10. When you work in your office garage, no one wants to come out there.
9. Your exercise equipment is close by if you want to work in a quick workout.
8. You don’t need to keep it nice for customers.
7. The lawnmower is close by so you can mow the yard anytime.
6. If it gets too hot, open the garage door.
5. If you have too many mosquitoes, close the garage door.
4. Dress attire is not a problem....you are in the garage for god sakes.
3. You don’t loose anything because it is all over the garage.
2. Your garage office takes on your personality...but I won’t get into that.

it is so hot in the summer time your office also serves as a sweat box for weight control.
 
Why would I want to be like my dog? On the surface it appears to be a pretty good gig. No bills to pay, no one to argue with, brighten everyones day, everybody happy to see me, and of course I have free run of the house with no responsibilities to maintain the house.


Dale Carnegie once said, and I am par phasing) your dog has unconditional love, your dog is very loyal, your dog is happy to see you, and most importantly your dog builds its relationship with you everyday.


There are some drawbacks, you can never learn to drive, you only get out of the house by bolting through the front door when it is open, you do your bathroom business outside, and of most obvious when  a dog meets a new dog they start their relationship by sniffing each others butts. I just don’t see that as the best way to meet your potentially new client.

I guess what I am saying is this, if we approach our professional life with each other the same way our dog approaches their our relationship then the term teamwork becomes very true. It takes all of use to make a transaction work. Work together, not as advisories. Your customers would be happier, your team of other agents, lender, and Title Company would be happier, and everyone benefits.

I can’t tell you how many times in my 33 years as a mortgage loan professional I have said those words. Lets face it, that is why you have your customers prequalified. In order to fulfill the American Dream prequalification is necessary.

What would you say if that statement was made because of excessive debt ratios? Probably not much because that is one of the reasons for a denial on a home loan application. If this denial was because the potential energy cost of the home was X, how would you and client feel now?


Senate Bill S.1737 does just that...requires the following:
Sensible Accounting to Value Energy Act of 2011 - Directs the Secretary of Housing and Urban Development (HUD) to issue guidelines for all federal mortgage agencies (including the Federal National Mortgage Association [Fannie Mae], the Federal Home Loan Mortgage Corporation [Freddie Mac], and any affiliates) to implement enhanced loan eligibility requirements, for use when determining the ability of a loan applicant to repay a covered loan, that account for the expected costs of energy at the property involved.

That’s right, potential light bills could have your customer denied. I understand the argument but think about this....if this is allowed then what is stopping our legislators to require trash pickup included? Require the creation of an escrow account to pay for roofs, water heaters, painting, and etc...I will also say the amount of foreclosures and delinquent loans due to utility cost probably make up for a small amount. Everyone lives differently. I am sure I don’t set my thermostat the same as my neighbor. They have three kids, I have one. I have my 84 year old mother living with us, she is always cold. I think you get the point.

Think about it....once we start down this road there is no going back.

Now we all know Tim Tebow is the starting quarterback for the Denver Broncos but lets stop an examine one of the most polarizing figures not only in sports but in the public eye.

First, I have never met Tim Tebow, never seen him except for Television, listened to interviews, in fact I did not even read his book. So why the comparisons, because it is not about Tim Tebow the Quarterback, it is about Tim Tebow the man.

In interviews I have watched it always appears Tim Tebow knows the right words to say, I am blessed to have great teammates, I am blessed for the opportunity, it's not about me it is the team, I thank the Lord to be blessed for the opportunities given to me, and what I can do for his glory.

When I examine these qualities I wonder if it is real or a front to keep his real life a secret. I have no idea but for today he appears to be a well rounded, spiritual, confident, and caring person. 

Those are qualities we look for in all people. People are flawed, we all have our histories. In a customer service world we should and most do strive to service the customer above and beyond. You know the saying, "under promise, over deliver.". These qualities in any person is outstanding but when you deal with the public they are necessary. I am not speaking from a religious, moral, or judgmental position. Just a view point to which we should strive for the benefit of the customer.

The story here, there are many loan officers in the mortgage lending field. Don't gauge your loan officer on their "willingness" to do what ever is needed in order to close a deal. Determine the loan officer gauged on history, interaction with your customer, how dedicated to their profession, determination to take care of the relationship, and the forthright manner of their communication.

We all want referrals from previous customers, let first set the standard, then through hard work, dedication, and confidence we will accomplish these goals for our customers, our companies, our families, and then us.

If you have seen the newest Geico commercial the Gekco is on Geico Radio Show. The caller says that he just did an online quote in 5.12 seconds...wants to know if that is a record. The host pulls up a large dotmatrix generated report that has this info and states it is not a record, was beat out by 8 seconds. The caller then asked well what if I was with one hand...and the host changes pages to that set of records.

To me the message is how fast you can get a quote and how the company is advanced that a quote can be done in seconds by anyone.

I think it plays also how ridiculous some reports can be. So is this a helpful report? Reports are different for everyone and every business but here are few items I believe you must have:

First ask yourself what you are really trying to learn. Second, where is the best source to obtain that information. Third, if you need your IT department involved to have this report created sit down with them and explain what your want. Fourth, listen to what they say...because they are familar with the system it is possible they may have a better idea to collect the data. Fifth, when the report is created review it, be assured you can actually use this report and it does not become just another stupid report that no one will review. Six, use it and share it...you never know what can come out of using a report that is useful.

I don’t consider myself an environmentalist but recently I did trade in my Chrysler Hemi V-8 for a Honda CR-V mainly for the gas mileage. As gasoline prices are at or over $3.00 a gallon the time has come for me to conserve more. Yes, I even have a recycle bin at my home now.....so use the paper wisely and produce good reports...save a tree....oh my did I just say that outloud?

Valerie Smith, In Loving Memory, November 7, 1958 - January 1, 2010


 
On January 2, 2010 I received a call from older sister that my sister Valerie had passed away suddenly. With that news I took my mother and off to Houston, Texas we went.

I would like you to know my sister. She was my younger sister and did all the things younger sisters do. Growing up she was the rebel....although her rebellion was always viewed "funny" and I never understood that....but again younger sisters get that pass.

My sister grew up, married, had one child (Brittany), and divorced. Not unlike many people we all know. Brittany was the pride of her life. They were not only mother and daughter but best friends, very much like my older sister and her daughter as well. Brittany grew up, went to college, and graduated with a degree in forensic science. Valerie was so proud, but then she was always proud of Brittany.

My sister worked for Home Depot in the accounting department. She was born in El Paso, Texas, grew up, and lived most of her life in Texas. She was a quiet person, but one with a big heart. I never heard her speak ill towards anyone, if she was your friend you had a friend you count on. If you lost her trust, well that was another thing...all I can as is good luck on winning it back. 

My sister was a simple person with simple needs. She never asked for much. In her passing she did not want a service or any major production, just a simple cremation and family gathering which we did. Valerie would have loved how we honored her memory and how we will continue to honor her memory going forward. I am so thankful I told her I loved her the last time we spoke.

Most of all, I am thankful for having such a sister like Valerie. She was a wonderful mom, woman, co-worker, and sister. We will miss her very much but she will always be with us.

Every year at this time of year we all start talking about the things we are thankful for and how much we love our families etc. This year is no exception.

I was looking at my facebook page and reading many of the post talking about what they are thankful for. I even responded to a post about what was the most memorable Thanksgiving for you. After doing that I looked on my Twitter page to see if there was anything I should read about the there it was....South Carolina Unemployment rate now 12.1%. It hit me like a ton of bricks....12.1% of my fellow South Carolinians are experiencing a Thanksgiving that many of them did not experience last year.

It saddens me when I think what my fellow South Carolinians must be experiencing. It reminds me of what I really should be thankful...not just having a job but having all the things around me that would help through a time like that...my family. I am so grateful for my loving and caring wife who accepts me for me and still loves me regardless of my short comings, to still have my Dad, my Mom, all of my sisters and brother, my children, and my granddaughter. If I was experiencing any trauma in my life, these are the people who would be helping me standing beside me.

So this Thanksgiving I am truly thankful for the little things in my life that make my life so full, the love and support I receive from my family. My hope, simple...that the 12.1% of unemployed South Carolinians have the same love and support from their families. With that, they can overcome anything.

One of the many nice things about living in the Charleston, SC area

 

This might date me somewhat but I want to draw your attention to an event that happened with very little fanfare of discussion. It is a further example of the change that surrounds us daily and how it goes unnoticed.

November 17, 2009 marked the end of the FHA Streamline refi. Although technically we still have a FHA Streamline product here are a few of the changes:

Old FHA Streamline allowed for No appraisal, no max LTV, no income verification, no asset verification, credit scores unimportant, fast closings. If you had an FHA mortgage and wanted to lower your payment without going through the entire verification process you could. It was a very consumer friendly product.

New FHA Streamline allows for a new appraisal (not required but "advised"), 97.75% max LTV, income verification, asset verification, credit scores do matter, must be able to qualify, no fast closings.

In 1988 FHA eliminated its non-owner occupied loans. Then in December 1989 FHA eliminated its non-qualifying assumable mortgage. I can remember the discussions that took place among loan officers, how this would change the landscape of FHA loans, the advantages of FHA mortgages. Well, 20 years later it turned out FHA probably did the right thing and the program has continued to assist buyers with limited cash on hand and good credit. Somehow I can't help but think the impact of the "New FHA Streamline" will have a different affect. How different, only time will tell.
