your home? Tell a story. - 07/01/10 05:43 PM

Via Lori Cain - Midtown Tulsa Real Estate (Chinowth & Cohen Realtors):
Selling your home? Tell a story.
A Realtor who kindly mentored me once told me that when I was writing about a listing, "Tell a story." I didn't get exactly what he meant until I started keeping up with what he was writing about his listings.

Now, I give my Sellers a questionnaire of sorts to fill out. What do you like most about your home? What will you miss most? What are your best memories here?
You would be surprised what Sellers write, and they do write from … (2 comments)

Via Lola Audu~Audu Real Estate~Grand Rapids, MI Real Estate:
What does leadership require?  In an profession rocked by unprecedented upheaval, the importance of a good leader cannot be overestimated.  In May, I attended the Real Trends Leadership Conference in Dallas.  I was struck by how often the topic of visionary leadership was noted as being the single most important predictive factor for surviving the current chaos being experienced in the real estate industry.
A google search on the topic yields over 314 MILLION results!  This is definitely a hot topic in.  It is also a recognition that the role of leaders has changed … (2 comments)
