So, there are these homeowners who got curious last weekend about houses - even though they were perfectly happy in their Sylvan Park starter home, which they spent the past 4 years updating and expanding. They went to an open house on a whim and fell head over heels for the potential, new place. There's just one problem. They still own their current home and had planned to list several months from now.

Over the past year, selecting houses for our Thursday Preview Tour of Homes has been REALLY difficult. It starts Wednesday AM with bozTEAM agents sifting through hundreds of homes on an report, trying to find 10 - 20 great candidates for the tour.

If you'd asked me, "What's a short sale?" three years ago, I would have looked at you funny or quipped something whitty like, "10 days". Not because I didn't know, but because you most likely didn't need to.
There was almost no such thing in a market where the qualifications for loans and refi's was warm breath - where banks were willing to work with financially distressed customers or you could just cash out of your home in a matter of weeks with a willing buyer for a price over market value.

A speaker in a recent Real Estate Coaching Class commented that the past few years of real estate have been a little too easy on real estate agents. He went on to say that our listing skills might have gotten a little lazy and maybe we should re-evaluate...sharpen some skills that might be necessary for a changing market.
