We read everywhere that short sales are on the rise. We hear and read on trulia and active rain that mortgage lenders are more willing to work with homeowners looking to sell their homes and negotiating a short sale settlement. These are all true from what I am currently experiencing, however we cannot lose sight on how these short sales are being handled. There are many competent short sale negotiators who will assist your Realtor or the homeowner work through the myriad of issues with short sales, however there are many unscrupulous ones as well. When considering a Short Sale, interview the negotiator (1 comments)
Short Sale Negotiator with a License. Attorney at Law - 05/28/09 09:58 PM
I have read many posts on ActiveRain about negotiators for short sales and the possible ethical issues as well as possible future litigation issues; From reading these posts I can understand everyone's trepidation with hiring a third party negotiator with upfront fees and even some with contingent fees. Well I had to write a post to all those, especially in New York seeking an experienced Short Sale Negotiator and Closing Attorney. If you are in need of a licensed Attorney to do your short sale negotiations contingent upon a successful sale please contact me. I have the resources and ability to (4 comments)
HAPPY MEMORIAL DAY - SAFE, PROUD and REFLECTIVE. - 05/22/09 09:27 PM
I just wanted to write this short blog to wish everyone a safe and blessed memorial day weekend. As most of us who are with our families this weekend or holding that open house that cannot wait will be remembering those who have sacrificed to keep this country free and great. I hope you take a moment and reflect on the good things you have in life and the good days yet to come. With this economic time and the thousands of foreclosures it may be hard to see a brighter tomorrow, but I hope you keep the faith that our service men no (0 comments)

What Have I Learned From Doing BPO's? Broker Price What? - 05/14/09 11:27 PM
As I sit here completing a BPO that is due for tomorrow, I sit and wonder what have I learned from my experience completing BPO's(Broker Price Opinions)? Well, a lot! I have learned that most banks really under value the worth of the product Realtors are completing and the type of work they are doing. This is reflected in the fee most realtors get for doing BPO's. I have not personally come across those aggressive asset managers who demand you to change your comps, actually my asset managers are quite nice and work hard at what they do. The fee is reflective to (0 comments)

Short Sale Mistake # 384, Sellers need to disclose Assets! - 05/10/09 11:59 PM
I just got a call from an agent who had a deal go south and it was as simple as having the lawyer ask the client if they had other assets. The intake on a Short Sale is very important. The finish line of a payday is not the only measurement of a successful short sale. Distressed home owners need good representation and a good intake is part of good representation. This can be either done by the Realtor working with the distressed home owner or the Attorney who undertakes the negotiation aspect of the short sale. Again I cannot emphasis (0 comments)
Short Sale Real Estate Lawyer. Short Sale Horror Stories? - 05/10/09 07:27 PM
SHORT SALE NEW YORK If you are like me and are deep in the Short Sale side of the Real Estate business you come across many horror stories. Families left high and dry by agents who have never completed a short sale, Attorneys who guess their way through the short sale process making families wait months and months and finally figure out they needed an authorization before they could speak to anyone at the Mortgage Company. I have been hearing all sorts of horror stories about short sales and that is why I am committing myself only to Short Sale Listings (2 comments)
MLS Information Form Fields Should be required. What is the Square Footage anyway? - 05/01/09 11:12 PM
I have been frustrated lately with the lack of information on my MLS. Basic information like square footage, number of rooms, bathrooms, driveways etc is very apparent. My MLS in Queens Long Island Board of Realtors does not make these entries mandatory since the Fields are not required to submit the listing. I believe that Fields such as Rooms and Square Footage to name two should be required. What is your point of view on MLS listings and how can they be improved? We do pay a large fee to have this service, should this service not be worthwhile instead of worthless (1 comments)
