let me know if you work for a builder

i want to hear from realtors who work for a builder, meaning you put together pricing for a client in one of the builders communities, sit at a model home, etc. what are you doing that is special to get people to build with you. any ideas on incentives ( free appliance package) discounts, free Ac. what are you giving away??? or enticing people with??????
