I was just speaking to my husband this evening and he was telling me about one of his friends who will soon be moving to our area. His friend needs to sell his home that he had built a few years ago, which is a few hours from here in Cookeville Tennessee, and will transition to our area possibly renting until he gets to know the Cookeville area well enough before purchasing. His friend told him he was reluctant in speaking to an agent because he didn't know about real estate or what questions to ask. Ahhh, flashbacks came rushing in so fast! I remembered buying and selling my first home and how I knew nothing about Real Estate or what to ask, what to do, who to talk to.

So, for those who need a good Realtor(R) who will be a good listener, and very informative here are a few things that are important to ask if you need to sell your home:

Hello Mr./Ms. Real Estate Agent,

Tell me about yourself, your company, and your qualifications?
Tell me about your marketing plan and list to close procedures?
Will you provide me with a comparable market analysis of my home and estimated length of time homes are generally on the market in my area?
What things do I need to do as the home owner to prepare my home for sale and to get the best possible price for my home?
Will you place my home in local and internet advertising? If so, where do you advertise? I will need you to provide me with advertising in your local real estate books, papers, and popular internet sites and I would like to be informed of this in case I do not want my home listed on a specific site.
Do you put your listings in the real estate agent's Multiple Listing Systems (MLS) if so, what is the coverage area of this system? and of course, do you co-broke with other real estate firms to sell your listings?
Will you take pictures of my home inside and out and place these pictures on your MLS and internet sites?
Will you place a for sale sign on my property?
Will you take room measurements of my home to place on your advertisements and MLS?

Please discuss "agency" with me, I need to know what status of agency your company practices. Ovarian Cancer Vaccine...could this be a step to a cure?

As studies show each year about 25,000 women die in the United States from Ovarian Cancer. Each of us is touched by Cancer during our lives through battling it on a personal level, or having friends or family battle the disease. I was reading this article about a new ovarian cancer vaccine I thought I would share. It gives hope to all of us and our children's future to one day possibly live in a cancer free envrironment.

As this vaccine is not a cure, studies show it has been known to delay relapses for about 2 years from recurring patients. In the case study in this recent article, Dr. Odunsi reports that they are testing a vaccine that targets and destroys a specific protein found in adult male testes, but also in ovarian cancer cells. In the case study of 22 women, 70 percent had positive responses.

As we all know finding a cure is a slow process, but a steady one. I like ready these positive articles that gives people a chance to live cancer free.

As our markets are ever changing, it can be a daunting task for a real estate agent to keep up with the market, new regulations, etc. Some agents who jumped into the business when the markets were up are retiring their license now. Why, because in an economic downturn, there are many things to consider when you are an active real estate agent. You can no longer just post a sign in the yard and have the home sold by 5 o'clock. As a flood of homes hit the market, especially foreclosures, a real estate agent must stay on top of current conditions in his/her area to appropriately inform their client/customer. Supply and demand are of utmost importance in real estate and inexperience no longer can play under such tough conditions. In these times, rules and regulations are getting tougher, especially when it comes to lending and special stipulations. Here in Cookeville TN we have three systems to include Nashville,Upper Cumberland, and Knoxville. Having your listing on multiple systems is a better advantage to you. Sellers, also make sure your agent does heavy Internet and local advertising with Pictures and virtual tours. Don't be afraid to ask for a list of where the agent advertises. A saavy agent will most likely have this material handy for you to obtain in the interview. Also, don't be afraid to contact the agent's broker for additional information about the company and it's longevity in the local market.
Remember, a good agent doesn't have to be in the busines 20 yrs, but a good track record does count and a good company with years of experience puts you at an advantage. I have seen new agents do an outstanding job for clients, especially with a solid company to support them. Education is key to being a successful real estate agent.

FIRST TIME HOME BUYER TAX CREDIT.... FOR 2009

I know the big buzz is everywhere about the great tax credit for first time home buyers and I will have to jump in and talk about this great incentive too! Here is a simple run down of what to expect!

First time home buyers only
the tax credit does not have to be paid back
the tax credit is equal to 10 percent of the home's purchase price up to a maximum $8,000
The credit is available for homes purchased on or after Jan 1, 2009 and before Dec 2009
Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the tax credit.

Simply put, how this works:

To claim your tax credit, you will claim it on your federal income tax return. Specifically, home buyers should complete IRS form 5405 to determine their tax credit amount and then claim this amount on line 69 of their 1040 income tax return. No other applications or forms are required, and no pre-approval is necessary. However, you will want to be sure that you qualify for the credit under the income limits and first time home buyer tests.

For example, when you file your return next year, if you qualify for the full $8,000 credit and owe $1,000 on your tax return, you will receive a check for $7,000.

Burgess Falls State Park...Tennessee Living provides loads of fun!

As some of the natural hiking in Tennessee is not for the faint at heart...Burgess Falls isn't too bad of a hike. It is approx. 1.5 miles total and provides beautiful scenic overlooks and only a mildly steep trail to conquer before encountering the Big Falls which is very breathtaking. My family and I just went today and it took a little over two hours including small rest stops and a picnic lunch. Walking along side the Falling water river is beautiful and this time of year is amazing. As we just had a good storm front pass through, the river was ROARING and absolutely energizing to view. I suggest everyone put this hiking trip on their list of things to do in Tennessee.

DIRECTIONS: Burgess Falls is located southwest of Cookeville, Tennessee about 12 to 13 miles. From I-40 take exit 286 South and veer left onto Hwy 135. Follow until you come to the bridge which is over the lake, then turn right and follow the road to the park.

This State Park is for day use and closes at sundown. It provides large parking lot, picnic tables, pavilion, restrooms and play area for kids. You can fish, hike and picnic this area and enjoy the beauty of Natural Tennessee.

As you start at the trail head, you will need some good shoes as this is a natural trail that runs along the Falling Water River. The trail goes up, but is only steep in a few places. These semi-steep inclines have steps that make the ascend for the novice hiker easier to achieve. Resting benches along the way are perfect for those of us who only get our exercise by showing property. Pets are allowed on the trail and in the park, but must be on a leash. Kids are also welcome, but must be supervised by adult. My kids are 6 and 9, and both had a blast!

The one mile Ridge Top trail is very scenic with views down the canyon (I didn't make this trail)

For more information try the Tennessee State Parks Website. This is most fun for the entire family. Seasonal hiking hear will provide lots of different views and fun.

First of all, let me express my thanks to everyone who commented and felt the love for my friend Christina Williams, who recently passed away. She will always remain in our hearts, and one of the best "Active Rainers" here. Her blogs were awesome.

Second, I would like to express my thanks to two wonderfully special people in Waxahachie Texas. Their names are Pete and Mary Stanley. Just a few short weeks ago, my very good friend who worked at our local Title company had to move from here in Tennessee to Texas. Her husband got transferred. Due to our economic stress, his job was eliminated, but managed to lateral to a position in Texas. This was extremely hard for her and her family. As a native of Texas and knowing the area well, I ask her if I could do a referral for her. I immediately came here...Active Rain...Where else could I possibly find a referral?? Where else could I learn so much about an Agent? I looked up the area, and began to read profiles and blogs..Gee, when you do this, you realize what people are looking for in an Agent. This, not only helps oneself become a better agent, but also to really connect to those "people" not just a piece of paper on the other end. I saw Pete and Mary's profile, and was immediately taken. I never once looked at their "points"...No, I looked for what I saw were "genuine" folks ready to help my friend. Thank you Pete and Mary, for you did just that! Not only did my friend and her family find a great home, but great friends too!

In memory of my friend Christina Williams...

Remembering Christina...

After battling Ovarian Cancer and three brain tumors, Christina past away last evening. Her battle was long and hard, and she never gave up living and smiling. The people who's lives she touched knows her determination and love for all that is with God's creation. Christina is a true inspiration to people as she always had a smile for everyone. When I first met Christina, I saw her here on Active Rain. It was Spring of 2007, and we were both on the Tennessee front page at 8,000 points. As I began to blog on Active Rain, I would read other's blogs and especially noticed hers. Her content was inspirational and quite informing about our area and interests. Then, after a few weeks, her company closed and remembering that my broker had mentioned wanting to open an office in our neighboring town, I called her...It went something like this..."Hey girl, I know you don't know me, but I know you from Active Rain." We both laughed and the friendship was on. I am so glad she came to work with us and we became friends. During her battle with Ovarian Cancer, she would tell me to spread the word. She wanted women to know that your regular yearly exam (pap smear) does not test for Ovarian Cancer, but only Cervical Cancer. As a fund raiser for her, I remembered her wishes and began to spread the word. I have never felt so good about a cause before. I know if we can reach at least one woman in time, our mission will not be wasted. Bringing together people in love and friendship is who she was as a person. She loved selling Real Estate for that very reason.

Some facts about Ovarian Cancer:

Ovarian Cancer is the fourth leading cause of death among women
A Pap Smear is used to detect Cervical Cancer, not Ovarian Cancer
There is NO consistent and accurate screening test, however, a blood test to determine the level of a tumor called a CA-125 is available.
Only 5-10 percent of Ovarian Cancer is the result of inherited susceptibility gene. Most Ovarian cancers are sporadic, meaning they occur in women who do not have a family history of Ovarian Cancer.
Many people incur these symtoms: Abdominal pressure, bloating, discomfort, nausea, indigestion, or gas, constipation, diarrhea, or frequent urination, abnormal bleeding, unusual fatigue, unexplained weight loss or gain, and shortness of breath. While these symptoms are often acute or intense, they are not silent. Many of us experience these symptoms from time to time, do not be alarmed..It's when they persist or seem unusual that you should see your doctor.
Early recognition is the best way to save lives. Without increased education about Ovarian Cancer, many women and their doctors will continue to ignore or misinterpret the symptoms. Remember, early detection can mean a 90% and over survival rate.

As she departs from this life, I will remember her as she would turn around and giggle, and as she walks away she gives a wink and a smile and says....Later tater....

I dedicate one of my favorite poems to Christina as this reminds me of her individualism and wisdom..

THE ROAD NOT TAKEN..

Below is an old fable that always reigns true! Life is what we make it, so speak up and make the positive changes for yourselves!

A man lived by the side of the road....and sold hot dogs.

He was hard of hearing, so he had no radio.

He had trouble with his eyes, so he had no newspaper.

But he sold good hot dogs.

He put up a sign on the highway, telling how good they were.

He stood by the side of the road and cried, "Buy a hot dog, mister!"

And people bought.

He increased his meat and bun order, and he bought a bigger stove to take care of his trade.

He got his son home from college to help him. But then something happened.

His son said, "Father, haven't you been listening to the radio?

There's a big Depression on. The International Situation is terrible, and the Domestic Situation is even worse."

Whereupon the father thought, "Well, my son has gone to college.

He listens to the radio and reads the newspapers, so he ought to know."

So, the father cut down on the bun order, took down his advertising signs, and no longer bothered to stand on the highway to sell hot dogs.

His hot dog sales fell almost overnight.

"You were right, son," the father said to the boy.

"We are certainly in the middle of a Great Depression."

This fable appeared in American Metal Marketing, January 15, 1958.

DRIVE SAFE THIS HOLIDAY SEASON!

I had not heard this before so thought I would pass it on just in case you didn't know it either. For all of us who live more in our cars than at home, here is a good tip, so be safe this Holiday Season!

A 36 year old female had an accident several weeks ago and totaled her car. A resident of Kilgore , Texas , she was traveling between Gladewater & Kilgore. It was raining, though not excessively, when her car suddenly began to hydro-plane and literally flew through the air. She was not seriously injured but very stunned at the sudden occurrence! When she explained to the highway patrolman what had happened he told her something that every driver should know - NEVER DRIVE IN THE RAIN WITH YOUR CRUISE CONTROL ON . She thought she was being cautious by setting the cruise control and maintaining a safe consistent speed in the rain. But the highway patrolman told her that if the cruise control is on when your car begins to hydro-plane and your tires lose contact with the pavement, your car will accelerate to a higher rate of speed making you take off like an airplane. She told the patrolman that was exactly what had occurred. The patrolman said this warning should be listed, on the driver's seat sun-visor - NEVER USE THE CRUISE CONTROL WHEN THE PAVEMENT IS WET OR ICY, along with the airbag warning. We tell our teenagers to set the cruise control and drive a safe speed - but we don't tell them to use the cruise control only when the pavement is dry. The only person the accident victim found, who knew this (besides the patrolman), was a man who had had a similar accident, totaled his car and sustained sever e injuries. If you send this to 15 people and only one of them doesn't know about this, then it was all worth it. You might have saved a life. NOTE: Some vehicles (like the Toyota Sienna Limited XLE) will not allow you to set the cruise control when the windshield wipers are on.

In Real Estate, getting a flu shot is a good way to protect the self against all those winter time nasty germs floating around. I have been away from the Rain already for two weeks because I have been sick with a nasty cold! I hate to see what the flu would do to me this year! As soon as I am back on track, I am headed down to get my flu shot!

Some good protective tips to stay well this season:

Frequently wash your hands for at least 5 seconds with soap and water scrubbing your fingers and nails too.
When coughing, cover your mouth as not to distribute germs
Don't let the next door neighbor's sick kid come over to play..
Keep your "space" at an extra length during this time of year
Keep hand sanitizer handy or alcohol prep pads to disinfect public phones, utensils, etc.
Remember to sanitize or wash your hands after shaking others
After being sick, remember to replace or disinfect your toothbrush as not to re-infect yourself. Not sure, but I think you can boil the brush in water for a few minutes to kill germs
Keep your home surfaces disinfected with Lysol or like product.
Take your vitimin C and other natural immune builders...

Be safe and stay well this season!

Home Selling - Why are you having a tough time selling??

You have a fabulous home in a great location, yet it s been sitting on the market for months with little or no interest. What can you do?

Real estate is a fickle business with markets fluctuating according to season, the economy and supply and demand. All things aside, there will always be a need for homes as long as baby's don't stop being born!!

So, lets put your home in perspective...

One of the top reasons homes don t sell is because they are OVERPRICED. Many home sellers also mistakenly think padding the price of their home gives them an opportunity to negotiate down toward a more reasonable selling price. While this may seem logical, your initial high price may be driving away potential buyers put off by your over-valuation of your home. They may think your home is simply out of their price range, or that you are being greedy or unreasonable in your thinking.

It is important to price your house according to the market in which it is located.For example, the area/neighborhood plays a specific role in your homes value. Accessibility to schools, shopping is an important factor as well as high demand areas of your city/town. Additionally, if there are a lot of houses for sale in your neighborhood, it becomes a buyers market and you may not be able to secure the price you think you should get if your neighbors are willing to go lower. Finally, there are trade-offs when selling your house: a lower price usually means a larger market of potential buyers and a faster sale while a higher price means a smaller market of potential buyers and a slower sale. If you are determined to get a certain price for your home, you must be prepared to wait to get it.

Another reason your house may not be selling is exposure. Are you trying to sell it yourself? If so, it may be difficult to arrange showings around your work and family schedule, therefore limiting the potential for a sale. Listing your house with a Realtor (R) may give you the exposure boost you need to sell your home. Not only does a Realtor(R) have more flexibility in showing your home, he or she will also advertise the house and list it on the widely used MLS (Multiple Listing Service) website along with local and internet advertising.

Even if your house is listed with a Realtor(R), it may not be attracting buyersbecause of a poor or no photo on the MLS listing, advertising or feature sheets. Many potential buyers will dismiss a home as a possibility based on the impression made by the photo they see. Marketing is key with finding a good agent, so do your research...look around the internet, and local circulation...who do you see the most? It could be that simple.

Other issues to consider include:

Is your house clean and neat?This is vital to making a strong impression on potential buyers. Clutter is not desirable, so take time to sift through your belongings and get rid of the stuff you don t need or want. Throw out the junk and donate the rest of your unwanted possessions to charity. Even after going through your things, you may have too much stuff in plain view. Organize and color coordinate your closets and cabinets to fit and sharpen things up, and if you don't have enough room, buy some plastic containers and store the stuff you don t use very often in the tubs, which you can stack neatly in the basement/garage. This may be inconvenient, but it will improve the look of your home.

Curb appeal: does your home look neat and welcoming from the street? It is in good repair? Just like with photographs, your home is judged on its appearance from the street. Increase your chance of a buyer being interested by spending a few minutes ensuring your house looks great.

A dated home can reduce its appeal.Replace old flooring, apply new paint, and add a slip cover to your or unstylish furniture. Changing the hardware in your kitchen is a great way to modernize its look without spending a lot of money. A fresh coat of paint to the trim and doors with replacing painted over hinges and hardware makes an attractive new look.

Does your home smell fresh and clean to your friends? As we are used to the way we live, we are also used to the way our home smells. It is often times hard to detect "odors" that may affect the buyer's view of our home, so give it the "friends test". Also, we may love our pets, but not everyone does. Make sure kitty s litter box is fresh (and out of the way!), and that hair and musty pet blankets are out of sight. As mentioned above, smelly carpet isn't appealing. If your pet has soiled the carpet, it should be professionally cleaned or removed.

Buying a house for whatever reason should be a fun and exciting time.

Open houses can be an enjoyable and rewarding event, so make your next Open House excursion an accomplished one. Try to visit three or four different homes in one day. Here are some special things to look for when going to see these houses.

Take a notepad with you to each house and make a note of the address of the homes you visit. Jot down things you like and dislike about each house. This will help you keep track of which house is which. Note the nearby schools, the general neighborhood, commute to work, shopping convenience, and any other information that will help you decide on your choice of home. The commute to work is a vital piece of information.
Check the condition of the house, the road and the yard. Look at the area and make sure its suitable for your needs like for children, pets, etc. Listen to your surroundings to make sure the neighborhood noises are suitable for your needs.
Ask questions. If the agent is present, always direct your questions to him/her. If its for sale by owner, ask to make sure the people hosting is indeed the owners of the home and be sure to find out how long they have lived there, if at all. Find out all the little secrets about the house. Granted they will not always be straightforward. Have a memo of each inquiry. Put in writing all the answers, and then re-ask certain questions later to make sure of the certainty of the answers.
Going to an open house is a time-honored tradition. Open houses are for looking and sometimes even buying. With an important and expensive decision to make, it is better to research and look at all of your options. When venturing upon an open house, understand all the choices offered. Try not to be persuaded in making rash decisions. You have the option of looking, taking those important notes, returning to look some more, and even moving on if this house is not for you.
Get a Buyer's Agent to assist you. In attending a open house held by a Real Estate Agent, remember that the agent is most likely representing the seller. Having your own expert representing you is important for you to have the best possible clarification on the homes specifications and terms. If you do attend without representation, get the agents business card and details on the home to go over with your own agent later. a good agent is essential in the clarification of what you are about to purchase.
